First and foremost, every positive review is from someone who does not actually live in Spokane,…read moreand all but one are live in California. Reported to Yelp, but once again they do not care about fake reviews. The management team are in step with the parent company that is getting sued for several different kinds of fraud. They lie about things, take forever to fix things, and the main property manager, Megan is very often not in the office. Whenever she is in, any time you bring up a problem she says she has to consult some other "team". She basically smiles and thinks she can get by with a pretty face and not actually "managing" anything. Anna, her assistant, literally makes things up to avoid doing anything until you catch her in the lie and then she says she will reach out to her boss, Megan. Who never gets back to you. Two of the most unscrupulous and ignorant people I have ever met. People are allowed to leave piles of garbage outside their door for days at a time, and the managers do nothing. Noise complaints, they don't care. Non smoking enforcement, don't care. Looking forward to the day when the parent company gets soaked with judgements for fraud and other abuses. You seriously do not want to stay in these apartments.

Stay clear of this property at all costs. Both the managing company and owners are the absolute…read moreworst. The management team is exceptional at one thing and that is covering for one another...hmm and playing dumb. They are manipulators, liars and at the same time very educated in violating fair housing laws on a regular basis. I was in a position where I needed to extend my lease by a month till my new apartment was ready which was cleared by a member of the management team. On the last day of moving out, I was locked out of my apartment. I contacted Anna that day to which she said there was a clerical error on their end. She told me to come in they would grant me access to the apartment so I could finish moving. When I arrived, I was told by a different manager that I would not be allowed into the apartment, and the reminder of my belongings were in the back office. In between the hours of 4:00Pm the previous day and 9:00am that morning, they emptied the rest of my belongings with some of the items thrown in the dumpster. I drove over the apartment prior to going to the office just to make sure there was nothing at the dumpster and sure enough that's where I found some of my belongings. When I asked about my belongings, they told me the TV was the only item in the apartment which was a complete lie considering the fact that I had just finished taking pictures of my belongings next to the dumpster. This all happened on a Thursday and by the following Monday, there was someone new in the apartment, which is remarkable since the flooring and carpeting was bad when I moved into the unit and I lived there for four years. Unfortunately, at the same time this was going on I had something else of greater importance in life I needed to address which made this matter quite insignificant, otherwise I would have hired an attorney. I moved into the complex under a different owner however the new owners and the management company are both crooks and that is a common theme for all the apartment complexes they are involved in Spokane. I could share about the time where we had no running water from Christmas Eve to New Years Eve to which we were told we were more than welcome to utilize the gym if we wanted to shower or a rent increase of $900 when renewing a one-year lease. KEEP AWAY...DANGER DANGER DANGER.

