For 9 days, I lived with a plumbing failure, an overpowering odor, and the threat of mold -- caused by a pipe so corroded it had holes through the wall, hidden behind my kitchen for years. Management's initial response was to drywall over the area without a mold assessment or proper remediation. When I escalated the issue, a manager admitted they would not allow their own family to live in these conditions -- yet expected me to. I made multiple attempts to resolve this privately and did not want it to escalate to this point. This is not about money. I went over to see River Towers. My priority was indoor pool. Pool was 70 degrees which explains why no one swims in the pool! 70 is too cold, human body parts about 10min in water this cold. The views are great. The halls dirty, sidewalk full of snow, elevators out, and you cannot use people mover unless you live there so I had to uber there, and back just to look. Apartments seem dated 70"s due to carpet everywhere that they say is grey, very brown cast in color. Staff not very helpful, more concerned on appts. read more

Hands Down the absolute worst experience i've ever had living in an apartment complex. Building 200 is absolutely MICE INFESTED - on top of mice infesting my apartment I had missing smoke alarms, dirty carpet and broken electrical outlets. the worst part is The front office will absolutely not work with you and avoid accountability involving habitability issues because they do not want to take legal liability. If you have habitability issues with your unit do not expect this property to accommodate you. They do not care about their tenants but they do a great job of acting like they do with a smile on their face. Terrible. read more

DO NOT RENT HERE! The apartments are nice, the residents nice and the workers are friendly, but... 1. There are little things like hot water in the shower never getting "hot" and management not being responsive. 2. They lie about the lease. The leasing agent claimed the penalty for breaking the lease was only paying the last 2 months rent after giving notice. It turns out the penalty is a buyout equal to 2-months rent in addition to paying the last 2 months. But they never bill you for the buyout and after moving out they bill you for the entirety of the lease, with the excuse that you have to pay the buyout prior to vacating or the buyout is no longer valid and the lease is accelerated. (Basically you are expected to pay up front for leasing an apartment you have no access to.) THIS PLACE IS A SCAM... AVOID AT ALL COSTS!! read more

I think I'm going to pay to get out of my lease. I think the qualifications are set pretty low to get accepted into the property. I walked out the other morning and was greeted with young kids smoking pot in front of the door. The property is completely covered in dog feces every where you step and if you bring a wagon in watch the wheels it normally is covered in dog doo. I have a neighbor who just is inconsiderate and loud, including hitting the walls. My friend has the same issue on her floor with a couple who continuously fight. My sink is draining to the bottom of the cabinet. The plus is people mover is close and the property has a small store. read more

When I first moved in 5 years ago staff was competent and the apartments and property were well maintained. This year with the new management, I spent 6 MONTHS (November through April) with no hot water. Even though I gave weekly maintenance requests and notified management multiple times. The people who have been moving in this past year are terrible as well. Constantly loud, smoking weed on their balconies, and property is covered in dog poo that no one bothers to pick up. Don't move in here. I'm leaving as soon as my lease is up. read more

