Ryan is a great agent - easy to work with, helpful, and knowledgeable! We've now used him for multiple purchases & sales over the years...and he has helped multiple family members buy/sell properties as well. Always a great experience. Highly recommend! read more

Ryan Halset - Listing photo with view of Seattle skyline and Space Needle - Real Estate Agents Near Me - Seattle, Washington

Ryan was a wonderful asset as a first-time buyer in one of the hottest markets in the country during the wild pandemic buying season (2 weeks housing inventory = yikes). He successfully helped us navigate making clean offers and came up with a winning strategy to help us get a house in our dream location. We had a wide series of wants in a home, and he patiently helped us navigate discovering what our needs actually were. We felt bad pinging him as frequently as we did to ask questions or set up tours, but he was always present and very positive with each of our interactions and truly made us feel like our interests were his top priority. Ryan's industry experience and extensive renovation knowledge really came in handy when assessing which homes we wanted to make on offer on (versus which would be a bit too much of a DIY headache for us). Absolutely recommend him to anyone looking to crack into a seller's market with an edge on the competition! read more

Some superheroes wear capes, but capes don't buy and sell houses folks. For that, you need someone with unshakeable optimism, profound patience, a great sense of humor, and above all, a deep knowledge of home buying and selling in this crazy market. Ryan is the hero you are looking for. My husband and I ran into Ryan five or six years ago when we were just renting and happened upon a home he was showing to another client. The client left, but Ryan stayed and explained to us that the home being offered as a rental was also listed as a short-sale. He helped us understand what a short-sale was, and he offered his card if we needed any help finding rentals. RENTALS. We reached out to him intermittently over the years, but it wasn't until October 2017 that we were ready to look at buying. We reached back out to Ryan, and he immediately jumped at the opportunity to work with us. As mentioned in other reviews, Ryan is extremely knowledgable. My husband and I are first-time home buyers, and he patiently and painstakingly walked us through all aspects of the process. He helped us craft competitive offers within our means and comfort level, and he helped us feel empowered over the many decisions that had to be made. Because this market is so competitive, it took us several months and a handful of offers to finally get one accepted. Ryan met us on countless rainy nights, sunny days, snowing weekends and early mornings to see houses. He created a personalized portal where we could review listings that met all of our specifications. He was patient as I bombarded him with MLS#'s and questions. All the while, he continued to be an unbelievable delight who was quick to respond, often with an in-depth analysis on each of the houses I asked about which helped us prioritize which ones to see first. In the end, we landed our dream home. When we met Ryan to pick up our keys and officially start our journey as homeowners, we realized we also landed something else - a friend. We feel so fortunate to have bumped into Ryan so many years ago on that fateful afternoon. We cannot recommend him highly enough. He is a true gem as an agent, and he is an outstanding person to have around. *pro-tip, he actually does own a cape, and if you are nice enough, he may even be persuaded to show you the picture* read more

We've used Ryan on three different occasions and will continue doing so. Recently, he helped us sell our Condo. He was extremely knowledgeable and always provided us top notch advice. During the process, he helped us find excellent stagers, brought in fantastic photographers, and helped price our condo to attract a lot of buyers, and I mean a lot!. As the offers rolled in, he helped us compare them all. He helped us counter incoming offers and make sure we were in the best situation. In the end, we had 11 competing offers and sold our condo for 25% over list :) Which is almost unheard of. We also used Ryan to help us purchase a new home. He'd taken us around looking at properties until one popped up on the market across the street from Bryan Elementary. He was quick to get us there the next morning and with his help had a strong offer on the table well before anyone else. He was extremely knowledgeable and knew all the best tactics. After some back and forth with the sellers we had our offer accepted three days after listing and just before the scheduled open house. We got exactly the house we wanted, in the right neighborhood, and next to school we wanted. Could not have been more perfect. Ryan was great in giving us advice and options and never pressuring us in one direction or the other. We always felt like it was our decision. He'll always be our go to Real Estate Agent for buying/selling a home. read more

My husband and I had the pleasure to work with Ryan on the sale of our first home. We decided to meet with him after hearing great things and witnessing a line of cars waiting to see our neighbors' home during the week of showings. Since our sale was related to corporate relocation, he had to jump some extra hoops and pass the interview from the relocation team; which he passed with flying colors =). We were then given the green light to work with him and we are so glad we did. The thing with Ryan is that from the day we met him, we felt comfortable working with him; felt that we could ask him anything and this was important to us since it was our first home sale. He was always very responsive and answered within hours via text or phone call. We listed our house in early September and we only had a few weeks to turn it around. Since it was somewhat peak season, my husband and i called contractors to give it a facelift/paint, but we couldn't find someone available. After calling half a dozen places with bad news, pair we called Ryan and he had someone in our house to give us an estimate the same day, same day people! With his help, we got the house turned around and ready for pictures and video in about a week. Ok, then the part you have all been waiting to read, the $$$. Ryan will tell you I was so worried about selling in September missing the "optimal summer time". However, we followed his advice and we had multiple offers and sold our home for 50K above asking price. I was truly amazed. But that's what happens when you work with Ryan since i got heard a similar result from my old neighbor. After accepting the offer, he provided weekly updates to keep us in the loop. Thank you for hand holding us through such a stressful time for our family - home sale and relocation with a 2 year old. We learned a ton. read more

