The franchise was then picked up by an RPM outfit in Pocatello Idaho. There is a constant turnover of incompetent local managers with negligent oversight of the properties. If I could give it a 0, I would. Times where we needed stuff fixed, no one would come out to fix it but increase the rent! we cleaned the carpet when we moved out. Turned everything off or transferred it over to our new house before the end of November. Trying to charge us for the december bills when it was the house behind us that was using the utilities. As a property owner, this was, unquestionably, the worst management company I have dealt with in 30 years. Over promise, under perform. Incredibly high turnover of "property managers", most with little to no experience. Poor communication with both our tenants and me. Repeatedly broke their contract regarding spending limits before contacting owner for an OK. Sloppy, careless bookkeeping and terrible maintenance on property. We actually received a code violation because they didn't maintain the property's grounds and ignored tenant issues within their units. Miserable people all around. I cannot speak to their rating as a tenant but as a vendor working along side them they are a great company to partner with. They offered reasonable rates and paid on time. The tenants I encountered were happy and spoke of them highly. They seem to get repair work done pretty quickly when compared to most and the quality of the repairs was excellent. Real Property Management is bad. Their people flooded my apartment and it took five weeks to tear up and remediate, while I lived there. A cast iron sewer line upstairs was rotted out and leaking into the walls and growing black mold into my apartment. I had to contact the city of Twin Falls and threaten to sue before the rental company started trying to comply with city code. I was sick from black mold the entire time I rented from them and fought them for six months to rid the apartment of leaking sewage and black mold. These people are absolutely horrible we were paying 1800 dollars and there was so much wrong with the house request to have it fixed and nothing we let them know we were in the process of buying a home gave our proper notice in writing and verbally I spent 4 days cleaning the house it was definitely better when we left then when we got there and now there saying we owe them an other 1800 dollers plus keeping out 3400 dollers security deposit .. I would highly recommend going any other route than rpm. From start to finish in my lease with them it had been a nightmare. From terrible upkeep of properties too being charged cleaning fees on my deposit. They did nothing with maintenance requests and when I called to complain the company would tell me it's my opinion or blame past employees instead of rectifying the situation. They are a poorly ran management company that seeks to take any amount of money they can get from their tenants.
