We needed a deposit in order to make the offer, so we got the money from a family friend of 30+ years so we could quickly make the offer and then paid him back with cash. We then needed about $1700 for closing, but the loan could not be processed until the money was in the bank. The money for the despoit could be gifted from a direct relative, so I wrote a check to my husband for the whole amount. It was then that Hiya decided to tell us the $1000 deposit was no good because it could not be 'sourced' and b/c it was not gifted from a family friend. Oh, and my check (which cleared) was also no good (even though I'm a direct relative) because I then had to prove where I got the money (even though I wasn't on the loan). The *best* part, though, was at the beginning of the process when Hiya asked if my husband paid rent for living with me in the house in my name. I told her he did not. A few days later, we had a lengthy discussion about how much I owe on my home b/c we were discussing a traditional mortgage rather than the USDA loan. A few weeks later, she emailed me to ask for me to prove to the bank that I own my house free and clear since my husband doesn't pay rent here. Ummmm, HELLO?! I'd already told her exactly what I owed, so how could I then prove a negative? Thanks to Hiya's incompetence, we lost the house, we lost our $1,000 deposit, and we were out nearly $1000 in fees to the home inspector, etc. Without an opinion, those are facts. Hiya represents Mortgage Source, and, as such, I recommend you keep looking for a mortgage broker.

Soo their realtor left and said sadly no one came. Two hours later at the original time several people showed up at our house, so we had to show our own house with no realtor support. They didn't offer to help stage the house even though they talked about it when they first came to see our house. Instead they suggested I get my girlfriend to help me!!! When the house was sold we discovered that we weren't getting back $550 in propane because it wasn't listed in the contract. They said oh we don't deal with those things!! Really, cause as our representative they should have. We had no idea that the real estate laws had changed since the last time we had sold a home . Then, the day before closing they are calling to say we didn't disclose our second mortgage. We had actually visited their office to make sure they had our second mortgage information, but in adding the second mortgage they erased the information for the first mortgage and couldn't find that information. Again, they deflected all resonsibility and offered no apology. Everyone else made all of these mistakes they said. They are never wrong, and they never apologize. The day of closing we had to put $750 in an escrow acct. for a minor repair. They gave us the buyers agent's number to deal with directly. After all they got their money, they were done. They never contacted us to remind us we only had a week to repair the issue, or to see if we got our money back. Our friend fixed the problem for $10. They are all about their money and really don't care much about yours!!
