0/5 -- If I could give zero stars, I absolutely would. Living here has been one of the worst experiences I've ever had with an apartment complex. Maintenance has no idea what they're doing. In the middle of summer, our A/C was out for more than FIVE days, and the "help" we got was basically useless. On top of that, the property is disgusting. There is dog poop everywhere because no one bothers to clean up after their pets, even though the complex has dog bag stations all over. Clearly no one enforces anything. And don't even get me started on the neighbors. The noise is nonstop, and even when you file complaints, management does absolutely nothing about it. On top of other issues that take months to fix because they don't know how to fix it. Our move-out date cannot come soon enough. Save yourself the headache--there are plenty of places that cost the same (or less) where you'll actually get basic livability and management that cares. As someone relocating to Arizona in Summer 2025, I was on a search for a new apartment and came across Sage Apartments. My journey crashed before it could even begin... 1. I am disappointed by the inability to actually speak with a human being while having to fight your way through customer service/AI support; a "middle man" team that cannot answer questions about the property or are limited in what they can answer. 2. The support/AI service center takes your information to pass onto the leasing agent(s) but even that is not properly relayed and you will be repeating yourself to exhaustion. Redundancy and more time wasted. 3. It takes days for anyone to contact you and when you call the office, and fight your way through the phone tree, property management never answers the phone. NEVER. I spent days calling during my initial inquiry and the phone just rings. Now, imagine if you wanted to apply for an apartment but you can't get someone on phone, but if you finally do, the unit you might be interested will be gone by then. Also, keep in mind that they have a NORTH & a SOUTH sides of their property so be aware of this as one side is older than the other. 4. Their website is very limiting, while you can see floor plans and photos of the property, they didn't have any virtual tour videos of the floor plans during my initial website visit (this has now changed within days since but they only show two models). A property should show ALL floor plans for transparency regardless of availability. Many people rely on virtual videos when they cannot visit a property directly, and they may not apply for an apartment sight unseen. Now, in between this time, I kept getting the same generic email messages: first was Carmina, then someone named Sage who ironically shares the same name as the property. More marketing emails of encouragement to visit their site and look at floor plans. 5. When I finally did get an actual response from a leasing agent, it was from Jessica days later. She was nice enough to answer my questions via email and offered to send me videos of the floor plans that interest me. I responded to Jessica on 5/16 requesting to see videos of the selected floor plans but never got a response. Yet, the support/AI center bombards you with repeat auto generated marketing emails that become annoying over time. Then, on 5/22, a new email from Jessica and again, a generic marketing message encouraging me to look at their floor plans, visit their website, apply online, etc. Again, no follow up to the videos she was supposed to send me, something she offered to do. My communication went completely disregarded to date. This was a clear indication that customer service is poor but also eye opening to know that it's a property I quickly lost interest in. By this point, I became too frustrated with my attempts to research this property. I sent a final email eliminating Sage Apartments from future interest as too much time was wasted and in the end it got me nowhere. I ended up choosing a different property elsewhere. ..and after having read reviews from past and present tenants, I'm glad I chose not to consider this property. I understand there's good and bad with any property but this one has been the worst experience from a research perspective. read more

Out of nowhere ants started marching out of my bathroom from behind the toilet. I called maintenance when it began and no response. I went to sleep and woke up and there were literally ants all over my kitchen floor all over my bathroom and the shower in my bedroom in my closet in my clothes and my shoes and this is day two nobody has responded at all. Beautiful crystal clear pools with large modern workout rooms. Secure mailrooms and property is gated. very clean grounds , well kept. Apartments have wood flooring , full sz washer/dryer, recessive lights, huge bathrooms and lots of closet space. very peaceful complex being away from the hustle/bustle. Well I came back a few days later and signed a lease! It was a lot of information required but it was so smooth and easy thanks to Carmina! Thank you for putting me in my new home! read more

