I havent found an apartment complex more eager to steal your security deposit. Upon move out they charged me over $1k to replace the carpet for "damages a professional cleaner wouldn't be able to fix". I requestes photo proof and the "damage" was a minor stain on the underside of the carpet I had to squint to see. Furthermore, there are porch pirates galore and very unhelpful office staff. Several times I went to pickup a package and they'd state they couldnt find it until I showed tthem photo proof it was delivered to the office and theh double or triple checked. read more

I lived here for about a year previously. Rivergreens apartment was a place that I would stay at again. The maintenance team was very quick to respond to issues after placing a ticket. Free parking was offered on site in a parking lot. I had some older appliances in my unit that I was able to get replaced during my stay as they eventually did function properly. You are responsible for all utilities. The area was very safe. I would walk around the area at night as I worked third shift. Price was also very competitive for the area. Location was nice as it was very close to the 205 freeway. There is a short little hiking trail behind the complex, next to a park, that leads to the Willamette river. As for the negatives, the application process was overall pretty abysmal. The units they show available on their website is rarely updated. If you try to reach the office by phone, it is difficult to reach anybody. I had to spend an afternoon calling every 15 minutes to finally reach somebody. Then I scheduled a phone call for later and nobody ever called me back. If you ever need to reach the leasing office as a resident, it is better to simply walk-in as phone is rarely answered. The complex is definitely on the older side. Units show their age with creaky floorboards, bathtubs, and older appliances. Their is very little to no soundproofing/weather-stripping on the windows or doorways. I could hear everything that happened in the parking lot from my bedroom window, which made sleeping with earplugs mandatory as a third shifter. My unit was almost always extremely cold as lack of insulation/weather-stripping and only baseboard heaters in the rooms. There was a fireplace if you plan to use that. Another small issue, my parking space was about 200 feet away from my unit. It's not a long walk, but just know if you have a lot of groceries or such that it might be a worth investing in comfortable tote bags. Overall, I would recommend this complex to others. read more

Do not rent here, if your door is damaged and you have proof with the item that did it, and your neighbors tell you they heard the kids above you doing the damage management requires them to come forward as well, but we fear vengeance will bestowed upon us by not only the neighbors and their friend to us! Even the manage will say oh no there's no way a rock could be broken but it ting your door, showed the pictures of damage to JinJoo, and I explained as they know we are in process of moving out so we're not going to be responsible for damage that happens because neighbor's kids do this, and was promptly told nope I am! Austine the assistant manager is no better and will be nasty if it suits her FYI. I had the gardeners blow all the leaves off sidewalks, carport parking spots and leave them directly in front of my parking spot. I did let manager know that I am disabled and I sent photos, she said she'd take care of it, NEVER did so and then cards driving through, more leave falling and I ended up slipping and falling into the curb at my parking spot. Only to be told that it was dealt with when it wasn't, I again let JinJoo know and was promptly told they didn't believe me. Seems like common decency is not to be had here. If you do not like, do not partake in Marijuana and it gets into your apartment they'll make you be a detective and find which apartment, tenant and or their car. Need to use that great benefit of clubhouse? Please think again as your deposit you're supposed to get back doesn't come back to you--they take the deposit refund and apply it to your nexts month rent. There has been quite a few of us moving due to the lack of the "peaceful enjoyment " clause in the lease and it's been brought up regularly to management, but they require you to record, video, and document repeatedly but even when you give it nothing changes. Also I asked last week for JinJoo to put in service request to have the light in dining-room fixed as it's been broken since we moved it, and she said she would but it's still not fixed. Management had to fix fireplaces and chimneys due to issues like CO2 getting in if you used it ours was one of them and from time we rented our unit we were not told to not use it, but I'm grateful I didn't use it and got sick.Also, they like to not give you the proper 24hour notices but vague 2 week ones where if you have animals you have to lock them up. Now we will be out 11/18/25 and I am told they are 2 months in arrears for 2 months for water, sewer and garbage and are saying I'll have it come out of my deposit amount it, The onsite management only likes you if you say nothing! My opinion stands and i did state it's not my fault that they are rude and condescending to others, and bless their hearts I hope they have they deserve. We've lived here going on 5 years, the last 2 of which we have complained about the same neighbors breaking the rules by smoking in their unit. When we ask Austine for help she refuses to do anything and just hangs up. I call back over and over, she says we're lying about them smoking constantly, like I have nothing better to do. No actually I have stage 4 cancer and would rather not inhale smoke in my doorway, we pay $100 a month more, each year we sign a new lease and yet the rules are applied selectively here, somehow everyone else is supposed to follow the honor system I guess. We have been living in our apartment for 13 years. We love our apartment and the location speaks for itself. The complex itself has gone down hill the last few years. The grounds look terrible. I wish the CSM Corporation would invest in some flowers and flowering bushes. That would be so nice. We have nothing but positive things to say about the office staff and the maintainance crew. The pool is so refreshing and we are there as much as possible. The amenities are really great, and you just cant beat the view. read more

