Be careful with Pontis Property Management!…read more We had an extremely concerning--and now very disappointing--experience with this company while applying for an apartment at Harbor Pointe in New Jersey, which they manage. On July 1st, the leasing agent, Briana, sent us what was supposed to be our application, but it actually belonged to another couple. This was a serious privacy breach. If they could send us someone else's personal information, how can we trust that ours wasn't mishandled as well? We immediately canceled our application and requested a refund. At first, Briana assured us our information was not compromised and confirmed we would receive a refund check within 10 days. That check never came. After Briana stopped responding, we spoke with two other staff members--both confirmed a refund was coming. Yet two months later, nothing. When we followed up again, we were told by another employee, Cinnamon, that we were not eligible for a refund because we canceled after 72 hours (we canceled on day 4, immediately after receiving the wrong documents). Even after explaining the situation and the privacy breach, she dismissed our concerns, refused to connect us with a supervisor, and repeated their "policy." When we asked what their policy is for mishandling applicants' private information, she had no answer. This company has shown us they are careless with sensitive data, inconsistent in communication, and unwilling to take responsibility for their mistakes. If you value your privacy and your money, stay far away from Harbor Pointe (NJ) and Pontis Property Management.

Very approachable and responsible while not being intrusive. The maintenance staff are prompt and hardworking. If I put in request, they are usually at my apartment the same or next day. Payment is easy, through an online portal. I moved apartments and got my entire deposit returned as they didn't charge for regular wear and tear like other apartment management. Apartments - Apartments themselves are condo style so you don't need to access indoor hallways to get to your apartment. They are private, but you'll still know your neighbors. Parking is included with rent, either garage or street. Large kitchens, bedrooms and even a storage room where the furnace is. Good quality appliances and flooring. Amenities - Gym and club house are great! The pool is open through the summer and well managed. They also hold resident events for families like Halloween parties and July 4th BBQ. The location is great, with a nice waterfront view and very close to conveniences like Costco, CVS, Starbucks, and grocery stores. It's also a nice dog friendly community with plenty of parks and sidewalks to walk your dog on! Honestly the only complaint is the garbage management which accumulates and could be better. A lot of dog owners don't clean up after their dogs but that's difficult to enforce! And you definitely need a car to live here, relying on the shuttle and public transportation wouldn't be ideal. All in all, a great place to live and I highly recommend!