Carmina was abs wonderful! She took me in a tour a few days ago and when I tell you she took her time explaining everything and answering all my questions she truly did. She didn't make me feel bad for asking question after question or seeing so many different units. She took me around the entire complex to see all the different types of amenities they have to offer. The thing I loved the most is she didn't make me feel like I had to lease here and talk me into a deal. Moved in about 2 months ago and my car and apartment have already been broken into. Management does not answer the phone to help with any of these issues. We have had a busted front door on our apartment for nearly a month that management and maintenance have refused to secure. Not to mention the fact that there's multiple tenants that are in domestic violence situations you constantly get to hear. Take your 2k a month and run elsewhere. These apartments are far from luxury. UPDATE: After posting this review management has contacted us trying to charge nearly $500 for a pet that was disclosed on the application that they chose not to charge a deposit for per our lease agreement. Yes, Sage is better than your average complex, but wanes in comparison to other "luxury" residences. The leasing office looked great, and they have a wonderful gas stove that you cant use. The pool to the back of the office looked refreshing, and indeed proved to be, when I jumped in. The unit I was able to walk through was nice and clean, but for some reason, there was no ceiling fan in the 2nd bedroom. From what I understand, you can furnish your own, or pay Sage $100 to install one of theirs, which I'll assume they keep after your lease has ended. The biggest downside I noticed with the parking situation. They DO NOT have many spots for guests, so if you plan on having many/any friends over, you might need to get yourself a shuttle service. The couple of times I've walked the property, there was a stale stench of cigarettes that hung in the air... and that's definitely something I dont look for when deciding where to live read more

Moved out to move states for family purposes & I miss this place. They have food trucks that come often for easy dinner & events, the trees in the complex were my favorite. Everything was handled on time & I never had issues. The garages were also my favorite because the price and size of them were great because I had 3 cars and 2 motorcycles lol but overall I would return & plan to if I ever move back to AZ. I'm so unhappy with these apartments. They don't upkeep their community the way they should or their apartments. The pool was green for well over week and it took even longer for them clean it. The pool never stays clean either. There are only two gas grills and only one works properly the other has no knobs and doesn't heat up the way it should. The community is gross. I will definitely be out when my lease is up. My closet door won't stay in the track, bathroom cabinets get stuck, bathroom drawer drops off the track every time it's opened, the laundry door is always coming off the track and the stove drawer won't shut properly it's always slanted. That was how I moved into this dump. Do yourself a favor and look elsewhere. *Update:: My air conditioning quit working twice this summer and I was paying outrageous electric bills. APS told me to have the complex check my ac unit to make sure every thing was working properly and fluids were full. It took months and they finally serviced it and my bill went down $100 in one month. We have gotten new office staff who are nice and attentive. They actually listen to your concerns. However I'm sitting here Christmas night and my heat is not working. And my laundry room doors have fallen off the track. I definitely won't stay here for another lease. It's such an inconvenience when everything is in constant need of being serviced. read more

Lived here for three years. It was very nice but overtime it started to go down hill. Parking here is horrible and they made us get a garage because we have a motorcycle which is not on the lease. People with animals do not pick up after their pets. Our neighbors would be super loud and blasting music even on weeknights. People would always park in our parking spot and we couldn't do anything about it. All the office would do is leave a note. The maintenance guys are great and are always on top of things. read more

Not Recommend- Residence for 3+ years. The problem solving skills of the staff was questionable. Customer Service was at a level low when I lived here. New staff members speaking to tenants as if they were unworthy of their time was frequent. Repairs were often patch worthy. 13+ Air conditioning systems failed one Summer resulting in further patch work. Appliances and carpet needing both repair and replaced. The unit layout overall was excellent. Outside-Dog feces everywhere, snakes in pool, black outs in the complex, Jomax-Frequent trucker accidents, mulch fire 100 yards away from units, mosquitos behind the North side of complex started by the water hoses used to put out the fire. Also, rent went up $100 in 2016. The staff turnover rate was questionable leaving each team stressed out and thereby unable to provide the tenants with quality customer service. I truly felt threatened while residing at Sage by leasing agents. Not recommending. read more