BEWARE! SHADY STAFF!!!!! If I could give zero stars I would. I don't have anything negative to say…read moreabout the complex as we were only there for a year BUT the staff is just awful. We had just signed our 2nd-year lease for renewal but shortly after signing(literally 5 days) our offer got accepted on a house we were looking at. Now you're probably thinking why sign over a lease when you knew you were putting in offers? Well, the market was crazy last year and still is but it was a bidding war. We probably put in 10 offers and had no luck. With that being said I had sent an email to see what our options were since I didn't want to continue for another 6 months knowing we have a house now. They told me well you either find someone to take over your lease, pay $2000 plus rent to leave or you can go monthly and pay an extra $600.00 per month. They also told me if I did the lease takeover I would not get my deposit back (Which I was okay with, as it went to the new tenant.) I told them I would do the lease takeover for now and if at the end of January I didn't find anyone if I could just pay the extra in rent at the end and they agreed, GREAT!!! I posted my apartment on Facebook, Marketplace, and other groups I could find for rentals. I had multiple people tell me they were interested and I referred them to my apt # when applying. I had reached out every day to see if anyone had put in an application and their answer was always no. When I would follow up the next day they would tell me they received an application but they can't get through and if I can contact them... Why would I have to contact them? Isn't that what you're getting paid to do? Anyways I told them I didn't have their number and if they can continue to reach out. I moved out on January 22nd and turned in my keys. When I was in the office I asked if anyone turned in an application for my apartment # and she instantly said no. She didn't go look at the computer or applications. I knew at that moment something shady was going on. Tammy reached out to me on January 28th about my apartment and asked if it was still available and I told her yes. Please send in an application and apply with this apt #. She messaged me back saying my apartment was no longer available. WEIRD. Why wasn't I informed? In my eyes, I technically had until the 31st to have someone do a lease takeover. I sent them an email informing them that someone had reached out about my apartment and someone told them that it was no longer available and you referred them to another unit #. I am asking at that point did someone else rent it out because I was never told otherwise. They responded we got it figured out... What does that mean? I resent another email asking which person because she is telling me something different. They then said someone else had put my apartment on hold and Tammy was looking at renting 2 places and doing 2 lease takeovers.. A month goes by and they send me my move-out balance. On my statement they said I owed $1800 and that I didn't pay for January's rent, they tacked on some utility fees(which I paid for under my name), carpet cleaning(which I had a receipt for), and some random "damages". At this point, I was pretty livid and told them that all the information was incorrect and she apologized and it was all incorrect they do see my receipts and now my balance is $565 for the difference in rent since "No one" took over my lease. I drove my ass to that apartment complex and knocked on my old door and guess what a gentleman opened the door, I had asked him about a package that I "accidentally" had shipped to my old address, then asked him when he moved in and he said the first week of February. So not only are they trying to charge me an extra $560 but they did do a lease takeover, someone moved in right after me, they kept my $400 deposit and have yet to return it to me, took that person's deposit, and sent me to collections. Refer to Tammy's yelp review on 2/4.

Pros: 1)Reasonable rent, pet fees, and safety deposit…read more2)Renters were usually pretty friendly 3)Staff was friendly 4) It's really close to parks and a walking trail. 5) It's really close to a farmer's market. Cons: 1)They lost my application fee because someone in the office misfiled it. 2) No one picks up their dog's poo, and the office doesn't enforce it. 3) Parking is a nightmare! People park in the fire lanes, in front of hydrants, and basically anywhere they can squeeze their car. 4) It's basically on the railroad tracks, and those tracks are used at ALL hours of the day and night. You might want to bring earplugs. 5) Because parking is a nightmare, I had to rent a garage. The problem is that people were parked in the fire lane in front of my garage so it was almost impossible to get the car in and out. I had called about this problem so many times I lost count and staff did nothing to permanently fix this problem. At one point the only way to get my brand new car in was to actually cause a foot long scratch against the wall so bad the paint completely came off. So, I took my chances with the parking lots, hoping to get home in time so I wouldn't have to park in the fire lanes. 6) When you move out, they basically want you to do a professional cleaning before you check out. What normal people call "wear and tear" they see as "dirty" and "damaged." They will charge you tooth and nail for something they should legally have professionally cleaned anyway. The pictures they provide as "evidence" don't actually show any damage. Please stay away from this place. It's really not worth it.

UPDATED 9/2/17: We…read morecalled to inquire about the refund of $300 which were taken together with the application fee and the deposit. I called 2 hours after we were approved and they said that we would not be able to get the $300 back. The only way would be if we did not get approved. Also, the sprinkler system is terrible. Damaged the electrical system of our motorcycle. Caused us another $300 to fix it!! We called the office and they only thing they said is for us to put the bike in a covered garage which added MORE ADDITIONAL FEES to our bill! 10 more months to go on our lease!! ___________________________________________________________________________________ It has been one month today since we moved in. These are the questions I wish I had asked before moving in as I am stuck with trying to make the best of our 1 year lease. Please keep in mind that the $300 admin fee is just the application fee and is NON-Refundable. It doesn't make sense to pay for the admin fee BEFORE the admission process. It certainly does not make sense to do so BEFORE looking at the contract agreement. I would ask to look at the leasing agreement before applying (before you pay the $300) and then get ready for a lot of add on fees. The sign outside says "Brand New Apartment" but it is really like-new. Our carpet, stove and washing machine were definitely not new. We do not have a garbage disposal. Dog friendly seems to just in regard to breed. No behavior assessment or proof of vaccinations were required for our dogs so I am hesitating to introduce them to the other dogs just yet. Regardless of the poop prints, people still do not pick up after their dogs. Not everyone respects the lease rules. The dog park appears clean until you get inside. Pro: The area, for the most part, is quiet. The maintenance people are super nice and friendly. Parking is not a big issue. The neighbors are certainly the best part of living here.

