The whole staff at American Realty was very helpful and dealing with an agent (Steve) that was from the US and spoke English was very helpful. Prices in Playa have gone up a lot since I started vacationing there about 10 years ago so I chose to purchase a new but lower priced town home in the Caribbean Living development. It's in the suburbs about 2 miles from the beach and the Paradise model was advertised as $130,000 including all costs and furnishings. They walked me through the process and everything went smooth through to the closing. After the closing, I started working with an interior designer that American Realty provided as part of the package. The entire time to finish the home was supposed to be 30 days but do to some communication problems with the designer, it ended up taking an extra 2 -3 weeks before it was completed. Despite the extra time it took to complete, I have to say that I'm very happy with the overall experience. The staff at American Realty was super helpful and worked very hard to correct the issues with the designer and speed up the process. As advertised, there were no hidden costs or fees and ultimately, I got exactly what was offered. The end result is well worth it - I have a beautiful town home with a custom designed interior in a very safe and quiet area of Playa del Carmen that I can enjoy when I visit and rent out when I'm not there. At every step of the process Cristina either tried to sabotage the sale or get a kick back. On multiple occasions Cristina and her husband, Fernando, approached the notary for a kick back and told the seller she received the full 5% commission, instead of splitting it equally between the seller and buyer agents. In addition to her efforts to introduce side deals into our sale, she lacks a basic understanding of real estate transactions. She did not understand Escrow nor the requirements involved with transactions involving foreigners and the need for a fideicomiso (the trust required for foreigners owning beachfront property). Because of Cristina's incompetence, the seller relied on our agent for everything. Avoid any real estate transaction involving Cristina Aleman or her husband, Fernando, at all costs. The only thing she did right was show up to closing on time to collect her commission. She is the type of fraudulent person giving Mexico a bad reputation.