So far any issues we've had have been resolved almost instantly! It's a nice quiet complex with great well kept greenery. The pools and facilities are all well kept. I highly recommend this place! My only criticism is they could power wash the sidewalks more often. read more

Be warned about unfair payment practices, no complaint policies - Make paying rent as difficult as possible, only by bank account deduction, but they take there time taking out the money, or put in an incorrect account number, then charge you. I have live here for 2 years, have never not paid rent, (they immediately would start charging you an additional 70/day plus court costs and automatic eviction and destroying your rental history. Will not give you any means to complain, you can only complain to them, and they sweep it under the rug. From then on you can only pay with cashiers check or money order, and they charge you 10.23 EACH money order or cashiers check to cash it. No debit/credit cards, no personal check allowed. Carpets are the cheapest possible, and they will not replace, you move in in someelses's filth, then, they arrange to get it cleaned once you complain. read more

Lived here 2 years ago with my gf of the time and her friend. Started off great but then the scorpion issues we had was insane, had no help with them coming out of the vents. Dog shit every where because fellow residents didn't pick up after themselves and are not held accountable like said they would be. I was known as the rattlesnake guy cuz they were every place on the property and I caught them but place wouldn't do anything for my service to help them. Had issues with gf beating on me and made office aware of it, instead of helping me with getting out and away from the situation they pushed to help her and her friend try to leave so I would be stuck with the rent only and they get away. Luckily the ex stayed and got another room mate so I could leave but then told me the gals In the office were trying to help her leave me stuck with the bill. This is low class, garbage apartments, parking is terrible and they threaten to tow your vehicles if parked in a non park zone because they don't want to add more parking for the residents there. Where do I start? Run! Go to another complex. Very ghetto here. Garbage overflowing. Jacuzzi broke at least once a month or more. So close to the freeway, egress and ingress awful. You have to go over the freeway at Dixilecta, the side street, back over Jomas bridge to get on freeway to go to hospital West of here. Lots of police activity, lots of police helicopters, very noisy neighbors. Spend a few more bucks and go elsewhere you wont regret it. Been here 2 years and its awful. I am looking forward to living within the community, I just applied and really love the layout of the home, just wished they had vinyl throughout, but the price for what I got is pretty amazing for a luxury apartment. I have seen way worse for the same price in Arcadia/Biltmore area, and for me to be surrounded by mountains and listening to trees blow from the wind, I really don"t mind that at all. The staff was very pleasant and super helpful through the process of applying.... I look forward using a massage after my move in!! read more

The management is friendly and always willing to help. Also has a massage therapist who comes in. I love that it is away from all the craziness in the city but also close enough. Love it! I was nervous about living in an apartment complex as we had owned our own home. It has been great! My husband loves that he doesnt have to fix things and pay for repair expenses all the time. I love the quiet and modern amenities. I work out in the state of the art gym regularly. I have friends over, and they all say how nice our place is! In addition the school is top notch. Way better than southern CA even though we were in an affluent area. Overall the apartments are nice. It has been over a month now though since moving out and my deposit has still not been refunded even though I have called the office. I got the "checks in the mail" response last week but still no check. It is supposed to be returned within 14 business days. Good luck getting your money..... **Update - I did receive my deposit back on February 18th. The office manager, Jamie, did check in with me on the morning of the 18th to see if I had received it. Definitely not returned within 14 business days though. It took 21 business days and over 1 month total which I feel is excessive. The response to my review which one of the property people, Amy, posted seems to imply that there is additional time needed for mailing it. Then what are the 14 business days for? My deposit was approved to be returned the day I moved out (January 17th) so I don't understand the delay or the implied reason for it. (Out of state, really?) read more

