Wow. Where do I even start? I would give zero stars if I could. My partner and I are from out of state and currently looking for a home place to call home in CA. Upon our initial application, we were notified that we needed to verify his ID, which we are unable to do, given the fact that we are in another state. I had asked if we could do the verification through a zoom call and was denied the request. We were told that since we were unable to do so and that our move in date was too far out, that we would need to reapply for a unit a little closer to the date, to which then the application was denied. Cool. To my luck, a unit opened up closer to our move in date a few days later. I applied again, only this time, knowing we wouldn't be able to verify my partner's ID in person, I decided I would apply for the unit by myself and add him onto the lease when we arrived. My report stated that it would take up to 10 days for approval. Given that this is a very time sensitive matter and we are slated to move in a week, I have called every single day from the time of the application, consistently leaving voicemails to get someone on a phone to speak with me, up to the 10th day for an update. Crickets. I've even gone as far as to send an email inquiring about other additional questions I had. Still nothing. I then receive an email on the 10th day from their Supervisor stating that just because I did not put my partners name in the 2nd application, it did not change their decision about the first one. I have been diligent in trying to reach out all throughout the 10 day application period and have not gotten a single phone call or email back. You would think that they'd be more helpful in finding solutions to accommodate a couple moving from a totally different state instead. In addition to this, I had reached out to ask for clarity about why I was getting denied for my second application and was unable to get an answer. There's homeless that come in and out of the apartment complex. Very unsafe. We moved within 6 months

I lived here for 2 years. When I first moved I believed it was a pretty decent place to live, wow did that change. Upon moving in we were told, there is guest parking (not true) we were told there was security patrol at night (not true) my car was broken into several times, manager Katherine did not care. The management team is very unprofessional, speaks very rude to their tents as if you are not a resident in good standing. Beware of the of homeless people on the property or sleeping in the community lounge area. On the weekends the dog park is full of dog poop unclean area. The building fire alarm is always going off. Be aware of the coyotes roaming the building and raccoons. My overall experience wasn't good especially when you are paying damn near 3,000 to live there. The manager Kathrine has a very bad attitude and very rude. I moved out after 2 years, didn't receive a move out inspection, but yet I get a letter stating I have a move out balance of 241.00 with no reason or explanation. please don't waste your hard earned money? it's not worth it. read more

If I could give this apartment complex 0 stars to leave a review, I would. I went to visit a tenant who recently moved in, and they informed her that guest parking is in the front that does not have any type of sign in front of the parking spot. When I went to leave, my car had been towed, because I had been parked in that parking spot for over an hour during the day. There is no sign that tells you how long you can park there for, or if you can't. It cost $350 on the same day to get your car released from the towing garage. Not to say all cars have been towed from this apartment complex, but when I went to get my car, there was over 50 cars in that garage in new condition that was towed. Not cars that have been in an accident or were in bad condition. I truly believe that this apartment complex and the towing company work together as a scam to get money. DO NOT LIVE HERE TERRIBLE. Apartments are nice on the inside but outside is not a good neighborhood. There's no guest/visitor parking unless it's after working hours (9am-6pm) which is 4-6 parking spots for all the apartments. Ridiculous. If you do park during there business hours they'll tow your car without a warning. It's a $350 impound fee to get the vehicle. They tell you to parking at Dennys but Dennys does give you written warnings on your car not to park there. All around of the outside of the complex are homeless people. Break ins to vehicles are normal. Homeless people come in through the vehicle gate and steal people's packages. There's so many add on fee which is crazy it ends up being an additional $200-300 from your flate rate. There's no elevator access if you live on 2nd or 3rd floor. Overall it was a terrible experience amenities are not worth it San Pedro has newer apartments buildings that have way more amenities and no inconvenience or worries about visitors vehicles being towed or broken into. read more

