In addition, there was water entering the basement due to improper grading -- something that was also never mentioned in the inspection. As a new homeowner, I relied on this inspection to identify major issues. This is my personal experience, others may have had a better one.

As we did the walk through with him, he provided a number of very helpful suggestions, but felt that the house (from the 1860s) was in very good shape. In addition, unlike many other inspectors, he is an engineer and was able to provide guidance on structural matters (which fortunately was fine). He produced a 168 page report the following day (with lots of pictures), which also included a summary. We found him very knowledgeable and helpful, and highly recommend him.