STAY AWAY!!!! NOTHING LUXURY ABOUT THIS PLACE AT ALL!!! By far the worst communication between residents and management. I lived there for 15 months and I did not renew my lease because of how often everything was broken. The pool in the back stayed green for at least 10 to 12 weeks, the fire pits were never ON like they showed in the walk through!! And just forget about it if you have a roommate or significant other because you will never find a place to park. You get one spot for your two bedroom apartment and they do nothing about getting rid of the unwanted cars that just sit there for weeks and never move. It is supposed to be a gated community but when the gate is malfunctioning it usually takes about two or three weeks for them to get it fixed. Save your money and definitely get a cheaper place. My husband and I have lived here for almost six months, and we have been extremely happy. The apartments are high quality, comfortable, and have amazing amenities. The maintenance crew leaves the grounds meticulous, and they have already done updates to the fitness center in just the short time we've been here, adding several bikes, a new weight set and a huge TV. The pool area is beautiful. The staff in the office have always been incredibly kind and responsive, and whenever we have submitted a maintenance request, the maintenance crew has obliged within 24 hours, being willing to work around and accommodate our schedule. Our washer wasn't draining properly, and rather than submit us to a round of patchwork fixes, they just installed a brand new washer for us. My husband works in property management and is fully aware of industry standards. The crew at Sage Luxury apartments are ethical & treat their tenants with care, which isn't always a guarantee. This is a top notch apartment community to live in. read more

I lived here for 3 years, moved out recently . I liked theses apartments but did not love them enough to stay . We had trouble from day one of our move in date , our very first night we had a flood from our washer the over night maintenance came in and ripped up the carpet horribly never fixed it properly. The maintenance crew was constantly changing and when you need thing fixed they would take a while to fix a problem and when they do come lets just say you needed blinds replaced they would tell you your gonna be charged for new blinds even though you barley open the sliding door they fall so easily ; or you need new light bulbs same it would be extra charge . Over the last couple of year the community has changed a lot , my car had been broken into a few time , police are here constantly over fights I would always hear yelling at night.The scariest time I witness the police and block off the apartments is when they were investigating a murder , just know if someone has passed away inside the apartment they do not have to tell you unless you ask them, which is sad but the honest truth. As for The parking it was horrible there were never any parking and if you had a covered parking people still will park in your spot and the office staff say your not allowed to have there car towed which I thought was pretty dumb when they give you a towing number over the covered parking . And if the do the illumination Christmas lights again this year good luck with the back up traffic , on way in one way out ....for the amount of money your gonna paying here isn't really worth it because the price goes up every year your better finding a house to rent for the same price. good luck read more

Was told that there were monthly functions in the club house and get togethers. For a "brunch" on a Saturday from 10-12 there was NO food at 10:50 am because management was only expecting 30 people....with over 200 units in the complex. Although complex is pet-friendly, management needs to enforce leash rules and picking up after the dogs. read more

Ever hear of getting sucked in? Sage management is adept at using the nice floor plans, pricing, and allowance of ANY dog into the premises to suck you in... yes even pit bills (I by no means discriminate personally against pit bulls, but I'm just saying that Sage doesn't exactly adhere to their own policies on some issues). Okay, you're living at Sage and everything's cool until you witness the following and wish you chose a different living arrangement: - Management who send you letters from their lawyers for any issue another resident may complain about. - "Aggressive" dog breeds. Guess they turn a blind eye on this one. - Horrid parking. Guest spots permanently taken by spouses who "save" each other a spot. Yeah, get there before 5pm. - Young drunk adults constantly grinding on each other in the pools and hot tub after 10pm, spilling alcohol in the water, and doing who knows what else. - Dog feces all over the grounds because of inconsiderate pet owners. - You very well may be required to pay for complete carpet replacement upon lease termination. Bye bye security deposit. - Sewage problems. People flushing baby wipes causing leakage in apartments beneath them. - One way access road in and out of the area... gets old fast. Especially if you have to drive north because you will actually have to follow the one way exit road and turn back south on I17, get off at Jomax, and then turn back north, thus wasting 4 miles every time you must drive north. The best for last... everyone talks about the unresponsive management, maintenance crew, and the bugs. Many people have stated they wish the old management had stayed. Guess that tells you about the property owners. WARNING: Rent here at your own risk. Any 5 star reviews for Sage on review websites are likely created by Sage employees/ownership. Come here for a day and ask people what they feel about this place... none of what I say is untrue or embellished. read more