Do not recommend. This place has plumbing issues and will not support you if you have an incident while you live here. Apartment flooded, had to move within 48 hours in 02/2023, and the apartment is still empty! Didn't have a choice but to move into another apartment within the facility. I wouldn't even recommend this place to the worst kind of person out there. there is mold in the walls and toilets and then they will try to charge you 5k in cleaning and refuse to tell you why. if you have an incident with a neighbor they will do nothing. they will tow your car every other day. the people in the office could care less if you're dieing to try to help you. it's really sad and I wouldn't wish this place on my worst enemy. I have lived here for 5 years. Of course, there have been various maintenance issues as years have gone by. Well, one gentleman has always stood out from the rest. Whenever something happens and Santiago shows up at the door, I know that the problem will be fixed or replaced and that the work will be done correctly. He genuinely cares about the work he's doing. He's personable as well. While I've been battling Breast Cancer, he's taken the time to ask how I am when he's fixing something or sees me around the property. He's made sure to keep me safe during COVID19 by wearing PPE, keeping clean hands and reminding me to put my mask on as well. This, especially means a lot to me as I'm immunocompromised. I just wanted to give him a shout out after all this time; say thank you and keep up the great work!! read more

Been living at the Rivergreens Apartments since June of 2020, and let me tell you, this management team is absolutely incredible. Regina and Austin always make sure I'm taken care of if I have an issue about something, and don't hesitate to do it with a smile and warm welcome. Most managers I've had before made me dread coming to them with any problems, but with this team, it's pretty easy and I know it will be taken care of the right way. The apartments are nice and roomy. Mine was very clean and beautiful upon move in. My neighbors are super friendly and nice, and I would feel comfortable enough to invite them to a cookout if the pandemic wasn't going on. Yes, you can hear the children running around playing and screaming outside on beautiful days, and if you have a heavy footed upstairs neighbor, you may hear them stomping around at times, but I've never had it so loud that anything was bothersome. The landscaping is well kept. The parking is a bit tight sometimes but I almost always find a space. Right next to the River with easy trails that lead to it, and great amenities to use. I have and would recommend this place to anyone looking for a good home! read more

Parking is absolutely the worst they give you one parking pass for a guest and that's if they can even find a spot to park, you can hear people above you walking and hear the water through the pipes of the person above you very loudly, honestly the parking alone is the worst part, the apartment itself is nice. I've lived at Rivergreens Apartments for about 2 years and my experience has been moderate. I do enjoy the larger floor plans and the kitchen is pretty spacious, but everything is made-well, cheap. You can hear E-V-E-R-Y-T-H-I-N-G, not kidding, you will hear every step somebody takes above you, you will hear the water (loudly) through your walls as it travels up to your neighbors apartment, if they're in the tub, you will hear very loud creaks every time they shift their weight, you will be kept up with beds banging against the walls at night (still can't understand why they can't move their beds a little further from the wall). The neighbors the last year seem to really be going downhill. Not like it's the apartments' fault, but we wonder about back-round checks with some of the tenants. We see quite a few police officers going to different units and talking to them and more shady people moving in. You don't typically feel very safe here-it's not well lit in some areas and with homeless people sometimes sleeping in the park that connects to the apartment property, it's unsettling thinking something could happen to you in the dark areas of the community just when walking to your apartment. We have heard gang fights in the park, children throw rocks at each other with no supervision and threatening each other with weapons...Again, not something the management can do and it's not their responsibility, but I'm just giving you an idea of what to expect if you're considering Rivergreens Apts. My main complaint is the crime-I couldn't believe that on Christmas Day, a dozen or so cars were all broken into (presents stolen, gas siphoned out of cars, broken windows, etc). My girlfriend's car has been keyed, people don't pick up after their pets, so you're always stepping in poop it seems and parking is atrocious at times if you have more than 1 vehicle. On the bright side, they are pet friendly, which is nice to see. Again, the floor plans are large and the rent is pretty affordable. Management seems to be pretty nice for the most part; I don't deal with them often, but when I do they seem pleasant. Overall, it's a roomy apartment with a moderate price that doesn't increase in rent too much (about $25-$50 extra added to rent after a year). It is conveniently located by a park and the river, which does make it nice in the summer-just a little dangerous at night. You've also got access to downtown Gladstone, which is just a 2-3 min. drive, as well as downtown Oregon City with close highway access. read more