Where do I begin this NIGHTMARE!!!! Per previous reviews, written by other tenants, the staff is rude and lies constanly about Matthew Houles the manager whereabouts. I have a huge ant and bug problem, they live in kitchen areas and have gotten worse. You cannot keep food in the house. There has been no hot running water for over a month. Matthew instructed me to take showers in the locker room. While in there, a male (clearly intoxicated came in) accompanied by a male secuirty gaurd. Began yelling to get out- as this is unsafe! and the security gaurd began yelling and cursing at me! I filed an incident report, and it magically disappeared. Applied for 2 different apartments on May 8, 2024 at Riverfront Towers and got denied because I was unable to provide a "guarantor aka co-signer! I was told via email that I would receive my refund within 30-60 days. On July 14, 2024 67 days had passed. After several call attempts to both the apartment building and Amp Property Management Corporate Office! I keep getting ignored. When I call, I get told someone will call me back and no one ever does. I send emails same issue. I sent an email regarding my refund and instead of replying with updates on my refund, they just send me another email saying I need a guarantor even though I notified them I am unable to provide a guarantor so I would not be eligible for either of the apartments! They won't respond to emails regarding refunds but they continue to SPAM you with emails advertising more apartments that you don't even qualify for. Very Crooked and dishonest! It shows that the negative reviews about Riverfront Towers and Amp Property management are VERY MUCH TRUE and SPOT ON! After this experience I see the people are not lying! They have shady business practices! I work in the Detroit Medical Center and have colleagues looking to move in the downtown area. The initial email I received from you all is that I would be refunded anywhere between 30-60 days. Today is now July 25th, 2024/Day 78 and yet STILL no response has been given. No one has reached back out via phone or email regarding the status/location of my refund that RIVERFRONT TOWERS/AMP RESIDENTIAL LOST. At this point I feel I am being brushed off, ignored, and completely disregarded, by everyone involved. January 8, 2020-- another garage break in resulting in one stolen car and 5 cars whose tires were stolen. This is the exact same MO as February 2018 when 5 Fords had their tires stolen. Our car had over 9000 dollars worth of damage done to it because the bricks the car was put on damaged the frame. There was another incident where 38 Jeep/Chrysler vehicles infotainment systems were stolen. The presence of a gatehouse does nothing to stop vandalism and crime. The apartment managers insist they are not responsible for the garage even though you pay for parking and for security via rent. The fact is that every year since 2015, there have been massive car theft and vandalism. AMP and the Riverfront staff have responded by putting a few cameras up (footage of cars involved in the crimes are never given to police or victims) and firing the security staff. Everyone agrees this has to be an inside job, yet AMP does nothing to fix the problem. In order to get tires from 5 vehicles out of the complex, a van or pick up truck must be used. The break ins all happen between 2 and 5 AM. Why does the security staff not inspect outgoing vehicles capable of storing tires during this time? How are the criminals committing these crimes getting past the gatehouse? None of these questions will be answered by AMP. Any inquiries posted on social media will be deleted. The staff will respond to any questions with the company line, created to mitigate liability. With declining rental rates, AMP is offering specials for move ins and lowering rents. Are we entering Section 8 land? Will more questionable renters be given leases and will that result in more crime? Is anyone leaving or returning from work during the hours of 2AM to 5AM safe with people stealing tires roaming at will? Please consider all these facts before you sign a lease. read more

