My requests to ensure renters paid their utilities prior to moving out were ignored, damages were handled very poorly, and Rental Advisors milked every penny possible to make sure that I got literally $0 back. 2) They'll find you renters relatively quickly, but their tenant vetting system is flawed, I had to deal with an incredible amount of obvious damage ($15k) despite Rental Advisors reporting no issues found in their inspections. The incessant repairs and damage (to a brand new home) caused by the renters easily outweighed rental income. 3) Communication is awful. I was frequently sent invoices that were significantly incorrect, spurring incessant arguments with very rude staff that denied any wrong doing. 4) They are good at the easy stuff, collecting rent and forwarding a portion to you. However, if you have any repairs, they will hire low quality servicers at a very high price, and then charge you a ridiculously high "admin" fee for making the phone calls for you.
