My wife and I bought a home in Saddlebrooke Ranch and moved in Oct 2024. The buying process was disappointing in that what you see in the models is not at all what you get. We made selections for wall color and cabinet color and during the process we were told the color for walls was no longer available. The new wall color was so close to the kitchen cabinets color that we had no contrast. We asked if Robson could repaint the cabinets and the answer was no. So we hired a company to repaint the kitchen cabinets at the cost of $4000. We had picked our pavers and during the build / design process and Robson said that brand was no longer available so we had to pick a new style/color and brand. There was no clear understanding of price difference so no compensation. There were a number of items, mirrors and medicine cabinets that we said we did not want but no credit for those items. We planned to upscale mirrors but nothing was available thru Robson. We met with the electrical company Aterra and during that process found out that models had four can lights per each bedroom and den, only to find out that only two were standard per room. So a substantial increase in price per room to have four. That is not disclosed as are many items in the models. We paid thru the standard price for phone jacks for landline, not landline is available. Cell service is so bad in the development that we have to use WiFi to improve cell coverage. This is a safety issue. Only one company is recommended for internet and that is Orbitel, no other options. Design center items are substantially marked up to bolster the profit margins. The percentage of design options to purchase price is way understated. It was stated 20-25%. The build process was very slow, workmanship / quality of finish was poor. Total build time was 14 months from commitment to purchase. This required us to rent back our Colorado home for 5 months. We had our home inspected by a local quality inspector that has worked in the communities for 20 years and found 49 pages of issues that were presented to the Robson "Customer Care Group" for the 11th month warranty process. The corrections process was poor at best and quality, especially paint and finish was done by multiple trades to correct nail pops, trim issues, doors that would not close. They used the wrong paint types and colors that required multiple visits to correct. Still not correct! Multiple customer care representatives that never carried over details from one rep to another and that lead to poor customer care coordination. Our last customer care person John R did not coordinate the trades or provide the details from our paid for inspection report so it was difficult for the trades to know what they were to do. We love the community and the amenities and the people that live here. We paid a good sum of money for a home that is mostly a tract home. I would give a failing mark to the sales and Customer Care group. Robson has missed the mark of quality in many ways. We would not recommend Robson Saddlebrooke Ranch. Don't buy a home from them. They charge high prices for cheap houses and they fall apart. After escrow, you will be working with repair people up to the next year. Other than the sales person, they are rude and demeaning. We finally sold after trying to sell our house four times in six years. read more

We like the SaddleBrooke Ranch restaurant but were disappointed tonight. We ordered the SnakeBite burger with Raspberry jam, jalapeño cream cheese, bacon, tomato, and lettuce. Wrong choice. The only predominant item under the bun besides the beef was the lettuce. Nothing more was identifiable. So, disappointed. Stay away from this burger. read more

This place is beautiful! I spend time here when I'm visiting my grandparents from East Tucson. Each time I come here it is relatively quiet and relaxing. The pool is enormous and sprawled out from laps to shallow relaxing waters. They have cabanas to enjoy a drink and always play soft music. With they had two jacuzzis but besides that, all is amazing! read more

This place is amazing! My grandma lives here part of the year and I came to visit and it is so cool! They have fun concerts that allow you to dance along with. My grandma got us tickets to a Glen Cambell concert. I know he is dead but it was a guy impersonating him and to my surprise, it was extremely fun. The people there are so friendly and I see young people working there who are great friends with the older people. I do believe you have to be 55 or older to live there but I do think that it makes them feel younger than they are! The houses have trails behind some houses and you can take a walk whenever you want. So many fun activities! If you're thinking about retiring soon and moving to Arizona, then you should definitely consider living here! read more