Ok, let me just start off by saying it's not all bad. The apartments are well laid out and good sized, even for a 1 bedroom. But the other reviews are right, you can hear every single noise of your upstairs neighbor. I'd get woken up by the vibration of our neighbor's alarm and could hear him sing in the shower. The garbage stations were also constantly a hot mess. That's not exactly the management's fault, but more frequent trash service is necessary. Along with, perhaps, cameras to see who is dumping furniture and other things that do not belong in a dumpster. It was also like pulling teeth to get management to ever respond to an email or call back. I believe right as we were moving out a lot of the office staff turned over so I hope it's better now. The lack of communication was my biggest peeve, but once they got to work on something they were prompt. read more

Well I guess for my first apartment it wasn't too bad. I will say that moving during a pandemic I expected the apartment to be actually clean upon move in. I had to clean grime from the windows, baseboards, shelves in master, and there was cat fur from a previous tenant in my kitchen cabinets. Maintenance was pretty good. The over all structure of the apartment sucked. Second floor I could hear everything, footsteps, water, my neighbors TVs. Parking at this complex is a joke. Too many open covered spots and not enough other parking & you can't even rent a second spot you have to get a garage which is pricey. Great location though, downtown Gladstone and Oregon city are pretty close and a good time. I probably wouldn't recommend anyone living here as of the end of my lease. Car break ins, homeless people in the garbage areas, and low key police activity was high. The office staff was nice, I'll give them that! If you like the smell of the Willamette river during the summer phase 2 side absolutely reeks and the wasp/bee issues suck! Went from good/okay experience in the beginning but I am glad I have moved out. DO NOT LIVE HERE! The absolute worst place to live for so many reasons!! Management does not care about you or your complaints about other tenants or repairs that need to be done. There is supposed to be one car per household and don't take action when tenants have multiple cars and park in guest parking and are well aware of it. There is no guest parking because of it, so no visitors allowed if you live here because there is no where to park! It's also come to my attention there is now a leasing agent who works in the office who is currently living in the clubhouse that is for tenants use which no one has access to now when it's advertised it's a yoga room online!! It's not even an apartment and the tenants have one less amenity and it's not even an apartment!! How does an apartment manager with any sense allow this! I am currently reporting them to the City of Gladstone as Corporate does not take anyone's calls about this garbage property and will hang up on you cause they are tired of the complaints. Do not rent an apartment from this place. It is super dirty. I found used needles on two different occasions where my children were playing. Children running around without adult supervision. I caught one of these children stealing a package off my front porch. When I talked to the parents they told me to bring it up with the front office. When I brought it up to the front office they said they do not deal with tenant disputes and to file a police report. Kids are swearing digging in the garbages and the. Leaving the trash on the ground. I even caught another kid climbing through my daughters window. Again I called the management company and they told me to call the police. There was a couple of times where there were homeless people setting up camps on the grounds in the schrubs I call the management company nothing was done I had to eventually call the police to get them removed. The pool is nasty and is constantly shut down because the water levels are at a harmful level. The workout equipment is old and broken down, tanning beds unless you don't work you can never use them and are old. It got so bad and unsafe for my children I had to leave and break my lease two months early. I pay &1650.00 a month. If I paid two months rent and keep the apartment it would be cheaper than paying the early termination fee. They were going to make a profit from me breaking my contract and be able to rent my place out a month early. This is a horrible place to live and to do business with. read more

