This property is not what it appears to be. Underneath its surface is a poorly managed property that may cause health issues as it adds stress. Despite the great space that it offers for your bucks. The apartments are not well maintained and/or cleaned or sanitized.
Riverstock requires potential renters to sign a contract that forfeits your deposit if the apartment offered at the time of lease signing is not accepted. Thus, forcing you--the renter to accept an apartment that otherwise you would have not. This is almost unheard of and uncommonly practiced. Requiring potential residents to sign such an agreement is unpractical given the fact that you are expected to move in an apartment as described below.
If not all, majoring of its apartments are dirty, unclean with old, stained and/or damaged carpet that includes dog hair and possibly fleas, spiders and dusty spider webs outside the apartments and inside all the rooms except the kitchen. There are stains and paint on the flooring in the kitchen and bathrooms. Old paint with stains and wholes on the walls, and faulty electrical outlets. Beware--you are not given the opportunity to know what you are getting before hand. Prior to signing a lease I was shown an apartment and wanted to rent it if it would be painted. After I completed the walk through with Pat I was told that the unit was "going to maintenance."
Furthermore, management is very difficult to work with. They are unwilling to accept responsibility for the current conditions of the property. They are unwilling to eradicate the issues brought to attention. Often residents and future residents are ignored and is expected to live in poor conditions and unresolved maintenance requests.
I was offered a lower level unit that had the potential to resolve one problem but could create and/or exacerbated other issues. The unit had huge stains on the carpets, black mold around the windows, cracks and condensation on the windows, spiders and spider webs throughout. The unit was dark, cold and drafty, especially near the windows and doors. This unit was offered in attempts to resolve my initial request to be placed in an apartment no higher than the second floor due to visible physical impairments prior to lease signing. This was the only offer made by Justina.
Another bad experience occurred the day I was given unsigned documents. After driving more than 30 miles per Pat the assistant manger request to pickup documents. To learn later that day that it was missing information only the manager could provide became an issue. When I was told that the manager was too busy and would not be available for a week.
As a result, I have made an attempt to reach out to the regional manager regarding the issues described above. I did not hear back from the regional manager regarding my concerns despite leaving a voicemail.
Ultimately, I will not recommend Riverstock to any of my friends and family. See attached photos. read more
