My wife and I wanted to build our dream home, and sell our current home in the hot Boulder County housing market. We hired Sian Murphy of WK Real Estate to be our broker on the purchase of that house and on the sale of the current house, a combined million dollar deal.
When it finally came time to put our house on the market we asked, explicitly, "What price do you think we can reasonably sell this house for in this market?" Murphy's response was that she thought its value might be close to $550k, but she thought she could reasonably sell if for $530k.
More than 90 days later, after dropping the price to $490k and investing in "upgrades" she said we needed to sell the house, we did not get a single offer. I want to say that again. We dropped the price four times, listed it below every estimate for our neighborhood, and below the assessed property value, and did not get one interested party to make an offer on the house, unheard of in Boulder, Colorado. During this time Murphy scheduled eight open houses, but only attended one of them, apparently spending several of those weekends in the mountains.
When we approached WKRE about Sian's failures we were told they "knew about the issues," but offered no compensation, no resolution. My wife and I lost our dream house (can't buy if you don't sell), our deposit (nearly $20k), and the money we had to pay for "upgrades". Murphy cost us money and our dream house. She misjudged the market, doubled (and tripled) down on a failed marketing strategy, and spent weekends posting on social media rather than doing her job. I WOULD NEVER TRUST SIAN MURPHY IN ANY BUSINESS DEAL. read more