My husband and I bought A lot in Saddlebrook went through design paid $80,000 as we were planning to retire and move there. Unfortunately my husband suddenly passed away January 31, 2022. I immediately called Bridget our sales person and she basically told me well you can either buy the place or you can walk away from the $80,000 and I was like what. My husband was the breadwinner so without his income I can't afford to buy this house or make the payments. I'm trying to figure this out as I have to close on this house this week. I just have to say I'm really disappointed in this place as they Were all so nice and friendly till we signed on the dotted line and now they won't even work with me. I get we Committed to buying this house but It's not like we changed our mind and want to just get out of it or that he lost his job or we can't afford it he died he's gone FOREVER! This review isn't about the facilities at Saddlebrooke Ranch, but rather of the attitude of the people in charge there. I approached Saddlebrooke to ask if they would consider advertising a fundraising event for a local school. Many of the students have family that live in Saddlebrooke, and we were told by many people that the residents there might appreciate an invitation to join our school's casino night event. A person from the school reached out to Saddlebrooke, and was told we could pay for some expensive advertising there. I then called and left messages with the Director of Communications and the General Manager, but they never returned the calls - I guess unless you have a lot of money to spend they're not interested in speaking with you. A large retirement community that separates itself from the community and won't even consider tax-deductible donations of advertising to non-profits says a lot about the type of people running the place. Guys, your parents didn't raise you very well. read more

I've had a number of very good meals here. Service has been only OK, but recently it has improved. The servers are all friendly. The atmosphere is pretty great with a view of the mountains. Prices have improved, but they're still pretty high. read more

I have friends who live at Saddlebrook Ranch and love it. I've visited them 3-4 times in the past couple years and enjoy it very much. I'm continually impressed by the quality of the homes, the abundance of classes, amenities, and activities available as well as the volunteer options which contribute to the larger community north of Tucson. The setting there is spectacular and there's certainly plenty to do. As I approach retirement, this place is on my radar for consideration for my next chapter in life. read more

Would not recommend! Lousy construction on homes and it takes a war to get repairs done, which are not done to satisfaction. Robson construction uses the worst contractors - the cheapest labor they can hire! A lot of home owners have had their air conditioners go out after 2 to 3 years - cabinets have fallen off walls - trim work is horrible, etc. read more

visited area recently. the ranch is nice. good pool. They sell homes at the Preserve for the main Saddlebrooke at the same model design center At ranch. So I got confused about differences Between Saddlebrooke Ranch and Saddlebrooke The main saddlebrooke is larger area located closer to the mountains to compare. There is the main Saddlebrooke (larger) It is about five miles away from this one. Different communities. You will want to see the amenity complexes there because some additional restaurants And golf courses there. Large peeforming arts theater for live concerts at main Saddlebrooke also. We unfortunately had to cancel our contract because our grandson has been diagnosed with cerebral palsy and is not progressing as well as they thought he would. That being said we decided we needed to be close to help out with doctor, physical, occupational and speech therapy appointments. I contact our agent Brad at Saddlebrooke Ranch Oracle AZ, explained the circumstances and ask if he could point me in the right direction to see if we could get our $15,500 deposit back. Straight flat out got a "we are very strict on our non-refundable deposit policy". I asked again if there was someone else I could speak with and never got a response. Here is the real kicker that was not verbally disclosed to me at time of signing; the contract says "BUYER IS ADVISED THAT EARNEST MONEY DEPOSITS, DOWN PAYMENTS AND OTHER ADVANCED MONIES WILL NOT BE PLACED IN A NEUTRAL ESCROW. SUCH MONIES WILL BE PAID DIRECTLY TO SELLER AND MAY BE USED BY SELLER. THIS MEANS BUYER ASSUMES THE RISK OF LOSING THE MONIES IF SELLER IS UNABLE OR UNWILLING TO PERFORM UNDER THE TERMS OF THIS AGREEMENT." So not only do you as the buyer loose your deposit if you cancel, the seller can just decide not to perform and you loose your money - HOW IS THIS LEGAL???? Shame on me for not taking the hours to read the contract line by line, more so shame on the agent Brad for not disclosing this important contractual information like he did on other parts of the contract, I probably would not have signed, this is stealing in my eyes. read more
