Don't move here management will not address issues they will simply ignore you. You will end up being stuck here. There are so many underlying issues that will cause health problems. Everyone living here better take heed.

do not move here i have lived in public housing that has been better than this place. this place needs to be investigated by the state of michigan for their illegal negligence and violation of state law. im a current tenant and i am currently in the process of breaking my lease which i going to be charged for because of there illegal violation of state law . i moved in apr ,2025 it has be a horrible nightmare. high possibility of mole in the lobby of 200 because putting fans out to dry carpet in a common are after a major flood would have just been to much common since. the homeless people sleeping in lobby (pics below) the animal unrine as you walk out of building 200 every single dame day (pics below) the disgusting carpet that smells of animal feces (pics below) we as tenants still dont know what happened with the fire in the apt parking garage , which took days to clean (pics below) the elevators don't work and they never have or will.they wil never fix them. as you tour this crap hole they will tell you that there're replacing them. seems reasonable till you move in and find out, thats a shady used car salesman lie as they pitch you that lemon they're calling apts. violation of state law mcl 554.139 which basically states that a landlord must provide a habitable sanitation for their tenants and violation of that is not have consistent hot water . maybe just maybe the gm and regional manager can understand that hot water is a need.

Of course contacting LeaseTrak did nothing to fix the problem with being charged for renters insurance even though already have a policy. They said I needed to contact the community. So the community doesn't want to resolve the problem nor LeaseTrak. Again spend your money elsewhere!!

January 8, 2020-- another garage break in resulting in one stolen car and 5 cars whose tires were stolen. This is the exact same MO as February 2018 when 5 Fords had their tires stolen. Our car had over 9000 dollars worth of damage done to it because the bricks the car was put on damaged the frame. There was another incident where 38 Jeep/Chrysler vehicles infotainment systems were stolen. The presence of a gatehouse does nothing to stop vandalism and crime. The apartment managers insist they are not responsible for the garage even though you pay for parking and for security via rent. The fact is that every year since 2015, there have been massive car theft and vandalism. AMP and the Riverfront staff have responded by putting a few cameras up (footage of cars involved in the crimes are never given to police or victims) and firing the security staff. Everyone agrees this has to be an inside job, yet AMP does nothing to fix the problem. In order to get tires from 5 vehicles out of the complex, a van or pick up truck must be used. The break ins all happen between 2 and 5 AM. Why does the security staff not inspect outgoing vehicles capable of storing tires during this time? How are the criminals committing these crimes getting past the gatehouse? None of these questions will be answered by AMP. Any inquiries posted on social media will be deleted. The staff will respond to any questions with the company line, created to mitigate liability. With declining rental rates, AMP is offering specials for move ins and lowering rents. Are we entering Section 8 land? Will more questionable renters be given leases and will that result in more crime? Is anyone leaving or returning from work during the hours of 2AM to 5AM safe with people stealing tires roaming at will? Please consider all these facts before you sign a lease.

DO NOT MOVE HERE! My overall experience at Riverfront have been HORRIBLE!!!! Counting down the days! Nothing luxury about this place!!!!! Poor management, just feels liking living in HELL!! If this is your idea of luxury then move in here!

Just a disgrace to be on the riverfront, people pee and poop in the elevators. The elevators never work.

There is a new fitness center with an outdoor pool and 24/7 security with a gate to enter the community. The management company when I first moved in left a lot to be desired but over the last few months, the new management company has been incredible. Questions are addressed expeditiously, any concerns have been addressed and things are constantly improving. More events for tenants and all in all a better experience. I highly recommend it as a place to live, ESPECIALLY now that the management company is as good as the actual apartments.