I literally have absolutely nothing good to say about living here for the past 4 months. THEY HAVE NEVER HAD HEAT IN THE BUILDING AND NICOLE THE MANAGER SAID THEY ARE NOT REQUIRED TO HAVE HEAT THROUGHOUT THE BUILDING, OUR AMMENITIES AND COMMON AREAS THEY CHARGE US FOR. THE LEASING OFFICES HAVE MULTIPLE SPACE HEATERS FOR THEM WHICH IS A SAFETY HAZARD. Our mail at Avenue G constantly gets sent to Avenue F and you have to wait a long time to get it or walk in the cold to the next building to retrieve your mail. As a Buzzuto property resident at Edge I unfortunately have seen that they do not take any consideration for residents or creating even a comfortable or safe living space for us. No matter how much I asked for heat since the beginning of the winter they did not turn it on and have made it difficult for my son and I to maintain a safe and healthy living environment. IT IS NOT A SAFE BUILDING.. Exterior Broken doors, Fobs are not needed to get into the building. The broken door in the garage SINCE SEPTEMBER pose a significant safety risk, compromising the security of the premises and its residents. I PAY FOR A GARAGE SPACE AND HAVE HAD PEOPLE TRY TO BREAK INTO MY CAR TWICE DAMAGING MY CAR AND I HAD TO MAKE A POLICE REPORT. When I told Andy the maintenance my concerns as a mother for me and my sons safety he was very rude and dismissive and told me there's nothing they can do about it and just told me to lock my apartment door. I am pregnant and have a son and I worry every day for the safety of my family and I. There's a concierge desk but never have had a concierge at all. I certainly didn't think l'd be paying such an expensive rent with several expensive fees to live in a building that doesn't even have decent temperature in the hallways or amenities that we pay a lot of money for. I'd also like to add how I think it's unfair that when I was shown these apartments to consider moving into, there was a small complimentary coffee machine in the lobby and that has since been removed for months now because they switched complimentary coffee with a big machine to make residents pay for a simple cup of coffee or hot water. WHICH THAT MACHINE AS WELL NEVER WORKED ONLY THE LEASING OFFICE HAS ACCESS TO IT WITH A CARD. NICOLE THE MANAGER TOLD ME THEY ARENT REQUIRED TO HAVE ANY COMPLIMENTARY ANYTHING for residents which is obvious but it was very distasteful the way they did that and don't care to make residents days better even with all the issues and daily inconveniences we deal with in the building. They love to say " we take pride in building a sanctuary for our residents" WHICH IS HILARIOUSSSS BECAUSE ITS AN ABSOLUTE LIE! They just say whatever sounds good but these people absolutely DO NOT CARE HOW YOUR LIVING CONDITION IS AT ALL HERE! BARELY ANYONE LIVES IN AVENUE G AND I CAN SEE WHY! DONT MAKE THE MISTAKE I DID BY MOVING HERE! And lastly, as a mother I'm truly disappointed in this building smelling like marijuana during the times that l've taken my son to the Clubroom which we had to quickly leave because it was so cold in there my sons hands were freezing and we needed jackets. People also smoke on their balcony's all the time here. Living in this building since September has not been fair or comfortable AT ALL and has only gotten more and more uncomfortable and unsafe which unfortunately has me having to move out for the safety of my children and I at SEVEN MONTHS PREGNANT. Having to break my lease because of all these unfair living conditions has also been beyond an absolute nightmare and the worst experience of my life. We truly put them through the ringer, throwing a million questions at them and looking for alternative options where we could find them. They took this all in stride. Never wavered in their patience and were able to help us find the right spot at the right price. That is rare for brokers in NYC. Most would move onto the next applicant, but not these folks. If you are working with this team, you can trust them to truly make something work that will be in your best interest. Special shout out to Jacob who really put in the work with the two of us. I received a lease renewal of over 18%, which I found absolutely insane not only due to the length of my tenancy, but to the fact that this increase was not, in any way, justifiable by current market trends. However, thanks to the help of Samantha, she was able to present me with a much lower renewal that was more realistic. I was ecstatic because Samantha was able to keep me in my budget so I can continue living in my home where so many beautiful memories and accomplishments have been made. Since I've been here for so long, I've seen MANY managers come and go, and Samantha has by far been the most helpful, most genuine, and most caring. However, Lordis MUST be held accountable for her consistent malicious actions and disgusting commentary. I had to write this review anonymously due to Lordis's proven track record of making any resident's living experience so miserable to the point where they are forced to move out if that resident speaks up on her behavior, and I refuse to allow her to do the same to me and my family. As I was waiting for the elevator after leaving the office to discuss my renewal (the elevator is right next to the office, by the way), I overheard Lordis say "Sam! Did they renew?" Samantha responded "yeah, I got them a better renewal offer." Lordis then responded (and I remember word for word because I was in such disbelief), "those kind of people are always looking for discounts but want to walk around thinking they're royalty like they don't stink up the whole hallway!" (For reference, I am from India and my husband is from Pakistan). There was a brief moment of silence, assuming everyone else in the office was in the same disbelief, then she continued while laughing and said "it's true! Right, Patrick? Tell me when you walk past any of those Indian apartments it doesn't stink!? Nobody wants to smell that curry all day. We could've let them give notice, sorry Sam." I pulled my phone out to begin recording, but the statements ended there since it was clear that Samantha and Patrick was not entertaining her foolishness. This was extremely hurtful and heartbreaking because I was so excited to go upstairs and let my husband know that we can renew our lease for our home that we loved SO much. But, within just 10-15 seconds, that excitement was shattered. My husband and I have given our notice to move out. How could we possibly continue to live in a place where with such a disgusting, evil, and malicious manager? 9 years. We're letting go of our home for the past 9 years. It would've been a MUCH better staffing decision by Windsor if Samantha was hired as the main manager, but instead, they decided to hire a monster. Going through previous reviews, I see there is someone from Windsor that responds. So I would like to state, since this will clearly be seen by someone higher, that my husband and I do not wish to rectify, speak about, or meet with ANYONE regarding this review as we would like to enjoy our last two months living here without being exposed to Lordis malicious and retaliatory behavior. However, just a word of advice, get rid of that monster before she causes this property to lose more residents and before she runs your business through the mud. As a resident, we always only see Samantha and/or Patrick running around and doing all of the work anyway, so there is clearly not a need for her. To anyone looking to potentially live here, it's a great property in a beautiful neighborhood. Samantha is a wonderful resident manager and Patrick is a sweet kid. But, if you come tour, ask of Lordis is still the manager. If the answer is yes....RUN!!! Do not move here until this monster is replaced.