As first-time home buyers, we wanted to work with a real estate agent with extensive experience, knowledge, patience and above all someone we could trust. Ryan exceeded our expectations on all of these traits. He was extremely patient starting our search with a LARGE geography and looking at many diverse neighborhoods, houses, price-points, etc. Ryan was very responsive to any questions/requests we had (even if it was inconvenient for him). After a 3-4 months of searching we ended up with a BEAUTIFUL house in West Seattle (our preferred neighborhood) without getting into a bidding war or doing pre-inspections. We secured the house at asking price in this very competitive market. I highly recommend Ryan for those looking for a home anywhere in Western Washington - you won't be disappointed! read more

TOP NOTCH...Ryan is the best! Thank you, Ryan, for making it easy to sell the home my folks enjoyed so much in their retirement: Easy to get ready (great contractors); easy to prep (terrific staging); easy to find the buyer (exceptional photography); easy to sign off (excellent escrow); and, easy to close this chapter in my family's life (calm & clear communications). Real estate doesn't get any better than Ryan's expertise and wisdom. Thanks so much! read more

I bought a condo in Washington 11 years ago and have been wanting to sell it over the past 3 years. Ryan's expertise was a huge help in identifying the optimal time to decide to list. It was through his help that we were able to get my unit ready and in less than 24 hours from posting to MLS I had an offer in hand. I was in complete shock! It was because of Ryan's diligence, business acumen, and outstanding ability to critically assess the negotiation points in my offer which positioned me to close in just over a week. Totally unheard of! I am unbelievably grateful and cannot recommend him enough as the agent to buy and/or list with. He goes above and beyond to ensure his clients' interests are top of mind! read more

We bought our first home with help of Ryan. While our home buying process was relatively quick, he was very helpful throughout the entire process. Before deciding to work with Ryan, we chatted with a few other agents as well. But found most of them to be pushy, snobbish or focusing too much on what they had to say instead of listening to what we want. Ryan, on the other hand, was a good listener, very nice, and he was not at all pushy. We found him very experienced and knowledgable about the real estate situation in the Seattle area. We were new to the city and didn't know much about neighborhoods. What we appreciated most about him was his honesty when we asked about his opinion on a particular place or area. If he saw an issue with the place or location or neighborhood, he had no problem mentioning it. The home buying process is stressful enough; it is very important to feel comfortable and in good hands when working with a real estate agent especially if you are a first home buyer. We highly recommend Ryan! read more

We used Ryan and Boardwalk Real Estate to buy our current home in 2015 and sell a rental property in 2017. He was extremely easy to work with and typically responded immediately to calls, texts, or emails. He was also very professional and we felt very safe with the decisions he helped us make. I would highly recommend Ryan for buying or selling a property. read more

Ryan was recommended to us by two friends, and we very happy we listened to them. With the sale of our old house, and the purchase of a new house, Ryan's expertise and guidance were absolutely invaluable. We ended up receiving a lot more for the house than we hoped for. And despite the state of the current real estate market, we managed to have the winning offer for a great house in a cute neighborhood for an affordable price. Thank you Ryan! read more

I used Ryan and his associate with the purchase of my home. I was new to the area, coming from out of state, so it was nice to have someone extremely knowledgeable about the area and schools. While I was searching for my house it was extremely frustrating due to the way the market is going but thankfully Ryan helped me through everything and talked me through the whole process. I highly recommend Ryan as your next real estate agent. He is very thorough, kind and patient. read more

Highly recommend Ryan. He made the stressful process of purchasing a home as smooth as possible. We lucked out and got our first offer accepted. This was our dream home and we were over the moon. We found out that part of our offer being accepted was due to Ryan's good relationship with the sellers' agent. Ryan was always available for questions via email, phone or text. And provided us with all the necessary information we needed along the way without using verbiage or terms that were over our head. I am recommending him to my parents who are in the market now too! read more

I simply cannot say enough good things about Ryan! In the real estate world, there is so much emphasis on first-time home buyers, that it never occurred to me how much goes into selling a home! As a first-time home seller, my husband and I immediately found the process so much more daunting. I honestly don't know what we would have done without Ryan's expert advice, detailed explanations, and calming demeanor every step of the way. From day one, when we decided to sell and needed help deciding how to prep the condo--what to update, what to leave as-is, how to stage, etc.--to navigating an extremely tricky (self-inflicted) situation where we were in a contingency with little wiggle-room, and buyers that were tough negotiators, Ryan went above and beyond. Thanks to his thorough knowledge and clever negotiating, we managed to land the sale with enough funds to buy our dream home! And not only that, but let's just say I'm a *tad* on the anxious side, and Ryan was constantly providing information and support to keep me as calm as humanly possible--seriously, having someone you can actually trust is immeasurably important. And our condo was small-potatoes relative to the Seattle-area real estate market, but he made us feel like we were his most important clients. He really, truly cares. Seriously, do yourselves a favor and use Ryan, I'll forever be grateful that we did! read more
