    My experience with these guys was 100% positive. They sell the house and also do the property management, and that makes it very convenient. What I also liked is that the tenant is already living in the property before we close the deal, so right away our property is cash flowing. Throughout the whole process and to this day Smartland people have been very helpful.

    The Condo Management Company of America, has been nothing but troublesome. Both managers I have…read moredealt with, mostly Mike, I'm assuming, i never know who i'm talking with has been rude, uncooperative, to the point of condescending, talking over me on calls, and refusing to address issues. There was one time, my mother repeatedly made complaints about rickety fences years ago, and was blatantly ignored. One time, there was a particularly bad storm, and the fence blew down, and fell on my brother's car and did damages to it, and she called and complained, since they let the fence get to such a state it caused damages to my brother's car. their response? "there was nothing that could have been done, it was an act of god." Another situation, involved one of my neighbors on two different occasions. one involved her having to repeatedly call and complain about the fact she had waterfalls on the front of her house, because the gutters weren't hung right. The manager she'd spoken to, would tell her REPEATEDLY, she just didn't understand how gutters worked, and that when the rain was too heavy, they'd fill up with water and overflow. she had to call and complain MULITPLE TIMES, and was constantly ignored. it wasn't until the condo manamagement company sent someone to look at the gutters on the GARAGES, and my neighbor asked THEM to look at her gutters, that it was affirmed they were NOT hung properly, as she had said, and they scheduled her for a work order to hang the gutters properly. The other instance, was when my neighbor had to fight with the condo management company for NINE YEARS for problems with the roof, that were tired to the fact her condo didn't have a fascia board in place, which was causing damage to the inside of the condo. As far as interactions i've had, i have dealt with trying to call and file complaints with them for over 10 years now, getting harassed by them, blatantly ignored when calling to report issues, for but not limited to, issues of neighbors possessing tiki torches in their patios, rotating cars in guest spots, double parking in front of their garages and alongside garages and in firelanes, allowing children to play in the parking lots/streets, and even mounting of security cameras in their back patios, and fans above the fence line. to my understanding, we are prohibited from having tiki torches, fire pits, or open grills, because of issues fences or fires having been a problem before. ( i was RUDELY told by one of the managers, i was wrong, and that he would not speak to me any further on the issue, despite me sending emails as requested, WITH photographic evidence of them having the torches lit, near fences, and trees in their patio). we are prohibited from double parking, or parking in fire lanes, for obvious reasons of limited space, and accident hazards. I personally had my mother doubleparked a while ago for an hour so she could have lunch, and there would be a letter in the mailbox for us the next day, yet my neighbors continue to do so. children are prohibited from playing in the streets or parking lots, for obvious reasons of child safety and the dangers of playing in traffic, and the fact of the chances of children damaging cars, which mine WAS scratched, but i have no proof. i remember a few years ago when we'd had issues with people breaking into cars and attempting to break into condos, and a neighbor tried to put a security camera up, and was told to take it down. i know we were told we were NOT allowed to have anything mounted to the building, in plain sight above the fencing which we were made to take satellite dishes off buildings, yet my neighbors have a security cam and a fan in their condo patio, above the fence line. If you can help it, do NOT get a property with these people.

    CPM is the worst rental company I've endured (and I survived 444 park, if you know, you know)…read more They hire inexperienced maintenance workers and their communication is beyond poor. They have no clear channel of communication. I received texts and calls from various workers over the 3 years, it was never streamlined and hard to trust what is real from a scam. They left me without a lock on my door (inside the unit, but exposed to downstairs unit) for over a month, and allowed someone to move into the lower unit without letting me know/putting a lock on my door first. They randomly put a storm door on one day, gave a key to the basement unit, and didn't say anything to me about it. She informed me I could pay to copy hers. Mind you, the lower level tenant was not even given a key to this back door at move in, she copied mine. She was only given a front door key. So this made no sense. They are currently charging me $375 from my security deposit for window screens that never existed, plus a bunch of other bogus fees for routine turn over. If you proceed with renting a unit under them, please be meticulous in your property condition form. Get on your hands and knees and mark everything that is wrong with the unit (there's probably A LOT). I would also recommend keeping a running list of all maintenance requests, and communications from them. They are slimy and not to be trusted. Additionally, they waited until the morning of my move out to send me any instructions or information. I had already locked my keys inside, and turned off the gas and electric after not hearing from them for 2 weeks. When I sent an email that I did that, only an hour later did I receive an email saying "leave gas and electric on and return keys to leasing office to complete your move." It has been a terrible experience. They also just stopped returning emails regarding my security deposit. Please do yourself a favor and find another company to rent from. Home owners- you'd probably be better off with another company as well. They are doing a disservice to you as well.