Poorly managed apartments! Overrunning trash. Constant Methane alarms going off all throughout the night. Fire department has to come almost daily and don't have proper access to main building to turn off alarm. Constant Package theft. Landscrapers blow dirt unto patio. Main gate often not working properly. No longer have access to main office facilities such as pool table and community room. I've been living at Solimar for almost a year and I used to love living here but now it is a nightmare. Cons: you will never be able to have a guest park at your complex, the guest parking is minimal about five spots and they're usually filled with people that live here abusing the parking. I've talked to the management about this multiple times (both new and old management, ( Louie ) and they say that they are going to do a query to see who spots belong to who and handle the situation but nothing has been resolved and I continue to see some of the same two or three vehicles parked in guest spot over and over again. The trash is constantly overflowing. The overflowing trash dumpster attracts critters such a skunks, which end up spraying leaving a foul smell in the apartment community. Animals get into the trash ripping it all over the place. The newest problem is the methane alarms are going off daily multiple times a day including in the middle of the night. The noise is screeching and unnerving, the fire department has had to come and turn off the alarms multiple times a day and they're so tired of the problem happening that they're not even coming anymore, leaving a screeching alarm that's deafening to the ears and at a dangerous decibel. I talked to management today and they said they're aware of the problem and are working towards a solution but when I ask for compensation for the rent since this is such a disruptive situation and they said that they were not going offer any compensation because they've been working on the problem. When the alarms go off you're supposed to be evacuate the building and call 911. It's sad people are standing outside holding their babies and dogs screeching and screaming all while the management is comfortable in their office not having to hear the sounds. I'm currently writing this review from Panera bread because the noise of the alarms blaring are deafing and so disturbing and I could no longer take it. Since the new management has been here 25 to 30% of my packages have been stolen. While writing this review I got a call from management letting me know I have a package in the office that has been opened! If you move here and there's a problem there's is no recourse; management doesn't really seem to care that there's a problem they don't have any solutions or apologies to offer. I'm sure somebody will comment below to reach out to them to let them know what my concerns are but these are my concerns and if you want to contact me I'll be more than glad to discuss them. Better yet why don't you respond publicly with what you're doing to fix the problem instead of a generic response. Also people do not pick up behind their pets! I had to wait three weeks to get my washer machine fixed. The ants have been recently out of control! Pros: solimar is a beautiful property if it was well-maintained and it had a good management it would be a good place to live. Until these problems are addressed I highly advise you to rent somewhere else!!!!! You will be miserable in a beautiful place if you live here! read more

The units are nice but office staff is horrible..I called many times about the daily car washers. I'm.not happy to wake up on a Sunday morning with the noise of pressurized car washers followed by the chemical soap smell filling in my bedroom. I have an expectant wife and called the office many times. We were simply ignored. It has been 1 month and a half since we moved in. So far we have been assisted by (Christian) at the front office with any concerns. He is great he has helped us with new tenant questions and is very attentive. We are seeing now that the guest parking is an issue and is always occupied by renters from Apartments. Also as I took a walk around I have seen that the dog park is not clean residents have not been picking up after their dogs, although we do not have dogs the smell hits us before actually getting to the dog park. Just this week alone we have had a lot of Maintenace happening which is good but the gates are open so therefore random people start walking in and we have seen at least 3 homeless using chill out spots. Which is not cool. Hopefully the concerns can be addressed. Other than that very quiet place. Neighbors are nice. Very nice apartment units. read more

I agree with all of the recent reviews of this place! We were one of the first tenants when they began leasing in 2016. FPI Management has the absolute worse people to deal with. It is impossible to reach anyone by phone, promised call-backs do not happen and expected fixes take FOREVER! It's so sad to have to knock on the office door to be "greeted" by a security guard who may or may not agree to let you in. I have been waiting since July to sign a new lease..."we are having trouble getting it into the system", however, there was no problem raising the rent and putting that into the online payment system. After talking with several residents, this appears to be the norm. I'm looking forward to leaving in a few months, and I highly expect to not get our security deposit back. Caution: Renters, Move Here at Your Own Risk! I'm writing a lengthy review because of this. I lived here for over 4 years and when I first moved in, it had everything that I was looking for, except enough guest parking. Over the years we've had many different managers, the best were Jon and Misty. They came in and made sure the building was always clean, power washed the sidewalks and buildings, painting, etc. In February 2022, they were let go when a new company, FPI Management took over, and that's when things started to go downhill. This company and team do not do anything for their tenants. They want to put everything on past management, but that is not the case. FPI management came in and decided to change things, and not for the better. We have been locked out of the clubhouse, which now you have to pay to use it, when it use to be free for anyone to go inside and use the pool table or hang out with friends unless someone reserved it for an event. Also, there's chains on doors to the gym and the pool gates, giving tenants one way in and out, which is a real safety hazard. They got rid of the security that use to be for the renters, but they have the audacity to hire security for their front office personnel during the day because they are worried that the tenants will come in and complain that they don't answer their phones. My washing machine ended up breaking and after maintenance did a quick look and said nothing was wrong with it, an hour after they left, it started to leak water bad, which I took a video. After calling the office several times, it appeared from the way they were speaking to me that I was lying about it, so the entire office staff took a field trip up to my apartment to see what was going on with it and after looking at the washing machine, and my video, then they agreed it was broken. Unfortunately for me, it took them almost 3 months to replace it and for my trouble of not having a machine, having to go up and down a flight of stairs, with my laundry, detergent, fabric softener, dryer sheets, and at times bleach as well, I was given a $50 visa gift card for my troubles. SMH. Now they did offer me an old one out of an apartment where someone had moved out and I said no. I don't want a used one. Then there's the light fixture outside of my unit front door that went out and that took about two months to fix. So I had to buy a light from Amazon to place outside my door since it was pitch black going up and down the stairs. I was not only worried about my safety at night but my neighbors as well. I decided to Get Out of this NOT a Luxury Home! When I moved out of my apartment, it was in great condition, as I had it professionally cleaned. The day I had my scheduled walkthrough, no one showed up nor did they let me know they weren't coming. I took several pics and a video and I had to keep calling the office manager Katherine and district manager Jon to get it rescheduled. In the end, management decided to keep my deposit and they're saying that I owe them money for painting/carpet, which is all part of normal wear and tear, fixtures and several other items. This is unbelievable. I'm so glad that I took pictures and videos of everything before moving out. Do Not Fall for the five-star reviews on here. I would really suggest not moving here. If you have $3,000 to spend a month and don't care about your safety, the front gate always open from being broke, the fire department coming out and have fined them for violations, trash overflowing, no guest parking, unprofessional office staff, untimely replacement of broken apartment amenities, then this is the place for you. But if you care about those things, you value your money, time, and overall sanity, then PLEASE, take your money somewhere else! Respectfully submitting, the truth! read more