Steer clear. Not just another greedy complex, but one that discriminates against individuals with…read moredisabilities. I have a debilitating autoimmune disease, and after a serious complication with my spine that could cause paralysis and needs surgical repair, I reached out to the office with a letter of accommodation from my physician requesting a ground floor unit. Going up and down the stairs is excruciating and dangerous for me, and there are no elevators. To start, I was only sent units that were far larger and more expensive than my current unit. I made it clear that I couldn't afford anything beyond the amount I was already paying, but talked down to by the leasing agent. Her tone was rude and condescending, and when I pointed this out, I never received an apology - she simply stopped replying. I then had to go on Zillow, and look at which units were available since none of the reasonably priced ones were sent to me. I found a ground floor unit that was much more accessible, and reached out to see if it was still available. On May 7th, I was quoted $1400 for it, which is $40 less than what I currently pay. I agreed to transfer to that one, and the lease was sent on May 8th. Upon review, I noticed that the lease had an amount of $1440 on it, rather than the $1400 I was quoted. I reached back out to the manager thinking this was a mistake, and he instead said that market rates just so happened to change on May 8th (the day AFTER I was quoted $1400 in writing) and was asked if I still wanted to transfer. I responded stating that they needed to honor what I'd originally been quoted, and was told they'd have to "run it by upper management". This was absolutely intentional. They were hoping I wouldn't notice the higher price, because they're so worried about losing $40 a month. Being disabled in this country is so hard as it is, and The Homestead has done nothing but show me that they do not care about my quality of life or accessibility. People frequently abuse the disabled parking spaces, and residents aren't allowed to reserve them. My upstairs neighbors have also been a nightmare, and even after multiple complaints with videos of them making noise at 2am, nothing has been done. Just save yourself the emotional and physical distress, and live somewhere else. You never know when you'll end up sick or disabled, and the last thing you want is to have to worry about is what I'm going through. Now I have to get my attorney involved and take legal action just to have a home that suits my needs. I'm so exhausted, in constant pain, fighting a broken healthcare system, and struggling to make ends meet. Thanks Homestead team.

Its getting to the point where I'm about to ask eagle pointe to pay for my kids' replacement shoes because it's freaking GROSS. I look like a psychopath screaming "there's dog poop there!!!" Every time the kids play in the mornings. Literally get your crap together. Get it together. Also everybody from the apartments who parks on the street throws trash in my yard. I don't buy fruit roll ups and I don't drink soda out of the can, yet we've found plentiful amounts of this junk in our front yard. To start off, the office manager is extremely rude and extremely sexist as he seems to only want to ever work with my husband. God forbid you hang decor on your front door because the will make you feel extremely uncomfortable in your own home if you do. Next, the fire alarm was going off in my neighbors unit when they were away, DONT CALL MANAGEMENT, he said "we'll have you checked the batteries" and was extremely disrespectful, don't waste your time just call 911. Moving in we were told the carpet was brand new because of the previous tenant but i believe they are charging carpet re do fees for everyone and not actually replacing it, I say this because as we do this for a living, I noticed there was cat food in the seem of the carpet on the right side of the AC (YES, BEFORE WE BROUGHT OUR CAT HOME THIS WAS DURING WALK THROUGH) Extremely dissatisfied, don't live here. Thankfully I was able to get in touch with the Spokane County Commissioner as this place is moldy, deck floors falling through, horrible management. Also, don't listen to their "20 days notice" because they will charge you for rent either way, just stay there and finish till the month is over and keep it for yourself because you will be paying for them to just get another tenant in the unit!
