The company name should be "Shabby". In an attempt to find the rational and cost of a fence that was suddenly erected I requested the minutes of the Director's meeting that had approved it. I was charged $30 and had to wait 30 days to receive the minutes. When the minutes arrived there was no mention of a fence or cost. Two weeks ago I notified Lauren Bowman, our Shabr representative, about damage to the front lawn of our townhouse. The damage was caused by a crew that was installing new wiring for TV reception. I included a photograph of the damage caused by a heavy piece of equipment. The result: Nada. The Better Business Bureau (BBB) rates Property Management Companies using the following scale: A+ A A- B+ B B- C+ C C-. I tracked 10 companies in our region. 7 of them received an A+ rating, 1 an A rating and 2 a C+ rating. Shabri was rated C+. ACMO (Association of Condominium Managers of Ontario) represents Condominium managers. ACMO's mission is to advance the quality and performance of condominium managers and management companies and the services that they provide.There are over 50 active condominium management firms that are members. Shabri is not a member. When I asked James North why Shabri was not a member he said that ACMO was no longer relevant. Conclusion: Shabri is NOT a viable choice for Condominium Management. read more

I was living at one of the Shabri managed condominiums and I certainly don't have one good word to say for them. If you are a tenant who makes noise, creates disturbances and generally makes everyone's life a misery, then you will like Shabri. They might tell you to be quiet, but if you don't keep quiet, they won't do much at all. I will never, ever live in another place that is "controlled" by Shabri. Such a waste of money. read more

CAROLYN VANDENHAWK has been our property manager for 8 years...things do not ever get better with her...you can go to the Vice President who does not keep her word...you can go to the President who completely Ghosts you...you can attempt to employee reason with Carolyn, however that is not possible...this woman is completely aware of the difficulties my 91 year old mother and I have experienced and she has one concern...we did not ask permission to put cameras up...neighbours can throw rodenticide poison in our garden, and risk our lives and those of our domestic and wildlife animals, they can scream in our faces when they don't agree with things we believe are for the best, they can even go so far as sexual harassment but if we keep those cameras up they will take legal action! You can ask her to have others take the things they have put up without permission, but that is ignored and we are Carolyn's target! If anything goes wrong the police know to go to Carolyn since it is her that will not allow us to stay safe in the best way we have available to us...her pride is so strong she will not back down and refuses to be fair, honourable or even respectful to the clients she represents...I have only ever seen one star reviews, and we have to give them one in order to leave a review...as another client mentioned they wished they didn't even have to give one! There should be a star above for "SUPER GREAT". The building I live in at 15 Towering Heights has been my home now for 10 years + and I have never regretted one moment of it. I knew that our Property Manager was from Shabri but that didn't resonate with me as I was caring for my husband at the time. However I became a Board Member shortly after I took up residence, not even a year into my owning my unit. At that time we had the owner Brian McKeown as our Manager but shortly after John Roussel took over. I honestly, (at 80) and still a Board Member. didn't realize how important it was to have John as our "Fearless Leader" . His knowledge is boundless, his energy amazing, and his level-headedness astounding. Having an Irish heritage I tend to go from 0 to 100 in a minute but John handles any situation....and believe me we have had many "situations" since I came on board, with ease and grace. I never feel any problem is too hard to solve as long as John has my back. He has always led us in the right direction and all I can say is "Thank you John for all that you do for us. Love you." I am only going to provide a one star rating at best! This company is an absolute joke. They manage the property where my 87 year old mother lives and for two years in a row, the snow removal company they contract out continues to dump all the snow from the main walkway into my mothers parking spot. We have sent emails (absolutely no response), we have made personal visits to their office and Jerry is NEVER around. I have many photos that I can share. If you are on a condo board and looking at using this joke of a company do not. If you have them and their contract is coming to an end...get rid of them. I guess the only time I will hear from them is when my mother has an accident and we have to contact a lawyer. read more

If you know what is good for you do not deal with Shabri Properties.The person at the front desk is the rudest employee I have ever met.They do not run a business where customer service and common decency is taken into consideration.I have been paying condo fees since I moved in my condo last June.They have received there fees every month without fail.I decided to double up a payment for not only January but also february.I made the ultimate mistake of putting down february29 instead of feb 28.They sent check back saying it was the wrong date.I said I would wire the money of which I was told very rudely,we dont accept anything wired.Okay so now there is a major snowstorm and I have to wait a couple of days to get in there with cash.When I get there the very rude receptionist tells me she will not take my cash and gives me no ideas of how to pay her.Then she tells me they have now put a lien on my property because I was in arrears.Excuse me you also accepted my check at your office and did not notice the mistake either but I am in arrears over a clerical error that I rectified.I will be getting ahold of the media concerning this.ctv might be interested in this one.By the way no couteous calls,nothing in the mail explaining there would be a lien.Kathy Gale.Please if the President of Shabri properties is reading this please call me at 7165605423. read more

Overworked managers with overworked suppliers lead to long delays in responding to owners needs. As an owner I am not satisfied by slow (or no) responses to my emails & telephone calls. My front yard looks like a garbage dump. My roof and windows need fixing. Shabri management says "wait and be patient". These matters are beyond their control. read more
