The facility is not only beautiful but it was also the best care my mom had received in any assisted living she has been placed in over the years. Linda who is the manager of the facility and her staff are the most caring, kind and attentive care providers I've come across. Seth, the owner, has a heart of gold and you can tell this has been a heart mission for him. He is so involved with all residents and ensuring that their needs are met. The level of care and love from everyone is a reflection of the top down model exemplified by Seth and Linda. I am beyond grateful for the opportunity and the time my mom had at this wonderful facility. Thank you from the bottom of my heart for caring and all that you all do.

The only remote thing I'm nervous about are the cicadas that like the tree outside our place and that's not even something they can control so BOOM 5 stars alllllll the way for Palos Verdes Villas (try saying that name three times fast). A special thank you for the attentiveness of the amazing Ellen for everything she does for this complex. BEYOND blessed to have someone like you that truly cares!

UPDATE [April 2025]: Correcting management's claims: I sued the property owner (Prism Arenas Road,…read moreLP), NOT the collection agency, and WON (Case #SCPS2400951, Palm Springs Courthouse, Dept PS4). The judgment remains UNPAID. You didn't "correct" my move-out statement - you based calculations on the wrong deposit amount ($750 vs $1050) and charged unallowable fees under California Civil Code 1950.5 for cleaning ($280), carpet cleaning ($175), and touch-up paint ($90), along with many other errors. You stonewalled me for months then sent me to collections. The debt STILL remains on my credit report despite my court victory. If you truly "wish me the best," contact National Credit Systems to remove this false debt you are responsible for. They won't, despite having received my judgment. Your claim of being "eager to help" is contradicted by your actions - ignoring my communications for months and not showing up to court to defend your charges. For those concerned about similar treatment, check other reviews here on Yelp describing identical situations. You can message me directly on this site. I'd be happy to help. I've filed a complaint with the CFPB and continue fighting to clear my credit. It shouldn't take over a year of court proceedings to clear my name for debt I never owed. The treatment from this property is not only scandalous, it's shameful. Consider how many former tenants don't have the time to write reviews or the resources to fight back and simply accept the financial loss. If their claim against me hadn't been SO outrageous, I might have done just that, just to be done with it. But why should they get away with illegal charges and false calculations? And who wants to spend over a year in court for a security deposit? I hope others can benefit from my experience and save themselves the hassle. See my Equifax credit report below. Their debt collection agency refuses to remove this debt despite my court judgement. I moved out April 10 2024. I've disputed the debt, provided my judgment, yet it's still there because the collection agency refuses to correct it. Apparently it stays on your credit report for 7 YEARS!!! A debt I never owed, as confirmed by a judge. I continue to pay the price, even a year later, for the "mistakes" of Cannon Management. Unacceptable.

DON'T MOVE HERE HEALTH HAZARD!…read more The buildings are infested with roaches. This is not an issue with just one unit--pest control has explicitly stated that the problem is with the buildings themselves. The property is starting to look like a neglected part of LA. On top of that, the office staff and management have been incredibly unprofessional and unhelpful. The property manager is the worst I have ever dealt with. She feels like a "shadow" employee, hired so ownership can hide from residents and avoid accountability. Her attitude is dismissive and rude, as if she's annoyed by having to do her job at all. Based on her manners and the way she communicates, you would never guess she holds any real qualifications. I am a disabled person, and no disabled resident should be met with attitude and hostility--especially when the company is clearly at fault. We pay our rent on time every month, and what is considered a "premium" amount for this area, yet we have pest control here practically every other week. This is not normal, and it is not acceptable. The roach infestation and the excessive droppings are now affecting our pets and creating a serious health hazard. This isn't an isolated complaint; it's a building-wide problem that ownership and management are fully aware of. Instead of taking true responsibility and making meaningful changes, they hide behind polite, generic, politically correct responses that sound AI-generated and insincere. Because management has refused to address this properly, I am involving the appropriate agencies, and I already have a scheduled date for a local NBC news crew to come and film our unit. I will also be updating this review soon with more videos and additional details about the conditions here. You will see these updates on Google and other platforms as well. We did not want to move. We actually wanted to renew our lease because we love the location for many reasons. But in life, you're supposed to get what you pay for--and that is not happening here. With two months left on our lease, they clearly think I will just leave quietly and not take action. They are wrong. For what we're paying, you can absolutely find better, safer, and cleaner options in the surrounding areas. Please keep your family away from Modern Cactus Apartments. This is a genuine health risk and a threat to your peace of mind. Management knows about these issues and continues to ignore residents. Everyone deserves far better than this. You want to tell me you'll reply in a week through your email and you don't? You'll now see the time I have to dedicate to this matter. You know who this is for and I can't wait for the fake politically correct response.... Thank you! Eli for the swift reply. But I prefer to stay in contact through email or phone so I can have everything recorded. Thank you and please feel free to call me if you need to discuss anything.