Misinformation, empty promises, and incompetent staffing. That pretty much sums up my year and a half while living at Sage (Luxury?) Apartments. When my husband and I first moved in we were given the wrong parking space number so for a week straight we had to deal with nasty-grams being left on our car. Speaking of parking.. It's HORRIBLE! Don't have guests. Heck, don't have more than one family car. The "one parking spot per apartment" rule is ridiculous. My husband regularly had to park across the complex and foot it all of the way home. We would've loved to get a garage, however they're an addition $75 a month and there is a 6mo waiting period. The staff was totally insensitive to this and all of our other problems. My advice to tenants is to never call the office. You either won't be answered or you'll be told that you're going to get a call back (which will never happen). The best way to deal with the staff is in person, and get everything in writing. We experienced a management shift while living at Sage which resulted in things going from bad to worst. It was at that time that my husband and I decided to bite the bullet and break lease. We now have a 4bdrm house (which is cheaper than the rent for a 2bdrm at Sage) and couldn't be happier. Do yourself a favor, don't rent here. Here are some of the other problems we encountered: * Refused to be given a clicker to open the gates, even though most other tenants had one. * Given the wrong mailbox number initially. * Stolen packages. * Horrible smell outside after every rain. * Pool is disgusting (leaves, bugs, tampons). * Unable to access i17 northbound from complex. Our choice for short-term housing at Sage was a complete mistake; I never leave reviews, but felt in this case it was fully warranted. After selling our home in Vistancia, we needed temporary housing in the area to avoid disruption to our son's schedule. To avoid a double move, we had our possessions packed and stored, resulting in the need for a fully furnished apartment (our new home was 8 months out). The reviews I read about Sage Apartments are spot on. The rental office is luxurious and lavish, but the apartments and grounds are awful. Unfortunately, our experience with the staff was similar to the negative reviews. John was great, but some of the ladies (and particularly the 'manager') are in serious need of customer service training. For insult to injury, we left the apartment cleaner than when we moved in, yet they kept our security deposit AND sent us a bill for $100 claiming 'missing items'. We were flabbergasted when we called to get some clarity and were told 'that is the way it is, deal with it'. Our mistake, we should have done more research prior to renting. FYI- if you have an aversion to bugs, snakes or dog-poo, this is not the place for you. Our 'Luxury Apartment' was infested with critters constantly, we saw several dead rattle snakes on the grounds, and the common areas were literally covered with dog feces. I lived at Sage Apartments for 2 years 2015-2017. I must say overall I had a great experience there. If I had any issues I would call or email the office and the issue was addressed properly. I have even contacted Jami in the early am hours as I work nights and she has responded to me no problem. Jami has been my person at Sage, yes they have others but no one can take her place or do what she does for the community there. I have seen her personally speak to several people and make sure we all left the office with what we needed or she would make sure to make it happen. The other girls are nice, I just preferred to speak to Jami! I had a great stay at Sage and only moved because I am renting a house. I miss the maintenance guys who always worked hard to get things done! I must address some of the issues that in the reviews to make it clear. *I do not work for or have ever worked for the Complex I was a resident for 2 years. Believe me when I say I will give a good or bad review on my own! *The part about having to go all the way around to get to and from the I17...Umm I am sure you were aware of that when you saw the apartments the first time! The reason I chose this complex was because it was out there and I would not be bothered with random people sitting around or walking in the parking lots, if a person is on the property it is because they are visiting someone at the Complex. *Yes there is dog poop all around the complex this is not their fault at all! this is the fault of LAZY dog owners, I had 2 small dogs and would see piles of poop that looked like horse poop. There are poop bags everywhere for you to use and if there wasn't any use a grocery bag! I respect Sage for paying someone to clean poop everyday even though they know who the guilty ones are! I think