The only downside is I feel they could have upgraded the kitchen cabinets into something more modern, and the bathroom counters and tubs are.... crap. They seem to have some type of a coating over them that continually chips off. I was notified of this occurrence when signing my lease. But it seems to be getting a little worse with time. I love to take baths, but I don't tend to take them here because paint chips would be floating in my bath- gross. I will probably call maintenance to have a ticket submitted to get that looked at and hopefully they're able to rectify that issue. Very safe gated community, people are always walking around and kids playing everywhere.

Since moving in the hot tub has never worked, the fire pit doesn't work, the security gates have never worked. It is amazing that the managers would allow, what was a nice apartment complex, to fall into disrepair. When you look around, and see all of the nice new apartment complexes in the area, you can not help but wonder what is really going on here? It is very disappointing to see the current management sit back and let this happen

Also while we were out they came by to "fix something" on multiple occasions he used my down stairs restroom not only did he not flush the toilet, he had the audacity to leave pee on the toilet seat like how unprofessional can they get?! One of the new office ladies is super sweet and the other lady who claims she has been working here for "Twenty years" is so disrespectful and rude I don't know how she has kept her job for this long. Every time that we have spoken with her about issues with the apartment she has gotten an attitude and made it seem like it's our fault or that we shouldn't be coming to her with these problems when its HER JOB. Some of the issues that have been reported to them since we moved in six months ago is just now being filed on a work order that was said to have been done literally weeks after moving in, which the guys who laid out the concrete in front of our apartment confirmed that Westchester village is very slow to put in work orders and fix anything around here. All the other residents leave their dogs poop right outside in front of my apartment when there is bags and a bucket to throw it away in right by the area they take they're dogs out, My neighbor smokes weed so now my apartment always smells like it and this place has the smallest water heaters possibly you can only take a five minute shower then the waters freezing cold. If you're thinking about renting from Westchester Village, I would start looking elsewhere.

Especially as our first time living on our own. We were given TWO "warnings" accusing us of smoking marijuana when we were not the source whatsoever. After the first warning, I professionally emailed Christine Burns trying to resolve the situation and got completely ignored. Then after the second warning, we came home one day to find a LEASE TERMINATION NOTICE taped to our door by maintenance. We were given NINE DAYS to completely pack our lives up, find a new apartment, get approved somewhere else, and move out. We are 20 years old, working multiple jobs, paying our bills on time, and this is how management treated us. The management here is unbelievably unprofessional. I went directly to the office after receiving the termination notice just trying to speak to someone. Christine Burns sat in her office staring at me without acknowledging me for several minutes. Then when she finally called me back, the second I walked toward her she started yelling repeatedly, "YOU CAN'T TALK TO ME," over and over instead of having a normal adult conversation. She refused to explain anything and told me I could "only speak to the lawyer." When I contacted the lawyer listed on the paper, they also refused to provide any explanation. Meanwhile, the entire building next to us constantly smelled like marijuana, but somehow WE were blamed. Interesting how that works. The neighbors here are also extremely nosy and apparently report every little thing to management like it's their full-time job. I would sometimes have my little brother over, and one day the office literally CALLED me asking if I had a son. Why would that even matter? The environment there felt invasive, judgmental, and honestly creepy. To make matters worse, they did this literally TWO DAYS after we paid $1,800 in rent for the month. We still have not been properly compensated for the prorated rent or security deposit. And after moving everything out, we discovered BLACK MOLD throughout the vents. No wonder we had been feeling sick for months. The complex is also INFESTED with brown recluse spiders. We constantly saw them and will absolutely be attaching photos because it was disgusting. The behavior from management and maintenance became weirder and weirder toward the end. The DAY BEFORE we moved out, two maintenance workers randomly showed up at our door saying, "uhhh we're just doing a walk through." Meanwhile almost all of our belongings were boxed up and scattered everywhere, so there was barely anything they could even inspect. They just awkwardly stood there pointing at random things asking each other if stuff needed to be fixed like a scene from Dumb and Dumber. Completely bizarre behavior. We also caught management and maintenance standing outside our door listening because our Ring camera recorded it. Completely invasive and inappropriate. Saddest part of us living there, one of our floor neighbors had lived alone and sadly passed away. He was only 23 years old. But via our ring camera we discovered that he lied in his apartment deceased for over a week, before he was removed. Never did a hazmat team come by or nothing after they emptied the apartment. CHRISTINE and her minions went in with masks on and repainted. They had a company come in to clean it just 2 weeks before they re-rented the apartment. I did my deed and left the new people a note....because there's no way I would move into an apartment with that history if I knew. ESPECIALLY so soon. This place is poorly managed, hostile, invasive, unsanitary, and honestly one of the most stressful living experiences imaginable. Save yourself the money, stress, health issues, and weirdness and live literally anywhere else.

