    L ucy was very unprofessional during our communication. After sending several messages trying to find a compromise, she stopped responding. The next week she contacted me again. I expressed that I wouldn't feel comfortable with her because of her inability to communicate with me in a timely manner and her communication was lacking in professionalism. Her response was that I was not her client and therefore she didn't feel the need to get back to me as quickly. I was very confused by this, as I would never commit to a photo shoot with a photographer who isn't able to respond to me in a timely manner. This was family photo shoot that many of us were traveling to the Dallas area for. Our dates weren't flexible and it was important to me to find someone who could ensure that it would be a smooth process. All in all I felt Lucy was unable to provide time with the level of service I expect. Furthermore, after ending our conversation, she continued to harass me through text message until I asked her to stop. If you are planning to book a photographer please look elsewhere! I am not sure if this if her normal work ethic, if I had done something to offend her, or if she was having a bad week. Regardless of the reason, her attitude was very off putting and her professionalism was lacking.

    Worst title company EVER! My company had the misfortune of using Capital Title/Tim McWilliams in…read moreMcKinney, TX to handle the closing on the sale of a commercial lot in McKinney for $700k.  The closing was scheduled for February 7, 2024.  The buyer provided all of their funds and signed all documents.  I signed all the documents on behalf of my company. Mr. McWilliams/Capital Title signed all documents and notarized them. Therefore, closing was complete ... and my company awaited its money.  Mr. McWilliams said the funds would be wired on February 8th. On February 8, 2024, Mr. McWilliams said he needed to see my divorce decree because he thought there was a lien on the commercial lot.  I said there was not a lien, my company owned the lot, and the company was not even a party to the divorce proceedings.  He contacted my ex-husband and he obtained a copy of the decree. He then decided my ex-husband had a lien on the property and Capital Title DID NOT disburse ANY of the funds to my company and Capital Title DID NOT record the signed and notarized warranty deed for the buyers in the Collin County property records.  The seller sued my company and Capital Title.  Then a month after closing, the court of appeals decided that the decree did not create any lien but the closing was still not recorded and my company received no funds.  My company sued Capital Title.  My ex-husband intervened with his false claims.   My company won a summary judgment against my ex-husband, wherein the Judge ruled that there was no lien. My company has yet to complete its suit against Capital Title.   The buyer claims that they want to use a different title company and I do too ... and for some unknown reason the buyers have left almost $183k in escrow with McWilliams/Capital Title.  From my understanding and review of the escrow transactions, the buyer's lender, Valliance Bank, was able to request their $525k be returned to the bank, and Capital Title returned it poste-haste on February 16, 2024, eight days after Capital Title did not perform their end of the transaction. I think a reasonable person would construe that as an admission that Capital Title no longer viewed the contract as valid. The buyers and my company have requested that Capital Title return the buyer's $182,858.04 so that the buyers and my company can enter a new contract and close with a different title company. Unlike Valliance Bank's request, Capital Title is maintaining they cannot return the buyer's money unless and until both parties provide a release of all claims ... INCLUDING a release of all claims against Capital Title, which will terminate the agreement wherein the only party that did not perform ... was Capital Title. WOW! How shady can a company be?  I think my company has a valid complaint against Capital Title and my company has real damages as a result of Capital Title's interference in the closing for NO GOOD REASON because they began looking into a false claim AFTER closing was complete when their only job AFTER all documents were signed and the money was delivered was to disburse the money and record the deed. IN FACT, Tim McWilliams signed the settlement statement as the Settlement Agent under the Settlement Agent Certification which states: "The HUD-1 Settlement Statement which I have prepared is a true and accurate account of this transaction. I have caused the funds to be disbursed in accordance with this statement." Then it has Tim McWilliams signature and a date of 2/7/24. Then it states specifically under his signature as though it is intended to warn the Settlement Agent ... "Warning: It is a crime to knowingly make false statements to the United States on this or any other similar form. Penalties upon conviction can include a fine and imprisonment. For details see: Title 18 US Code Section 1001 and Section 1010." See attached image. Tim McWilliams did not cause the $651,679.15 to be disbursed to my company, ergo the Settlement Statement is FALSE ... ergo Tim McWilliams should be fined and imprisoned in my opinion. I have filed a complaint against Capital Title/McWilliams with American Land Title Association and I provided them the certified/signed/notarized closing documents, the order from the motion for summary judgment confirming there was no lien, and the escrow statement showing the funds were recieved and after closing failed due to Capital Title failing to record the warranty deed and transfer the proceeds ... Capital Title retained almost $183k of the buyers money which IN MY OPINION ... they are holding ransom to force my company to drop the suit against them. DO NOT USE CAPITAL TITLE. THEY ARE AWFUL AND HAVE CAUSED ME A LOT OF DAMAGES.