Pretty on the outside with nice amenities is about as much as you can expect. The office is absolutely terrible at communicating. There was a pipe or sprinkler burst on 12/1/20 which flooded my apartment in the bedroom and hallway at 3AM. Maintenance ripped up the carpets and threw in 5 large fans underneath for 5 days which means I was unable to live in my apartment for 5 nights. My utility bill just ran as $90 instead of $45. They have not completed the carpet repairs yet, I was forced to clean up their mess, and there are still venting holes in one wall that hasn't been replastered or repainted. To add, NOBODY from the office has replied to my emails since DECEMBER 9th!!!! I cannot even get in touch with anyone because they refuse to answer in writing. Old Feb 18: 4 more cars had their tires stolen and damage done to the undercarriages. The condo side is suing regarding the parking and has a 6 month stay. Apartments guests are still paying. I have been in the restaurant twice where guests asked if parking was validated. So this AMP property management that rents space to our restaurant is actively killing their business. I hope the owners read this. Worst.Management.Company.Ever. They should use the company the condos use. 2 people in a small office vs 5 people in 5000sq ft of wasted space that could be retail. When I first was going to went to riverfront it was a whole different staff very nice. I didn't know they changed staffing until I grew I went to do my application and she was very nice to me. But the first apartment I moved in was high-rise I was dirty and cleaning people do not seeing the apartment right and that paint they put on it lot of paint. And every time I agree with the people every time you put a repair in they lost the paper or they can't find it or they can't remember and we made this comes out what he got to have done they don't even know. Maintenance is poor there they don't know what they're doing they say you can't paint wood. You can't paint metal you can't do this and that when I know you can I'm from the country too it's because they don't want to do anything. I was living in my apartment my air backed up halfway through my living room carpet and then where they have the hot water tanks in our heat and AC they never right in the machinery to suck up the water on my floor halfway across my living room normally put a fan to do the room. So I would have been living in this warm weather came says smelling bad it took the electrician guy to tell the office about the smell of my place they still did not do anything about it they let it go and I just kept complaining it oh I forgot I got busy no you didn't get busy you didn't want to deal with it so after they told her I go to the office and been so happy I forgot I was supposed to snow and see if it's coming out of your air ducts which it was. Where do I even begin? I was asked to write my first review due to a contest the office always runs since people write bad reviews constantly.. I also wrote it after only living here for two months tops.. I can now say that after living here for 14 months, I would never tell anyone to live here ever unless they had the bar set on the floor. Good luck ever trying to get your feedback heard after calls to the leasing office, emails the management, or even verbal complaints to anyone that will listen. That's why I'm here. The elevators are always down for whatever reasons, the security doesn't actually check the parking garages (they listen to music or talk on their phone while patrolling), random rental insurance charges added to your bill even after providing proof, waiting a month to clean the residential floors, ants and gnats all over the kitchen despite many workers spraying pesticides all over our apartment multiple times, dog feces all over the entire "luxury" property (and only a passive aggressive add on to the newsletter about additional charges to your rent if they find out it was your animal which still won't be enforced), water shutoffs and hit water not working constantly, most of the luxury amenities being closed constantly or hard to book (because the office always busy with everything else), and the only things they care about being their emails about dog biscuits and review contests.. Also, if you ever plan on having guests over, they will wait in a line at least 6 cars deep since the gatehouse has FBI agents grilling every guest, causing long wait times. Prewarn your guests that they may or may not have to pay since there is no consistency on this property. I'm sure I'm missing a few others points, but that should be plenty for now. The only reason this place even gets one star is for the view.. The sad thing is, I tried to get a friend to move in only because we had rent forgiveness if they actually signed on.. I'm glad they never came by to check it out, and I would never even do that ever again because I wouldn't even let my worst enemy live here. What is their thinking? They just spent a million dollars in renovations in NOTHING that people complain about! Instead of the buildings or parking security or bringing back our rooftop jogging track and workout corners..they destroyed the park setting of the place with black concrete that shows every birdcrap, salt. Took away park benches and replaced with metal uncomfortable benches. Took down shade trees, rose bushes, hedges. Smaller tables that only fit 4 friends. The common area was a place to relax , read and watch the boats go by. Now its a bbq place and fire pit. You have to reserve the bbq! Will our lounge chairs and furniture be back? All of this done to be maintenance free so NOT luxury. No more lit river fence. Its just REALLY uninviting. Friends pay $10 to visit. Relationship killer if your friends stay over..it guilts you into paying for them. Their greed wrecked the place even more. They destroyed the restaurant with parking fees and not letting people mover traffic in. This place is horrible at money management. They, themselves, need to ooen a restaurant to cater to the towers. There have been some interest but their rent has been rediculous and they tore out everything the previous restaurant had a sold things that would have helped a new owner including the kitchen. Unless you have $100k for a new bar, kitchen and $8k a month for rent..these people are delusional and we are left with nothing. An entire first floor that could be retail like Harbortown..they use for their non profitable offices. I have asked the store for an ice machine for summer and bottle return but told they are not allowed one. The only end in site is if these towers are sold because the owners also own the property management company. I have lived in the Riverfronts Towers for 4 years and let me briefly put the most objective assessment of the properties and the management Pro: -Great view, good outside care taking, convenient location, good access to downtown and many locations Cons: -Management is terrible. When I first sign the lease, the manager say there were no discount from my employer, the DMC. Then other residents in the towers say they work for DMC and do get discount, I talked to the manager about this and they finaly relented and said there were a discount...Although this was 4 years ago, this is just dishonest business practice. -I reported multiple times my AC unit in the bed room is making loud noise, nothing was done. I have repeated many times the unit works but making loud noises to the point I was not able to sleep and have to use earplug, again nothing was done. I was told management will come and listen to the AC and again, never heard from them. -Broken equipment in the gym: was reported by so many residents..6 months to 1 year later they got fixed read more