I've lived at this property for a couple years and won't be renewing…read more In my experience, the customer service or care for residents has dropped significantly. For some reason, property management thought it would be ok to have lawn mowers start mowing bright and early at 7am. Nothing like being woken up to the sound of a lawn mower right outside your window. If it's not a lawn mower, it's a leaf blower, power washer or noisy grounds' crew vehicle driving back and forth early in the morning. When asked if they could possibly start the mowing operations a little later like maybe 8 or 9am they say no and that some city ordinance allows them to start that early. They clearly don't respect the people they take a rent check from. If you live near the family pool you can expect four months of screaming kids and loud music. When the office was asked if they could do something about the loud music or yelling kids they said "it's only four months of noise". I've had work orders not get accomplished yet were marked "complete". So there is some incompetency in that department as well. The rent goes up a significant amount when you renew so keep that in mind. The property looks like a country club, which is nice, and it's very safe. However, that comes at a cost.

I know for a fact in the lease it says cars must be up to date with tags and plates on them, yet management does nothing about it. Moving trucks are always parking in the middle of the street or parking in a parking spot and letting the truck hang into the street so no one can get around them nearly causing accidents a handful of times. Management only cares about rent payments and thats it. If you have a problem arise, good luck getting it resolved.

The property itself is consistently clean and well maintained, and it's clear that a lot of pride goes into keeping the community looking great. Maintenance was excellent, responsive, professional, and thorough. Requests were handled quickly and done right, which truly makes a difference in day-to-day living. The management team really sets this community apart. Bristina, the manager, is highly professional, genuine, extremely helpful, and truly did her best to accommodate my family. She clearly cares about the residents and the overall experience. Rachel and Clayton were also great to work with, friendly, professional, and easy to communicate with throughout our time there. We ultimately ended up moving due to location needs, but that had nothing to do with the quality of the property or management. I've had my son living at multiple apartment complexes over the years, and I can honestly say this is by far one of the better ones, easily top three overall. Prior to signing I was told the unit had been inspected and cleaned. 5/31/25 not even 24 hours after signing as soon as my stuff started to get brought in off a moving truck water was noticed on the hallway floor. Called emergency maintenance and the gentleman came and brought me a shop vac and the cause of the water leaking into the hallway, hall bathroom, and living room was coming from the water heater closet. The water heater itself was the original one in the unit still. Sitting in a pan blocking the drain for the ac units. The drain it was upon was for my unit, the second floor above me and third floor above that to drain into. There's black mold growing in the water heater closet. I was told to suck water up with the vacuum and keep using towels around it like I had been doing since it was noticed. On Monday June 2nd maintenance for the property came about 2 in the afternoon to take the water heater out and replace it and make sure it set on two bricks and no longer blocked the drain. I asked what would be done about the water seeping into the floor and contacted management also right away to express my frustrations. O'Fallon lakes manager Jessica Kilbert said she could have Sams come out to do an anti microbial cleaning. I advised her that the floor needs to be replaced as the cleaning suggested would only worry about the surface. On 6/3/25 I contacted the city of O'Fallon to find out the unit hadn't been inspected since January 2024 and they should inspect before and after every tenant. The supervisor of code enforcement came and looked at the situation the week I called the city of O'Fallon. After city of O'Fallon talked with management, Jessica told him she had no idea that units had to be inspected after every tenant moves out and a new tenant moves in. Servpro came out to finally assess the damage and stated the entire flooring needs to be replaced as once they cut the top layer there was and still is two more layers of flooring. Jessica did return the deposit and first months rent via the same cashiers check I provided. Now to move from main floor unit to then third floor within the same building they are not cooperating in assisting with movers/moving truck as I had come out of pocket to begin with for this matter. Now instead of the $1487 paid on 5/30/25 they want $1637 before I can even be moved units. I shouldn't have to keep coming out of my pocket more due to the lack of O'Fallon lakes following a simple protocol. If the unit had been inspected before I signed like they stated then none of these issues would have come about. It is myself and my 8year old son still in this same unit with mold growing. And still a chunk of flooring cut out. Something needs to be done about this and they shouldn't be able to treat people this way. Forgot to mention that there was a fire ignited by someone to a vehicle that caused the car port to be damaged. 3 totaled vehicles and one with cosmetic damages on 6/17 and the fire to vehicles took precedence over my current living situation. So if you care about your own well-being or that of your family's then DONT MOVE HERE.