I am sorry to read the negative reviews. I have lived @ Rivergreens Apt., for over 3 yrs. I am thankful each and every day, number one for the management, Michael, and also for Geremy who, from the first day greeted me w/my name each and every time I've gone into the Rental House. With so many tenants---the fact that they remember your name, and always, always, have a warm smile to greet us. I had a problem w/my carpet---as it was old, very used & abused, and w/one valid request I was given a new carpet! Not every situation is the same, but even if you were a home owner (like me) for 32+ years, the neighborhood wasn't always ideal....but you made the best of it. As long as I treat my apartment, like my home, and respect those around me, and respect the management as they are only trying to make our (my) life easier. Do not rent at any CSM property if you have any other option. Do not rent at Rivergreens Apartments until you see a sign indicating new ownership, not just new management. Past pattern at CSM appears to be to slowly force new managers to implement horrible policies, then when there is a mass exodus, fire the manager and put up a new management sign to attract renters who might otherwise have rented elsewhere. Current management is already implementing horrible policies, and a mass exodus is in progress, so you are likely to see a new management sign in the near future. I also expect that this review will result in a retaliatory post by management, as I have seen happen when others post bad reviews of this property (in at least one case, I saw management call a tenant out by name and claim that the tenant had not paid their excessive fees for damages, which should be illegal whether true or false). Whatever the retaliatory post might say if/when it appears, ask yourself if you really want to live in a place where management would call you out to force you to remove a bad review. The worst part about this property is the slum-like contracts they write. The lease will contain an early termination clause, with a fee of twice your rent (over $3000 at this point, on a property that is worth no more than $750/month). This is normal, and legally accepted. They will tell you that after 1 year, you can switch to a month-to-month contract, but they will not tell you until then that the month-to-month contract will cost you $300 to $500 per month more than signing a new lease. This practice is also normal, and legally accepted, though generally the two do not occur at the same time. In addition to this, management will absolutely refuse to tell you what your rent will increase to until two months before your lease ends. With only one month before you are legally required to renew the lease (30 days before it ends) or accept the month-to-month rate, this means that you will have almost no time to search for a new home when you receive a notice that your rent will be increasing $150/month if you renew your lease, and $350/month if you don't. These three policies combined ensure that once you sign your first lease, you will have a lot of financial difficulty if you try to leave. Having discussed this in detail with many other residents, I have also seen indicators that the amount your rent increases follows the amount your salary increases and how much you complain. I don't have enough information to separate the complaint issue from the salary increases, so I can't say with any certainty whether they are illegally re-using authorization to pull a credit report every year when it was only signed once, but I strongly suspect that is the case. While I have documented proof of outright illegal treatment of residents, I do not have documented proof of any of the illegal behaviors that a lawyer could actually act on for an individual case. I do, however, have enough information documented to present a reasonably solid case of misuse of power if presented as part of a class action suit, and would be happy to provide that information to a lawyer if one is already working a class action suit. I am not willing to put in the effort required to start a class action suit on my own. During the time that I lived at Rivergreens, staff entered my apartment without authorization at least twice (undocumented), and against my specific orders not to enter once (partially documented). Staff demanded entry with less than 24 hours notice twice (documented), and for one of these, demanded that all furniture in the house be moved to the living room to allow for frivolous maintenance on a day when I had guests. I had to quote the law to the manager to get her to back off and reschedule for a time that would actually work. I also had a camera stolen from the apartment at approximately the time when staff entered without authorization. There were enough other people in the house during the same week that I can't pin it to staff with certainty. *Removed for review length restriction* Every time they get a new manager, the first thing the new manager does is stop towing people for parking without a visitor tag. Eventually, the people living in the garages (there were at least 2 families last winter, and likely more), undocumented roommates (a problem that isn't going away soon), and drug dealers will take up enough parking spaces that people park where there are no spaces. At that point, the aggressive towing starts. Unfortunately, they don't care about actually solving the problem, so they hired a towing company that seeks to maximize profit. They don't tow during the week, and they don't look at the cars with visitor tags that have been obviously disabled for 6 months or more. Instead, they tow your guests' vehicles on Friday and Saturday so you have to pay 2 to 3 days impound fees on Monday. *Removed for review length restriction* read more
