Absolutely the worst place you could rent from. Living here literally caused health problems and a perfectly healthy person because the condition is so poor, the landlord is literally a fucking joke. After you move out, she blocks you so she doesn't have to give your security deposit back. The actual management northern management doesn't answer the fucking phone either. Never ever will I recommend anyone to ever live here I would've rather lived homeless under the bridge than at the village ever again. If I could give this place less than one stars, I would.

Our…read moreapartment was dirty and gross when we moved in, and maintenance issues were never taken care of in a timely manner. When we were getting ready to leave, we were told we didn't need to clean the carpets since they were going to be replaced, but we got charged with a carpet cleaning bill anyway. Our neighbors were always having parties that spilled into the hallways and other units, but the management wouldn't do anything, just told us we would have to call the police to have anything change. Parking was a joke, half the lot was always filled with cars without permits, but no one ever got ticketed or towed. I know this is just cheap student housing, but even students deserve respect and decent living standards, neither of which happened at the Village.

Apartments were ok. Overall, it's big and affordable but you get what you pay for. Also, just to…read morenote, the listed "3 bedrooms" are 2 beds and an office NOT 3 beds. Theres some partying and noise issues, not great area for kids as the nightlife is loud and during the day neighbors prefer practical silence, but to be expected given the location. Mice are bad in the garages but I never had an issue with them inside. Maintenance always fixed any issues I had but I will say that they never once cleaned up after themselves afterwards. The neighbors smoked cigarettes in their apartment so there was a lingering smell, washer and dryer aren't worth the cost- it's your typical cheap apartment, but not too much complaint about the building. BUT. As I see everyone else has already stated, and still holds true, Rebecca Bond is truly the issue with the apartments. The property manager is selfish, uncaring, and flat out lazy. It also unfortunately sounds like me being white spared me many more potential issues with her. She's truly downright rude and doesn't care about anything as long as she doesn't have to get out of her cushy chair. She fakes extra nicey nice but trust me it doesn't stick long. She's a pathetic excuse for a manager and for a person. Despite the flaws of the apartment, I would've stayed had it not been for her attitude.

Having lived in the Michigan Terrace 'wing' of the Village Apartments, the first year was decent, and the manager (Jeremy) was pleasant at least. However, the apartments have paper thin walls and floors, collects dust easier than a library, and the parking situation (which was already commented upon) was ridiculous. When the new leasing agent Rebecca Bond took over, things went from bad to worse. Complaints were ignored, maintenance requests usually were not fixed in the first couple visits, and when dealing with her, the general impression I got was that she was either very racist, or one of the rudest individuals I've ever met. I had trouble with a neighbor on the first floor who was Caucasian, and when the neighbor constantly began harassing me (leaving trash in my garage and mailbox, and even breaking the mailbox, pounding on walls, swearing, etc), I complained to her after it got really bad. She assured me that she would take care of it, and nothing was ever done. As soon as he complained about me, however, she quickly evicted me. When dealing with the move out process, all I wanted was to move out quickly and quietly. However, when my co-signer play peacekeeper and went to ask if anything could be done, she began threatening him with a lawsuit without any provocation. When I asked if I could stay an extra day to move out, she insisted that I pay $12 per day. At first, I began moving out with success, and realized I needed a few more days. I tried to get ahold of her, but it was impossible as she never is in the office after noon. Then, she decided to switch the locks. When I called her up, as soon as I mentioned my name, she put me on hold for five minutes. When she came back on, I asked "Is it possible for me to get my stuff out? The locks have been switched and I just want to get the stuff," to which she responded: "I just want you to go away." I asked about the security deposit, and she began a long speech which I had trouble understanding, and when I asked if she could repeat it, she said "No." The following morning, she called me up at 8am, and said that she would move all my stuff outside the apartment. I asked if the door could be left unlocked for a day for me to collect my belongings, to which she said "No." I told her I had my clothes still inside, and did not want to get it mixed up. To this, she said "No, that's not possible." When I got there at 2pm, an hour after she said they'd move the stuff, I found 2 big trash bags awaiting me. This was unusual, especially seeing I had packed (and left) at least 6 bags. Everything inside was in a mess. She threw in dirty dishes and opened food items in with important documents. My posters, which I had neatly folded, were crumpled up in balls and chucked inside. A lot of my belongings were missing, and most of the stuff here was junk. In case you think this may be the neighbors that stole my belongings, the apartment was around a corner, which meant the 'bags' would be out of sight unless someone intentionally walked towards the apartment within the building. Also, packages for myself and others have been left for weeks at a time outside front doors, with no one ever stealing anything. I simply find it hard to believe that all of a sudden, someone would steal from garbage bags left outside a 'hidden' door. If you decide to move in here, I hope you are prepared to live in a dirty, dusty, paper thin apartment where you can hear everything being said below and beside you. I also hope you are prepared to deal with what may be the rudest (or most racist) individual in town! P.s. If you'd like a laugh, go on to the Village Apartments section of the apartmentratings website, and tell me that the majority of 'positive' reviews don't look like they're written by the same person (e.g. clusters of positive reviews around the same date after one single negative review is posted, oddly high praise of "R.B," and blaming the tenants for all problems)

This review is from a 6 year tenant who had ABC rental as their middle man…read more Wausau is grossly monopolized by this rental company. Almost to a point you will not be able to find any rental property from a private renter within Wausau's city limits. Back in January of 2019, they used to send physical walkthroughs at the start of every year, but must've just said "fuck it" during COVID. in 2019, a lady from their company did the last walkthrough we had until we moved out in July of 2023. We had documented with her that the basement downstairs, which was poorly designed when we moved in. The tub had tile that met directly with wood that was rotting when we moved in and progressively got worse. I am no carpenter and with the terrible design, the wood began to rot and the tile began to break. The ventilation in the bathroom was never fixed and they ignored requests to clear out the air ducts as it had not been done since we moved in back in 2017. The bathroom was so poorly constructed and missmanaged that the tempered window in the bathroom shattered from the build of condensation. Black mold began to take shape and they ignored it, only to fix it when we moved out and then later charged it to us so we received $0 of our security deposit after paying $1450/mo+ rent for 6 years. If you go through them and want things fixed, you will have to take full control of the situation because do not expect them to follow up with any sort of gumption or haste. Idk laws very well, but I don't think any state allows a rental company to let black mold build up for 4 years after it was reported. Rent is expensive through them, don't expect any deals, don't bother cleaning your place as best you can or wasting any effort while moving out, they hire a company to re-clean and charge you for it anyway. And also how convenient everyone? The exact amount to fix and clean everything came out to exactly my security deposit after I asked for an itemization list! Crazy! I would not recommend working with these clowns as it's a circus.
