Keith Rollins at Rollins Construction Inc., does not do a good job backing the quality of his work…read more In the summer of 2025, I hired him to put a metal roof on my house and also to fix my driveway by putting in new gravel and taking care of flooding issues that led into the garage. Later on down the road, he admitted to me that he did not use all of my gravel because he felt the top half of my driveway did not need it, and he drove off with my left over gravel. I actually ended up needing that gravel later on because after the first rain of my driveway being completed, a lot of my gravel on the top part of my driveway washed into the bushes because the water snaked down the center of my driveway, leaving a huge 6 inch deep and 6 inch wide trench. It turns out he did not rebuild and relayer my driveway like it was supposed to be done, and did not dig proper drainage pathways along the side of the driveway so the water would be lead elsewhere. I had a strong feeling that he would not be willing to come back and fix my driveway for me, so I got a shovel myself and dug up all the gravel out of the bushes and tried to patch up the top half of my driveway, and I dug up a drainage pathway along the side as well. Water still ends up flooding through my garage really badly too because the trench drain I had him put in front of the garage door apparently does not work like it should. The $3,300 I gave him for that ended up being a waste of money. Then many months later, I learned my assumption about him not being that willing to come back, ended up being correct. After the winter time and the extreme changes of weather in February and March, I had noticed there were new leak stains in the ceiling of the laundry room. I lived in my house for 2 & 1/2 years before the metal roof was installed and those stains never showed up. I also have realtor pictures of the laundry room that shows there were no stains up there when I moved in, but when I let Keith know that I had new leak stains in my laundry room, he argued with me a lot about it, pretty much trying to insist that I was wrong about those stains appearing after the metal roof was installed. I'm giving him only two stars because I managed to eventually get him to come back, but not without being difficult about it. The reason why I managed to get him to come back was because I had discovered that the metal paneling above my laundry room was 2 half sheets and not full sheets of metal. I paid for full sheets of metals to be put on my roof, not half sheets. He also did not put a vent pipe or box above the laundry room which has an exhaust fan in the ceiling that is in front of the water heater. The two bathrooms in the house have vent pipes on the roof though. After he eventually came back and installed full sheets of metal for me, he still did not provide me with a vent pipe on the roof like I had asked, because he felt there was enough room between the metal sheet and the roof. I guess time will tell if I still end up with a worse problem. He also proceeded to argue with me again before he drove off, telling me things like he was $600 in the hole and he does not work for free, but having to come back and fix your work is included in my original payment which was another $13,000. I guess the 45 year warranty that he guaranteed me on the roof is actually worthless. He likes to avoid getting permits, probably so he does not have to worry about his work being inspected every step of the way. I probably should have took it as a red flag not to hire him when he had mentioned a few times that he did not know why there were, originally, so many vents on the roof. I assume it is for proper ventilation. My house is a high end Palm Harbor mobile home, and on the backside of the house, there were at least seven vents on the roof. Now there is only three protruding through the metal sheets. They are the ones for the bathrooms. There is also other work that Keith ended up not finishing up for me. He put a metal roof on my garage as well, and I had him remove a wood burning stove, but he did not cover the square hole that was left open in the ceiling and still would not do it when I asked him to later on, and now I have a worse problem with the mice coming in there. He also punctured a hole, with his thumb, in the ceiling of one of the bedrooms. He did not apologize for doing that and did not offer to fix it. Later on when I asked him more than once to fix it, he told me that he would drop off some spackle, and I could fix it myself. He never dropped off the spackle.
