I am more than familiar with rough conditions and grumpy property management. This apartment complex was by far the worst managed that I ever experienced. They are on their third Property Manager since I moved in (One year ago) and Candace (Current Manager) is by far the worst of the three. Everything is falling apart, they never respond to calls or emails, Candace has failed to show up to nearly every meeting I have scheduled, and lies to my face every time I manage to catch her in the leasing office. They charge me late fees when I am on a scheduled auto-draft early every month and I have to be relentless to get the false fees canceled. By far the worst offense, however, came in the last month of my lease. I had been trying to contact the leasing for months to discuss my options. Candace lied to me once again, telling me that my lease would roll into a month to month without extra charge. this was not the case. If I had not made other arrangements, I would have been trapped into a lease with HUGE up-charges. This violates contract law, Georgia's 60-day policy, and is the definition of contract entrapment. Anytime I've had an issue with something, Noah is there within hours, sometimes minutes, to fix whatever it is. I know from personal experience, the only time a sticker will get put on your window at night, is if your car has an expired tag, it's parked in the handicapped parking spot with no handicapped tag, or it you're double parked. They always make sure their handicapped residence have a parking spot by doing these nightly checks. I've actually had a sticker on my car for parking in the handicap spot. It was my own fault. The spot was always empty, and I felt like it was convenient for me. I was completely in the wrong though. I love that our management team cares enough to do this in the evening. And as far as the maintenance goes, Noah stays on top of everything here. Anytime I've ever needed something fixed, it's been fixed. Before Brittany and Noah came, there was always trash that covered the parking lot. Ever since I've been here the property has been the cleanest it's ever been. Trash stays picked up, the grass days cut, and pest control comes out on a regular basis. This management team has done nothing but turn this place around, and we are all very grateful for that! The property manager Britney Risner is absolutely out of control. She tried stealing my rent money…read more And successfully stole other renters' money and security deposits. Not only does she attempt to steal money from you when you pay your rent on time but she might also, at her own leisure, decide to harass and stalk your house guest and follow them to your apartment. All this to verbally, for the first time, say that they are trespassed and not allowed to this apartment complex. No document or prior warning given to you, or your friend, that she says can't come to your place now, all of a sudden. And when you ask her why, she threatens you with a violation if you don't get back in your home and shut your mouth. As if you're her child and she doesn't owe you any explanation. This lady is beyond disrespectful, she's flat out crooked as her nose. She's already been fired from other properties for stealing or mishandling funds and unfortunately she is still being allowed to do the same thing here. The last property managers were newer but they didn't try to rip you off and misappropriate rent. After her attempt to steal my rent didn't work, she said that "it was a simple mistake", with a huge smile on her face, "they had accidentally put half of my rent payment towards another apartment." When you pay your rent, make sure you get copies and proof. This is not the kind of thing, anyone should have to worry about when renting, but you have been warned. They hire people up here that don't want to work or do their jobs properly. Recently they finally got a handyman to fix a hole that had been in the ceiling in the common area for over a month. Not only did he do a poor job repairing the problem, he left drywall, debris, and nails on the ground and the stairs. Not only did they leave nails and debris everywhere, I left the nails and debris there to see how long it would take for the on site maintenance people to pick up the trash or the handyman that did the work. None have cleaned it up in over a month. This place has Hvac issues every summer and they run out of window units to hand out. Be careful when renting here. It doesn't matter if you pay your rent on time, Britney can wake up one day, stalk your guest to your home, and then decide to evict you as if you did anything wrong other than question her tyrannical behavior.