An Exceptional Team at Cathedral Palms Apartments…read more It is rare--exceptionally rare--to encounter a management team that brings together warmth, precision, and unwavering professionalism with such natural grace. But that is exactly what my husband and I experienced at Cathedral Palms Apartments, thanks to Maha and Devon. From the moment we stepped into the office, Maha welcomed us with a level of kindness and understanding that immediately stood out. She listened attentively, responded thoughtfully, and guided us through the application process with a clarity and calm that reflected both her competence and her care. Devon, equally attentive and professional, demonstrated the same commitment to excellence--offering clear, concise answers to our questions, and ensuring we felt seen, respected, and genuinely supported. We have applied for apartments in multiple states and countries. Never--not once--have we encountered a team as grounded, responsive, and genuinely committed to doing their jobs well. Never did we expect such expert treatment. But Maha and Devon are that rare kind of team: present without pressure, kind without pretense, and efficient without ever losing the human element. Cathedral Palms is fortunate to have them. And anyone considering living here should know: you will be in extraordinarily capable hands.

Because I'm in the first section to have been completed I've been living in one of these renovated…read morestudio apartments for several months now and am pleased in nearly every respect. It is supremely comfortable, and quieter, because of the improved insulation and windows and these wonderful Halcyon heating/cooling units. The new gas stoves and the refrigerators are high quality - really nice. They have laminated flooring now (wood pattern) which I'll take any day over carpeting that might harbor bugs, mites, mold, or dust and cause breathing problems. The building exteriors are attractive and the landscapers did a first rate job restoring and improving upon their pre-construction work. In fact walking the complex's perimeter, along its walls and fences, is close enough to a nature walk to suit when one isn't up to an outing, or it's after dark (dear over-suspicious neighbor near the east fence: I'm just exercising, not snooping - if I were "up to no good" would I stroll around unmasked while scrupulously keeping my eyes averted from everyone's windows? lol) The downside? Not off-leash dogs anymore; that's been less of a problem these days in my experience. But living here has a bit of an institutional feel now because of two epidemics that haven't left any part of our country untouched: Covid-19 and bedbugs. This isn't the place for anyone who hates to be bothered. The door knockings are mostly well intentioned and about offering extra help to seniors, though where there's any connection to the "mental health" industry there may be good reason to see a tentacle, not a helping hand ("go peddle your Dr. Feelgood pills somewhere else," I think to myself, without answering the door.) But I acknowledge that there are always good people in any field, so kudos to the social workers, doctors, or whoever has been helping to refer or select the homeless candidates for the "No Place Like Home" program who've been placed here so far. The ones I've lived close to are very sweet-natured and deserving. We've had weekly bedbug inspections for a while now and are told that we will "until further notice." At this point I wouldn't mind if they're permanent. I don't see what else the management can do. They have to find a problem before it can become an infestation, because by then it's guaranteed to have spread to other units and costs thousands to eradicate. Recently I had an opportunity to rent a mobile home, but didn't. Yes I'd have unshared walls so wouldn't have to be concerned about a neighbor's bedbugs getting in. All I'd have to worry about (again) is some burly crackhead thief breaking in - it's about as hard to break into a mobile home or RV as into a paper bag. No thanks! As stated in an earlier review, I've always felt safe here. Eventually I decided that benefit far outweighs any of the inconveniences I've ever mentioned.

The unit was dated but I didn't mind, they did small upgrades as well as putting in a new split unit AC, which I absolutely adored. My overall experience of the complex was so so. From the time I moved in till the exact day I moved out the spa did not work. The only request I had made before I moved in was to have a back door put in. It had been beat up and I just didn't feel safe with an older damaged door. The owner agreed but said they couldn't put a new one in until after summer, because no one would work on the heat. First off that's a lie but I dealt with it. I didn't get a new door until Januaryish. I can't remember the exact date but it was long past my July move in. I ended up moving out in mid January, with my move out date being February 3. I ended up putting in my months notice however moving out ahead of time. This is where things get shady. One of my neighbors moved out and was told he got back deposit and prorated rent for leaving early. I was like wow that is amazing. I would love to get that. So I ended up leaving mid-January. I had a place it was no big deal. I was bummed when I only got back my deposit. It wasn't a huge deal, however someone moved into my unit less then a week after they left. And supposedly they didn't charge them rent or anything. This ticked me off, so I am paying for someone to live in an apartment for a month for free? It just robbed me the wrong way, and even more if they did get rent from that person they made double off that unit in a month. It was such a dishonest transaction. I was trying to be understanding to the owner and they ultimately screwed me over. It was my fault because I assumed there would be no issues, and I didn't get anything in writing or cleared. So all in all I take this one. They even charged me for sparkling and crap when the apartment was riddled with it before hand. I loved almost all the people that lived there and we all got along swimmingly. The owner is drama filled and kind of extra. Within a couple of months of me living there they put the property on the market to sell, (for way too much). The place is subpar at best. Be mindful when you rent into here. It was mostly a pleasant experience with a few bad apples.