there should be a size limit no more that 25lbs dogs (if you cant take your dog out many times a day just don't get a dog). Not sure about aggressive breeds because I never saw a dog lash out at anyone. My Chihuahua would bark at people that would walk by does that make her aggressive? *Never had a problem with sewage and I was on the first floor. *Parking is the extra cars that are there with no parking pass. I once counted 8 different cars parking in an assigned spot with no sticker. Thought they were visitors but that lasted 1 year until they left. *No problems with other residents. This complex has so many amenities that it makes you feel at home...patios, pools, grills (gas and propane), no dog park but it has a nice sunken grass area that you can let the dogs run around. My fiancé and I have been here for a while now and we adore this place! I'm a little surprised about the bad reviews. Although, I don't expect anyone to be kissing my ass. The management gets pretty busy so when I have any questions or paperwork to turn in, I will usually wait in the lobby. Come on guys, give em' a break. There are comfy, clean couches and a few tables. There is also wifi and an outside patio, right beside the pool. Very soothing. We live on the bottom level and so far, it hasn't been a hassle. I keep hearing about bug problems and honestly, I had no idea there was one. But we are also very clean people so I don't see how it can be an issue (given we don't leave food out or eat on the patio too often). Wait, Didn't your parents teach you that? I would understand that could be a factor though since we are pretty much the front yard of a desert..... Since we are on the first floor, We were worried that it would be noisy but we don't hear anything except for some steps during the day (if that) and usually we're at work at this time. The walls are built well so that we can't hear the neighbors beside us which is nice because we can play our music at a nice and enjoyable volume and not have to worry if it is too noisy. Pools are clean and well maintained. The only thing I would change is hiring grass clean up (pet owners don't clean up after themselves sometimes and pets can get sick this way! So thank you, responsible pet owners :/ ) There are conveniently placed doggy bags so you can clean up after. Parking can be a bit of a hassle if you are a guest but I suppose that makes it so we don't have any weirdos lurking around. Oh and did I mention that the community is gated? It's great! This makes it so the kiddies can ride their bikes in peace and safely! The tenants here are aware and slow drivers, at least to my attention. There are a few mirrors so you can see around the corner, too :-) The inside of our apartment was spotless and all of our appliances worked perfectly, we haven't had any problems thus far. Parking is a joke and no matter how many times you complain about someone being in your spot no action is ever taken. I would never recommend this apartment complex or its managment group to anyone and would encourage you to steer clear. Their staff fails to understand the basics of customer service, and the terms "same day" "tomorrow" and "email you" must have completely different meanings in the world within which they operate. I spoke with Kimberly and Angie on multiple occasions. To be fair, my application was originally rejected (which I was never advised) and they excused the 3 week delay in processing as them going "above and beyond" to get me approved. When I faxed in copies of payroll as requested, there was no acknowledment that these forms were ever received. Moreover, when I called back in, Kim asked me, did you fax your documents in?" Finally, with my move-in date literally 4 days away, I was told everything was in order and I would be emailed a cost sheet and set up an appointment for 11am today, Friday 11/14/14 at which point I was to have proof of renters insurance and a cashier's check for deposit. The "same day" email that was supposd to sent on 11/13/14 so that I could actually bring the requested items to my 11am appointment today were never sent. If a company fails so miserably in every aspect of the application process, I can only imagine the problems that would have ensued should I have chosen to move in. Again, under the guise of them diong me the favor of trying to fill their vacant apartments. And, it's a poor excuse to say that, well, because of your credit, we were trying to seek an override. Hmm, has this company ever heard of Fair Housing and Lending rules governing discrimination of prospective tenants? I wish I could rate them negative stars but all I can say is this is a poorly run local team and with stafff and management who do not care about deadlines, promises, or other obligations.
