Shane is an absolute Godsend…read more I came on my building's board of trustees to an absolute mess in 2018. We had a property management firm with a name that rhymes with "Parvest" that frankly did nothing but take condo fees - they didn't actually manage anything. We had bad relationships with our vendors, nothing ever got fixed, and everyone in the building was at best confused, at worst outright suspicious about the property management firm and the Board. I knew right away I'd found the right manager when I met Shane in late 2020. He's straight to the point, direct, and fast to respond (first time I called him was over Thanksgiving weekend - he called me back within 30 seconds). When he started in March 2021, he went to work right away. First thing he learned: our building was insolvent due to Parvest's poor management. In plain English, this means we would have been uninsurable and the banks issuing everyone's mortgages would have demanded repayment in full. NOT GOOD. But Shane saved our asses, creating a plan to raise the necessary money - and preparing for what could have been a difficult meeting, which he handled like a champ. He was able to calmly, plainly communicate why condo fees would have to increase. As a board member, I feel he presented this bad news in a mature, understandable way. Additionally, Shane forwent payment for months, until we had enough funds. The man went above and beyond. In my time on the board, I saw Shane handle everything from contractors with dishonest contracts to people with difficult personalities, all with unflappable grace. He can easily dissect condo docs and contracts and has an impeccable grasp on condo law - and can smell a bullshitter a mile away. Random fact: Shane worked on Wall Street before going into property management, and it shows. A year later, we're solvent, we have a reserve, we're paying our bills. We're amending our condo docs to modernize them (they hadn't been updated since 1986) and can start taking on projects and hiring better services. There's still a lot of work to be done, but things are going in the right direction. All in all, I have nothing but good to say about this business. Shane saved our association (and each of our investments) from ruin multiple times over. I'd recommend him to anyone, especially if you're sick of bad management companies that do nothing (doubly so if they rhyme with "Parvest"). 10/10, would hire Dynamic again!

The employees and the firm I have dealt with have always been helpful, friendly and great to deal with. The earlier review of "incompetence," etc...sounds personal to me. I can't believe anyone in the office I've worked with is any one those things. This company is always professional, knowledgable, and courteous . It's obvious that other review is written out of anger and vindictiveness and a personal attack on the owner. Reviews like that should be deleted because they can't be taken seriously. She didn't even mention her reasons why she wrote it. She just slammed the owner for no apparent reason. I can list several reasons that they are competent. Their managment of my building, their repair services, and the finanical management are all outstanding just to name a few. These guys rule!

He entered our property without our approval and removed our belongings without our permission. To make matters worse, we were then wrongfully charged fines related to the very property he had removed. The entire situation has been incredibly frustrating and unfair. What's even more disappointing is the lack of communication. When we try to reach Mike by phone or email to address these issues, he doesn't respond. As homeowners, we expect a property management company to communicate professionally, respect our property, and address concerns in a timely manner. Unfortunately, our experience has been the complete opposite. Having someone enter your property, remove your belongings, charge you fines, and then ignore your attempts to resolve the situation is unacceptable. I hope management takes these concerns seriously and improves how it treats and communicates with homeowners.

As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

After the last trustee's meeting that we had I feel I must leave a review so others who are looking…read morefor property management can see both sides. I am not on the board of trustees so I don't have all the insight of the relationship between Harvest and our property, but our lead contact is John Fantasia. We are a condominium association of 18 units. The first thing I have always noticed while going over our financial spreadsheet is that Harvest seems nervous talking about it and is unclear where to find certain information on the sheet when questions are asked. A feeling that a lot of owners that are NOT on the board have is that is that Harvest will cater to the needs board or trustees over anything else. Harvest wants to make sure they look good to only those that make decisions. One thing that sticks out to prove this is that Harvest will talk about how their clients and potential clients real like how our building looks from the front as the drive by. Later on in the meeting they talk about only washing the front of the building and not needing to wash the rest. Also they are willing to address a broken fence on property by stating "I can not predict when an 80 mph wind will come and knock it over." Harvest Properties don't want to help the owners by moving forward with new ideas, ideas that could improve your property and your resale value. When work is being done they would prefer to keep things simple and the same instead of suggesting finding ways to improve the infrastructure for the future. They refuse to talk about solar-powered solutions to off set energy cost for building electric usage, and refuse to acknowledge that there are city, state, and federal programs that could assist trustees to enter the 21st century. Harvest Properties also will tell you that electric cars have only become a topic this year and won't acknowledge that they have been growing in popularity for the last 10 years and that there is no need to plan ahead even tho there are already laws on the books in Boston stating that condo associations must accommodate electric car owners, and that this is being talked about at a state level. I know most of these subjects may be passionate to me but hopefully useful to others. A few last concerns and I think important ones. As stated at our last meeting I expressed concern that we had well under 50% attendance at the meeting, and that we didn't have an adequate number of people running for the board. Harvest Properties' stance on this is that it is very common and that we should accept it. When questioned if their was something they can do to help improve involvement the reply was "why?" During the meeting there was a medical emergency which seemed to distract some at attendance, I personally did not know that it was happening and would have felt the meeting should have ended there, but John Fantasia never once considered ending the meeting or checking on the situation. Steve Lewis will often say contact him directly which I have tried in the past, often his reply is "I will talk to my people" and often times that is not helpful. The last time I contacted Steve Lewis asking him to help me understand the role of his company with our association, a month prior to our last meeting, I never received a reply. I hope this helps anyone who currently uses Harvest Properties or is thinking about using them. In my opinion they only sell a service and it hasn't been a good one, and they will often side with larger contractors over the owner of the property they are managing.

So once again Harvest gets a 0 for communication. No open meetings , refusing agenda items for…read moreclosed board meetings . There apparently were bear sightings at night on our property recently which does abut conservation land. No notification from management!!! Found out accidentally. WOW is all I can say.