If you can live literally anywhere else, do so. To start with, the management of this complex is borderline incompetent. On several occasions, the front desk has lost, misplaced, or mislabeled my or my roommate's packages. In my building, which is 25 stories high, the elevators constantly break down and the building regularly loses power. The fire alarm system doesn't work in the entire building (a fact that management had neglected to inform us about before moving in) and hasn't worked for nearly a year now. The entire building has been in a state of "renovation" the entire time I've lived here, however no visible progress has been made. Instead, all the common areas are either completely unusable and smell like urine or are covered in grimy cardboard flooring. Additionally, the front door of the building on the first floor has been broken and unlocked for months, meaning anyone off the streets can wander into the building. My entire experience at Riverfront has been frustrating and, honestly, pretty gross. I am very excited to move out of this dingy and poorly run apartment complex. read more

Pros: great view, convenient location Cons: Pet waste and shattered liquor bottles all over the property outside and on the bridges connecting the buildings. Fitness center and pool rarely open because of "repairs." Management office is on Mars half time, totally unreliable and nobody in there knows how to communicate. You'll get hit with random fees and then good luck trying to sort them out, again because you'll never get a response or a call back from managements Gatehouse staff is also similarly aloof, practically asleep on the job half the time. Power outages are a regular thing, half fun walking up 10+ flights when the elevators are down for the day. Maintenance will take forever to respond to any request. If you're locked out of your unit good luck because if it's after business hours the offsite maintenance guy will have to drive in from an hour or more away to come and let you in. I've waited outside my apartment for 5-6 hours because he didn't answer multiple calls. Pest control only comes once a week so if you have bugs, which you will, you better call on the right day. The only reason they get business is because of their location on the river and near to downtown. Otherwise this spot is an absolute shit show. read more

I've been living in a Riverfront Towers apartment for three years. The management is TERRIBLE, and the building is not well kept. Pros: Close to downtown, walkable riverfront Cons: Parking, rude management, no recycling, crumbling walls/buildings, constantly broken elevators, poor value for the money Attached is a picture of graffiti that a janitor-staff-member scribbled on the trash room wall. It's extremely offensive, and reflects the kind of attitude that you get from management. Other examples include package acceptance at the lease office. During Christmas time (Oct-Dec), when many people shop online, the leasing office begins refusing package delivery, claiming that the packages are "too big" to accept. That is a lie...the management is simply too lazy to accept packages. With all the other apartment buildings opening up in Detroit, I advise that you choose one of the many better alternatives. read more