I have lived here 3 yrs & the new management team here is horrible. I called the office today to ask 1 question & yet another new person answered & she came off very RUDE from the start. She kept cutting me off & didn't answer my question... if she would have just listened at the beginning of the phone call she would have know I was just trying to asking a question. I've been getting my packages stolen this is an issue that's been going on it's not the 1st time this has happened. It's been the 5th time to be exact. I've contacted management about this situation all the time that my packages are getting stolen while I'm at work. Management hasn't done anything about it management just brushes me under the rug by asking me what's my number and she will contact me later and that later hasn't came it's someone that inside the community that's stealing packages quote on quote management says "she doing the best she can they even hired security " when security is just hanging out in the couches in the recreation room. read more

The parking situation is awful. My kids Grandma can't even park. I am horrified by the staff stalking my mom. They can't even make it so packages get to you. The Last email I got said that they sent it to the wrong address by accident. DO NOT MOVE IN HERE. I had several people that reached out to me after my last review, and expressed the same things that happened to them. Don't waste your money here, just go down across the street to Portofino or Pine Creek--at least you get your quality of service. The management team at Solimar ( Traci and Elida ) have made our renting situation super easy. They are always willing to help whether it's dropping by the office or calling. The landscaping at Solimar is very well kept. My guests always comment that there is a resort feel with all the palm trees and plants. Having a pool, parking, a wash & dryer (IN UNIT), a dishwasher, a balcony, and heat & AC is a major plus here. I recommend checking it out. read more

I keep getting phone calls from this apartment complex and I have never lived here before. I've called the office multiple times. I've called the 816 phone number and the mailbox is full. I have also contacted the 299 phone number and they are never available. When they call it sounds silent like, maybe an entrance gate and it's very annoying. Can someone please contact me immediately! I have attempted to visit once, and while waiting for somewhere to park, i over heard conversations of residents living off of fake credit scams (CPN). The manager Eli is so kind and waves/small talk when we are out walking our dogs, however the other manager Traci is so rude and not helpful... the apartment is beautiful but i was told by spectrum that i live in a "wifi dead zone" so the entire time I've lived here (over a year) I've had horrible wifi even though i pay for the most expensive package. There is not another wifi provider in the area so there's nothing i can do. WFH has been extremely difficult my meetings are constantly dropped and the wifi connection doesn't even reach back to my bedroom) There's also Hardly any guest parking so if you have friends or family i highly suggest you look somewhere else... your friends/family will get towed. read more

One of the best apartment living space in LA. Price is affordable and the space is very open and modern. You get your own garage and outside parking space. That helps a lot especially living in LA. Guest parking is limited as it's always full. But managers are willing to help if it's full. I would rate this at its best if more guest parking is available. The complex feels more like a condo so everything felt more private and no disturbance between neighbors. Gated community felt safe and quiet space. Managers are always available and quick to help with any issues (although I didn't have much at all.) Would highly recommend! read more

If I could give this property no stars I would. Some other people have mentioned the turnover rate of its staff; it is very much the truth. There were a few people who provided excellent service but once they left, it went downhill. The parking is a JOKE! If you have guest stay, and you are lucky enough to find parking, they can only park for 24hrs. My understanding is, no weekend guest and if so they have to move their car because the developers messed up parking with about 200 plus spaces. You will see how people try to park two cars to one space because their aren't many available. It's an additional charge for their mistake; a month. BTW since most residents have 2 and 3 cars, you might to be put on a waiting list. (Lame) I will say, the maintenance staff is helpful. They reply quickly to a problem. Downside, they had to move out my washer/dryer which scratched the floor and when they said they would replace it, they haven't. It's been over 4 months now. The pros and are the pool, spa, and mini gym. They also have a coffee machine but make sure to bring your own cup. They never have any! There is a dog park available but dont plan on your dog getting much exercise; it's more of a poop and go because of size. I'm glad they have something, just wish it was a little big bigger and that they would spray it down because its astroturf. I have one more year and dont really plan on renewing. A gloomy frown is permanently plastered on her face and she gives off the ugliest vibe. Her customer service level is outrageously nonexistent!