I have been a tenant at this apartment for four years. It is perfectly located in Midtown Detroit…read more Walking distance from Wayne State medical school, and Wayne State undergrad campus. A short Uber ride from downtown and with the new Q line built there is a station right in front of the apartment that takes you anywhere you need to go along Woodward. The unit includes dishwasher, a refrigerator, oven, microwave, and a washer and dryer. The unit does not come furnished allowing you to customize it your self. I have attached pictures of my one bedroom, one bathroom unit " midtown" floor plan. The apartment building also has a gym that has recently been remodeled and upgraded. It has a television, two treadmills, two ellipticals, a bicycle, assisted benchpress rack, free weights, and a multi exercise weight machine like a bowflex. The current building managers John and Nikki are the best we have ever had. They truly care about the cleanliness of the building, they are very responsive to complaints, and they are constantly striving to upgrade and improve the services of the building. They host monthly events for the whole apartment including things like a happy hour social, or a night out at hop cat all on the tab of studio one. The building managers also have organized a custom coffee and smoothie cart to make drinks for the tenants. They truly care about us! There is a call box at the front door. And a nightly security guard who patrols the property for extra security. This is much appreciated. The only complaints I would have about the location is that on a Friday or Saturday night the people at starters bar and grill downstairs can make too much noise in the parking lot. Also, the parking downstairs is for retail customers only. If you have a car you will need to purchase a separate parking pass in the structure. Overall I give this place five stars for its price, comfort, staff, location, and security, the combination of which is not found anywhere else in Midtown Detroit.

The location is awesome with it being right in midtown. There are a ton of places to walk to and downtown is a 30 min walk or a QLINE ride away. The apartments are super nice, mine has black granite countertops, stainless steel appliances, large windows, and a small balcony. Overall I have had poor experiences with renting and this one has been exceptional with this company, definitely recommend if you are looking to live in the midtown area.

These lofts are absolutely incredible if you're adaptable. The management is very communicative,…read morebut it is an older building with some issues and there isn't a large staff to attend to every small thing. The industrial heater is loud. There is no AC (I should note that I'm in one of the less ritzy units - others do have AC and probably updated heaters). Our ceiling leaked a bit, but nothing crazy. The floors are cement/stoneish, as the building used to be a brewery/warehouse, so there are some chunks taken out of it. Not necessarily a bad thing at all! But just know that when they describe a raw, industrial loft, you'll really be getting the raw and semi-gritty vibe. I love it, but it's not for everyone. Yes, I hear some complaints from other residents about things being fixed, but I have seen a ton of effort from staff (not only the building manager but maintenance as well), and the pros of living here are countless. You won't find this much space for the price anywhere else in the city, and it is worth it to be in such an amazing, artistic community, surrounded by murals. Trips to the Market for food on Saturdays or a quick beer at Eastern Market Brewing will become an easy routine. Parking is only $25/month. They throw a party on the rooftop for residents on Fireworks day, which is really amazing! I also love that residents are able to make the place their own (no strict rules on pets, painting, etc). The owner is laid back about that, and I feel very lucky to live here.

I'll separate review into positive and negative experience living in this place…read more Positive: residents are great and friendly. Lofts offer stunning views. The location is great. Never had any problem hearing other residents from our loft. Good security in the building. Negative: our shower was not working properly when we moved in. It took 2-3 weeks for them to fix it. Almost every month, they had to come in for a different reason. One time it was just to take pictures of the loft. So, if you have a pet then be prepared to be there or have someone watch over your pet. Communication with jim is just nasty. I had emailed him 2 months prior our move out to get an idea of move out procedure. He would not respond. During our moving out process we threw the stuff we didn't keep in the trash. He charged us 500$ for trash removal. This doesn't make sense because we pay a flat fee every month that covers trash removal. He WOULD NOT send us our copy of the lease no matter how many times we asked. He gave us a unit that has a washer and dryer that was left by previous resident. When we told him the dryer doesn't work.... He told us that WE need to fix it. When we moved out he charged us 150$ to fix the dryer. Why are we getting charged for something that didn't even belong to us and that was not even inspected by him when we moved in. On moving out day, I told him about issues with the loft. One major one is that ALL windows leak in air during winter. The personal heaters and his heating system could never keep place above 60 degrees. And during summer it would hit 90+ with no a/c. It made it unbareable to live in it. When I told him that he cussed me out and threatens to call the cops because he felt insulted about me bringing these issues before. Now, he refused to send us our copy of the lease and is refusing to give the security deposit back.