It's turned into a dump since new owners took over. The grounds along the river are full of weeds and broken furniture. Don't rent here. If there is anything we can do to assist you say below??? Are you kidding. First summer with no flowers, no fresh mulch, and weeds growing in flower pots and flower beds. Plus all the furniture is gone from outside, residents have to bring their own chairs down. AMP management has heard all this and done nothing. BED BUGS!! This place has bed bugs. I had heard the rumors but never had reason to believe in them, until I did... I saw a bed bug, then had my apartment inspected where they said they found it evidence of bed bugs. Management said they'd have someone come out and exterminate. They sent me this long prep list that NEEDED to be done before the exterminator came - the next day. So I spend that day bagging up clothes, cleaning and tearing my beds apart. The day the exterminator was supposed to come, I took my dog and left (as instructed) and washed and dried allll my stuff.... spent a TON of money. Then I even went the extra Mile to get bed bug protectors for the beds and dimeceous earth.., got back home, prepared to spend my evening putting my house back together only to learn the exterminator NEVER CAME!!!! I caught office staff right before they were about to leave for the weekend and guess what?? NOTHING they could do!! They didn't care about the time or money I wasted or the fact that I had nowhere to go for the night or the inconvenience of finding something to do with my dog all day.. I am so livid and CANNOT WAIT to move out!! Here was my review before the bed bug incident: I had such high hopes for this place. If it wasn't for the view, it absolutely would not be worth it. For starters, building 100 had a major water issue that affected several floors so the entire building has been under construction/repair for a year. Not only is that unsightly but imagine hearing banging, drilling, etc. nearly every day for a year. The main lobby of building 100 has also been under repair for the same amount of time so it's not aesthetically pleasing when you walk in. There are 3 elevators but only 1 or 2 are available at any given time. The others are closed for either repair or moving. Parking is a nightmare. Around 6pm when most people are arriving home from work, there is a line out to the street of cars trying to get through security. Speaking of parking, your guests have to pay to park. Also, there is no common area for use or rental as advertised. There is a really nice indoor pool. Unfortunately, it is often closed for repairs. The apartments themselves are maintained using cheap materials that often break or are in need of repair. I have been embarrassed more than once when guests visit and laugh at the "luxury" apartment sign and seeing all of the chaos from construction, pool under repair or the fact that we were left without hot water for nearly a month. I chose this place over the others downtown for the view and amenities. Neither are worth the price when you have to deal with everything else mentioned in this. read more

Moved into my apartment 2 years ago and just renewed my lease for another year. I've noticed the staff is much nicer now as there were a few issues when I first moved in. I also like the updates to the hallways and really like having the free gym membership now. I'm not super thrilled that my family has to pay for parking when they visit. I was complaining to a few friends from Church who live in Detroit City Apartments and they said they pay $200 per month for parking (I only pay $65) and their guest pay $2 per 15 minutes when they visit. I think my family pays $1 or $2 per hour so I really can't complain. It's still much cheaper than all my friends places. I've seen a good change over the past year. I see more things getting done every month and hope to live here for a long time. read more

Unfortunately, within the last year things have changed drastically. Elevators in our building are routinely broken and residents have to wait in a community room until elevators are fixed. But the worst change happened in the office. We had a dispute regarding rent fees that was handled absolutely unprofessionally and, expectedly, not in our favor. Albeit, the problem was caused by the lack of responsiveness and Inability of the leasing office to get back to us in over a nine day period despite multiple calls and office visits. Subsequently, our rent offer has increased during this time making it more expensive to live here. read more

Been living here for 2 years now, and although I love the location of it, the management leaves much to be desired. It's a gated community, and we pay an additional surcharge for parking our car there, yet my car has been illegally towed before and riverfront will not reimburse me for my towing expenses. They have also lost my packaged mail, and offered no recourse when I showed them the tracking confirmation that it had indeed been sent to their office. read more

