As of writing this, we have been tenants at one of their properties for going on three years. Here is a list of how they have managed us: 1) We accidentally broke a counter top. We were 100% at fault and wanted to pay to have it fixed. So we sent an email to Ryis as well as the property owner. This happened approximately two years ago. The owner arrived, hired contractors and replaced the countertop. Ryis has yet to reply. 2) Trying to get ANYONE to assist us with maintenance is a chore. Average wait is around 2-3 weeks and when they finally send a maintenance worker they will tell you they can't fix whatever is broken and leave. They then charge the owner serious money for this assessment. 3) They sent an eviction notice when my wife and I owed them 50 bucks. You read that right. We didn't adjust our payments when our rent increased, our fault, but they sent us a notice that they would evict us over the missing 50 bucks. Fun. 4) The annual inspections aren't. 5) Although it did impact me positively; they miswrote the advertisement for renting the house we are in and undercut the owner by about 300 dollars. Would not rent from this company at all! They said they needed to do an inspection of my present unit in order to accept me as a tenant to rent one of their units. They sent a lady whom reported back to the office that my unit smelled "heavily of marijuana smoke"!! Neither I nor my husband smoke marijuana, I had been burning a Charmed Aroma Mango scented candle prior to her arrival. The lady still collected a last months rent deposit from us, which the company had to send back to us. She was barely in our unit for five minutes and wore a medical mask the whole time but yet says our house smelled heavily of marijuana smoke. I found the company rep that was sent to inspect was highly unprofessional in making such a bogus and unconfirmed allegation. No way would I ever recommend Ryis Properties Inc. My experience with this terrible, unprofessional company was that they took one year to evict non-paying tenants while I payed the house mortgage, bills and fees then they billed me $15,000.00 to 'prepare' my little tiny townhouse for a new tenant - charging me for work that I did not authorize and could have done myself like painting the ceilings and removing, painting and re-attaching the kitchen cupboard doors. I inspected the house after the non-paying tenants left and it was not that bad just a few minor repairs and carpet shampoo needed. No invoices from the contractors who supposedly did the work were provided so I have no proof the work was actually done or what it really cost, except for one receipt I got for about $1000.00 for carpet removal. Their paralegal, who got rid of the non-paying tenants did not give me dated, itemized invoices for her services just generalized billing from Ryis. The company also told my tenant to send the rent to them directly so I never saw a penny from the first and last month rental payment and even after I fired Ryis they still contacted my tenant for money. I know because the tenant told me they called her. Now I'm scared that they will try to put a lien on my property, the first house I have ever owned, and try to take it away from me through this bogus billing! I will pay for the work that was done that can be verified by an invoice from a contractor and the paralegal fees that can be verified but that's it. I can never recommend Ryis Properties to anyone to manage their property unless you want to lose your shirt, and maybe your house. read more
