Nasty, dirty complex with outrageous homeowner dues. Be sure to check on that. Horrible management of an old rotting complex. Run away!

It's not just the luxury building, amenities, and views that won our hearts. It's the people! We instantly became friends with the staff! Taylor, Kenzie, Ericka and Olivia are the best! So sweet, helpful, and fun to be around! They are always great to help in any way and great to get good restaurant ideas from! They even sent me warm cookies on my birthday! Paul and Armando have been amazing to help fix anything we need super quick!! The Craftworks staff are so friendly and make a great coffee! Caleb, Chris, Tanesha, and Liam are always very helpful as concierge too! The community is VERY dog friendly and they keep the dog park very clean! The pool is amazing- just like a resort! The game room and sky deck are designer dreams for entertaining! The gym is large and very clean! They also host great community events every month! In January we had a mimosa and pancake brunch; a pizza and beer football party; and hot chocolate and donut day! It's great to have gated parking and the building is very safe and secure! Housekeeping is fabulous at keeping the building immaculate! We absolutely love our apartment and the downtown views from our large terrace! While it was a big change and downsize for us, we couldn't be happier! We plan to live here a very LONG time!

Amenities are routinely inoperable for long stretches of time (elevators, grills, pool deck, and more recently, the gym A/C). What's more concerning is the pattern: issues are often addressed only after they break--not proactively managed. Communication is frequently delayed or vague, with "updates" arriving weeks after problems begin. And the inconsistency in cleanliness and upkeep in common areas suggests a broader breakdown in management oversight. Maintenance inside the units is similarly uneven. Repairs are delayed, patched rather than fixed, and rarely followed up on without repeated requests. I raised legitimate concerns about grout damage, shower slope issues, and paint deterioration--all of which were acknowledged but remained unresolved for weeks, if not months. In one case, I was told to clean with baking soda and vinegar in a unit I was paying premium rates for. It took over six weeks and multiple escalations--including to regional and executive leadership--just to receive a lease renewal offer that aligned with market rates. And even then, critical maintenance items were used as leverage to push for lease signature, rather than as a gesture of standard service. I've since decided not to renew and requested a waiver of the 60-day notice given the pattern of delays, lack of follow-through, and the overall erosion of trust. I don't write this review lightly--but I do hope it offers insight to future residents who value transparency, consistency, and accountability in the places they call home.

Mari is so sweet and my dog literally bounds downstairs every morning to say hi to her. The place is always clean despite all the dogs and people walking through it. Bobby in maintenance is prompt and worked with me through some weird noises I was having in my ceiling. The building and neighborhood is quiet. I have not experienced the price-gouging here that I did at the Cantabria in Turtle Creek. The units are so-so quality for a luxury apartment-- in particular, the washer and dryer have been hard on my clothes. The units were remodeled in 2019, which was apparently a year that washer/dryer manufacturers were dealing with high tariffs and skimped on quality. The older washers I'm used to didn't cause my clothes wear-and-tear like this one. I wish the fridge had a water dispenser in it and didn't run so loud. As aforementioned, the ceiling in my unit made weird clicking noises that took months to sort out (and we're still not really sure what caused it). A bathroom mirror randomly came crashing off my wall because it wasn't glued on properly. The bathtub and showers are cramped. It seems like the remodel was rushed and sloppy. But you are still getting decent value for the rent considering the neighborhood you get to be in. All in all, I am happy to be living here!

Mole infested air ducts which you smell and breathe. 2. Elevators that frequently do not work 3. Water system issues; old, never replaced pipes; leaks that happen frequently. Mole inside walls where leaks have happened. Apartments often flooded due to issues in a unit above, or next door. 4. Rogue contractors inside the building that have manipulated equipment, electrical wiring, and frequently cause issues in other units; and no applied rules governing noise and hours of construction. 5. A misguided hoa committee spent thousands on new furniture for lobby furniture that is unusable; bought unpadded carpeting throughout halls making it more like an old dorm 6. A never-ending cycle of management companies that try to improve the building, but met with an hoa that does not want to invest in capital improvements. 7. A large population of low income tenants that cannot afford the building, but cannot move; growing uncollectibles 8. Monthly HOA fees that continue to grow without amenities that substantiate. 9. An inadequate reserve fund; and more projects to fix that low income tenants can afford. 10. Remodeling and adjoining of units that cause infrastructure and devastation to neighboring units. 11. Unlocked electrical boxes in floor-hallways along with water pipes and garbage 24. Pass HOA rules that are unmanageable; irrelevant and not enforceable 25. Garage flooding; antiquated entry gates; dangerour poles; unregulated fobs, and valets that do little 26. Most units have added washers and dryers; but 50% do not 27. A basement laundry that is inoperable much of the time 28. Contractors, service techs allowed into building unsupervised 29. Any actual buyer is throwing their money away to currently purchase a condo. There a much better condos on the market, and this one is facing years of issues - much like condo's in other markets, such as Florida. This old building needs a big fix up. Good luck.