I have rented in the NYC area for 10 years and have never experienced a worse property management…read moreteam or company. Steer clear of Windsor Communities at any cost. Do not rent here if you have even one other option. The building management company at Windsor at Liberty house is unresponsive, impossible to reach, and deeply apathetic towards the people who live in the building. When there is an issue, they are not present, available, or helpful, regardless of the severity of the situation. For emergencies, they will route you to the maintenance team, the leasing office, or a call center. There is no direct email address or phone number to contact Windsor Communities or the management team for 100 Dudley Street. In the event you do make contact with them, they will not help, or assist you in addressing whatever issue may have arisen. The "management" provided by Windsor Communities is either (A) non-existent, or (B) actively harmful. A short list of issues we encountered in our 1 year tenure in this building: (1) the fire alarms are repeatedly faulty (usually going off late at night); (2) the parking garage in the south building does not reliably shut/lock, and is constantly breaking down, risking vehicle theft and damage; (3) several of the key elevators used by residents are regularly broken/out of use for maintenance; (4) there is no secure package system. Packages are routinely left outside the building, inside the front entrance, in the common area at the 100 Dudley entrance, or otherwise unsecured; (5) the management team has routinely completely disregarded communications regarding ordinary course payment disputes; (6) we were charged amenity fees for a gym that was largely unavailable; (7) we were also routine double-charged and erroneously charged for parking; and (8) even though we were only here for one year, we had multiple significant appliances break and need whole-sale replacing (fridge/freezer and dishwasher). To be clear: some of the apartments themselves are nice, and the building maintenance staff are fast and responsive for true maintenance issues. Even the leasing office personnel try to be helpful (though candidly, they are rarely ever physically present or available by phone). However, none of that even slightly compensates for the complete failures of Windsor Communities to properly manage this building and attend to the welfare of its residents. Do. Not. Rent. Here.

I will provide an update on the building and life @ 333 etc after I've been in for a few months. Cami was EXTREMELY helpful in finding me a unit that fit my needs. I went back and met her maybe 4 times to see units within 333 Grand and their other properties. I was pretty clear on my wants and needs and she was able to go above and beyond for me. Truthfully, I was debating on another building all together and when I told her the only thing holding me back she was able to work some magic and help me get in the building. She was never bothered by the ton of emails I sent and when we found my new home she was kind enough to chat through some decor suggestions :). I actually hope we can catch up once I'm in as I'll need a friend in the neighborhood. Thank you Cami!

The building has a persistent mice and rat issue. According to neighbors reported on Livly (their…read moreinternal app), at least 5 units have been breached with mice spotted. One neighbor also reported a rat (not mouse) in the first floor restroom, and front desk said "it happened all the time". Additionally, many have reported mice sightings on the 7th floor deck, 2nd floor trash room, and C-level roof top grill (above 12th floor) As a former resident, I also had mice running into my unit. Had to move out after living there for only 4 months

Absolutely terrible building with small, overpriced spaces as well as painfully obnoxious…read moreneighbors. If you move into this building, I hope you enjoy earthquakes because for 24/7 you'll hear the constant rumbling and pounding from loud neighbors who repeatedly stomp on floors, slam doors, and hit walls. I've complained to management numerous times about the noise, and they just shrug and say they can't do anything about it. At all times of day - even late at night - I hear a constantly THUMP THUMP THUMP CRASH noise from ignorant neighbors who apparently wear wooden clogs indoors and throw bowling balls against the wall for unknown reasons. The entire building reeks of sulfur due to some issues in the basement, so be prepared to deal with the foul smells throughout the building, but especially in the first floor lobby. Some rooms only have one window available, so natural light is out of the question. We don't have access to the roof deck for unknown reasons, and although there's a gym, it's very small, it closes early, and the inconsiderate guests leave all of the free weights on the ground. The hallways and stairwells also reek of cigarette smoke since some of the tenants smoke in the stairwells. The heating isn't free, so be prepared to pay about $250 a month in electricity to ConEd to use the wall heater. So the TL;DR is that if you move here, prepare for horrible odors, loud doors slamming, jarring crashes on the floor at all hours, barely any light/views, and overpriced spaces.
