The community of people in this complex has always been friendly and helpful also so that makes day to day living a joy. I pass that along to any new neighbors I meet and keep the good vibes going. There have been multiple instances of water leaks from the ceiling, and every time I report it, they take ages to respond, only to do a quick patch-up job that doesn't solve the problem. To make matters worse, the AC rarely works, making the place unbearable during the hotter months. Between the terrible maintenance, poor living conditions, and lack of care from management, this place is a disaster. Not including the poor security in which my car got broken into. Definitely not worth the rent they're charging.

We're without AC for 6 weeks in the middle of summer. They brought in 1 to 2 ac units that racked our electric bill up more than three times the normal amount. They told us it was an underground issue and they couldn't even get the builders to come fix it saying they refused. Since then we've encountered so many issues and management is not accommodating or trying to fix the issues. This is supposed to be a non smoking community but there is people that smoke weed here every day. We have to close our doors just so we don't smell it inside. Contractors also were indecent peeing behind the garages in front of me and my 14 month old son while we were out with our dog. Also, our dog got so sick here when we got her because of how many dogs are here and how many people that don't pick up their dog poop.

The first year and a half weren't that bad. The place has declined in the last year or so. Stairwells and breezeways are filthy, paint peeling. Pool has black around the drains on the floor and green algae growing on the side walls. Complain to the office and they say "we have a pool company". They need a new one! The guys spends about 10 minutes when he is there. People/underage kids partying in the club room all hours of the night, with a ridiculous noise level. Tell the office about it and they tell you to call for the security officer when that happens. Call security...nothing. Call Pasco SO and they may eventually show up. I can't say I blame them, they have more pressing issues, I'm sure. And it was only the last year that I had to call security. Never had any trouble for the first year +. Non residents using pool, garbage compactor (breaks quite often), gym, and hanging out in the stairwells. They do not believe in preventive maintenance at all. Cheap fixes, that's it. I had maintenance at my place for Leaking faucets at least 4 or 5 times. 2 days later, leaking again and you pay for water. Anything you Advise the office of, results in Nothing! They hand you a line of crap just to get you out of the office. You can rent much nicer, newer places with many more amenities than what MAA has to offer.

They ignored my email of all the crazy damage my apartment came with. No hot water. Water heater needs to be fixed or replaced. Same with dishwasher. Washing machine doesn't clean clothes somehow? It comes out of the dryer still smelling dirty no matter how much sweet lavender scented detergent I use lol. Dishes come out dirty. Water backs up in the sink. Garbage disposal broken. Valet trash that I pay monthly for never works. Internet outages and random momentary power outages happen regularly. Something with the building wiring. Roaches. Cockroaches all the time everywhere. There's so many giant holes for them to crawl from. God, I didn't even name everything but I'll just include the pics i took when I first moved in. Now I have to move all my furniture out of my apartment so they can fix the floors, outlets that don't work, yes I checked and reset the breaker.