UPDATE 7/18/16: 27 Chrysler vehicles with entertainment built in GPS/ radio systems were broken into in the "secured" parking structure. Leasing office knew but did not notify any of the registered vehicle owners. For the amount of money paid in rent and a parking fee, you would think the parking structure would be monitored much better. Love the location and the convenience of living downtown. I've been living in the 100 building for a year. It's surely community living and most of the residents are very nice. I enjoy the "gated living." There are a few notable professionals (young and old) living in the area. However, sometimes my floor reminds me of living in a college dorm. You can hear people's toilets flushing from the hallway and some residents are just overall noisy. Last I heard the buildings were for sale. They had unit inspections a few months back but I really think it was just due diligence for a prospective new owner. PROS: Onsite parking structure. Many other apartment buildings downtown offer parking in nearby structures or hotels. However, you are paying a $65 per month parking fee which I found out increased from $45 the day I signed my lease. The market has reopened, it's convenient and the new owner is very nice. Signature Grill is a pretty good restaurant. I really enjoy karaoke on Thursday and the camaraderie of being around the residents. Just don't order your food close to closing time as many of the items may not available (i.e. steak, baked potatoes). The management staff tries to do resident engagement activities, surveys and sends out a monthly newsletter. Enjoyed the resident holiday party. The buildings are connected by the People Mover at the Joe Louis Arena stop. However, you can never find parking in the parking structure (which you pay for) on game nights at JLA. Additionally, on the day of the fireworks, they charge your guests $45 to park per vehicle. CONS: They charge you for everything. Monthly pest fee, monthly pet fee, water, reoccurring gas (even in summer and all appliances are electrical), parking, gym membership at $45 per month. The elevators are ALWAYS out of operation. As I indicated before, there are elderly residents in the building. People have been stuck on the elevators. Instead of quick fixes, new lifts need to be installed. As I type this now all three elevators have been out of order for the last two days (can you imagine walking up 21 flights of stairs after a New Year's celebration?) While I don't own a boat, the marina is closed and the dock is deteriorating. There is not a live-in "on-call" maintenance person, so if you have an emergency maintenance request you have to wait until the person arrives on site. Don't forget your keys because you will be waiting for quite some time before you are keyed into your unit. Maintenance responds to online requests within 12 -24 hours, however I did not like the fact that I'd requested them to fix an appliance in my kitchen only to find out that the maintenance person had been in my bedroom and bathroom, after I had locked the door and barricaded the rooms from the inside. The appliance was not in my bedroom... In the past one year, there seems to be a lot of turnover of residents. I've seen four units vacate on my floor in the past seven months. read more

I have lived here for a couple of months with a friend in the 300 building while my apartment at another building was getting ready. I think it is a nice place to live, though wayy overpriced. You have to pay extra to use the gym and the pool (which is pretty unheard of in all the other buildings in Detroit). It is very convenient to downtown and I have been hoping on and off the people-mover a bunch. Also, it is right on the Riverwalk which is nice for exercising. The reason I did not choose to stay here is that it is a little too expensive for my taste. read more

Riverfront Towers is making a comeback along with Detroit. I love using the fitness center! I never have a problem getting on my favorite elliptical. The pool and hot tub are kept up well. I can jump on the people mover when I want to go out, it's right outside the parking ramp. Huge Bonus! Plus being on the water is the best! I can see Canada from my living room. Love it! read more

Confirmed stealing is OK here. My property was stolen from the lobby and while there are cameras around which he was clearly caught on... there's nothing management or security can do. So clearly if you take someone else's stuff EVEN though you're caught on camera.... It's okay. Very disgusting. read more

Do not rent from this property. Not only were there several vehicle break ins during my residency, they also improperly sent to collections my final expenses after move out. I have attempted to resolve this issue numerous times with Amanda Bean and others who are now actively ignoring the issue. Living here not only was unsafe but has caused significant financial harm to myself and my family through no fault of my own. DO NOT RENT FROM THIS PROPERTY! read more

RIVERFRONT TOWERS IS A SCAM THAT WILL TAKE YOUR APPLICATION FEE WITHOUT CONTACTING YOU Now that we got that out of the way, like many others in the reviews I applied for an apartment that seemed too good to be true at a price that was "super limited and needed to be acted on now" Once I sent them my $350 my fiance and I were blacklisted. Every call we made for weeks was ignored or sent to an offsite office that refused to transfer us to Riverfront. The front gate would refuse us at the door and we were unable to contact them about getting our money back in addition to not being able to contact them to find out about our application. I left it behind us, but then they had the audacity to call me today to ask how my apartment search is going and let me know they have deals on rent and that I SHOULD APPLY AGAIN TODAY. What a joke. Please avoid this place and go literally anywhere else. read more

We residents woke up this morning to cars broken into and tires stolen on several cars in the "secured parking garage"! This is not the first or second time this has happened. The gatehouse claims to patrol the garage but yet, in a "secure gated entry", there is anything but security for residents and their property. The management does a terrible job of keeping us safe. In addition to residents paying for secured parking in addition to rent, they have the nerve to charge guest for parking (a recent occurrence with the new owners). There are no cameras in the garage and there a several security loopholes that make the property attractive to thieves to steal residents property. read more
