This is by far the worst property management company I've ever dealt with. They are completely unresponsive to maintenance requests, dismiss tenant concerns, and show zero professionalism. Repeated issues (noise, parking, basic repairs) were ignored for months. When they do communicate, it's rude and unhelpful. I went to apply for an apartment. She almost immediately answered my emails. There were several. As soon as she asked for credit score and income I never heard back from her. Regardless of whether I met the expectations a response would have been nice. She made me feel horrible. Most people won't be able to their requirements during the pandemic. Thinking of renting from Rittenhouse? WALK AWAY! We had a situation at our apartment where our neighbors upstairs were continuously playing their music very loud. We asked the neighbors to stop, which they refused. We reported it to the landlord several times, and they did nothing about it. Even after reporting it to the police, the music and the obnoxiousness continued. We also reported mold in the basement, and we were told to "wipe down the windows, there is nothing we can do about it." This landlord doesn't care what kind of people they let into their buildings, nor do they care about the people who pay to live there. Oh yes, and good luck having your snow removal done promptly too. Needless to say, we moved out a while ago. We will never rent - or buy - from Rittenhouse in our future. read more

Lived in Rittenhouse property for 2 years. Told apartment would be cleaned before I moved in. It was filthy took 48 hours to clean before I could unpack. Found bed bugs called three * 2 discuss with Rittenhouse. Never received a returned phone call. "Rittenhouse" defends their reputation of integrity; being committed to "tenant" customer service, and "property owner" satisfaction. Our family has been doing business with the Rittenhouse team for over two decades. The management group, works with a staff of highly skilled, property maintenance carpenters, painters, plumbers, and various technicians, to provide "tenants" with quick response to "necessary service," and "landlords," to have limited vacancies. They typically rent out in 30 days, (sometimes less.) The owners reside in the community they serve, as do the managers and office staff. They are like minded in their commitment to customer satisfaction. They are always super friendly and helpful. We have always recommended Rittenhouse to our extended family and friends, and many have also partnered with Rittenhouse as "tenants" and/or "landlords." It's great to have "friends" in the business. Renting from Rittenhouse was a nightmare from day one. Their properties are poorly constructed and when we had a bug problem in the fridge they had provided, they sent an exterminator in to spray our fridge and kitchen with pesticides (while I was pregnant) when I had explained the bugs were all dead but were lining the walls of the fridge. We then found out the problem had come from them trying to throw the fridge away and leaving it outside for days before giving it another try prior to us moving in. They gave the heating company a key to the apartment without informing us and we had been walked in on at seven in the morning asleep. Besides the old building oddities they had the cheapest everything. The paint was peeling, the windows wouldn't lock. Forget expressing concerns: moving out was a bigger nightmare than living there and dealing with them. They walked in unannounced to do showings and they told me that it wasn't their problem and they had to sell the place but then made me pay for two extra days after I had moved out a month prior. You can't get them on the phone, and apparently no matter how much you clean up (it looked better than when we moved in by the time I left) and I only received half of my security deposit back because of "cleanliness". I NEVER want to deal with them again. My neighbors all felt the same way. They will rob you of money. They're rude and don't care about any of their tenants. Stay far far away. I could go on but there's just too much. read more

I rented from Rittenhouse for 13 years and would have to say take precaution when renting from them. I was not the cleanest tenant, but when I left the property appliances were working properly and no damage to the property. I get fined $5,700 for cleaning, new carpets and appliances (?}. Poor maintenance of the property. Vandalism to the exterior of buildings (graffiti on buildings), broken beer bottles in parking lot, takes them awhile to do any wed eating and landscaping of property. One realtor in particular is hot headed and unprofessional. My advice: find another realtor or a private owner. If you rent from them: keep things clean and hope and pray they don't gouge you for any money. read more

As a tenant (and homeowner in another state), I can say that I will NEVER use this company again and am in the process of taking this company to small claims court. I moved into a dirty and poorly maintained property, cleaned and took wonderful care of it, and took a day off from work after the move to clean it thoroughly. Despite this, we were charged a slew of strange and over-inflated fees and refused the proof for these fees. $250 to clean 600 square feet of carpet? $75 to clean a spotless refrigerator? We were accused of taking vertical blinds that never existed and only escaped that fee with photo evidence. No. Absolutely not. Avoid at all costs. Look for a property on hotpads.com or go through a realtor. All attempts to reverse the fees have been refused. Awful experience. read more

I am a tenant who moved into their property under the falsity that this place was one thing and I found out it was a lie. After being in here only a day I was injured in their property. They were not concerned about it and never answered my texts or my doctor's letter asking that they help me locate different living conditions because of the injury. I had to file a HUD complaint because of the poor conditions in this apartment and their failure to accommodate. Next, I held my rent in escrow to get this place fixed. They came and patched up most of the problems but yet today as I am typing this, I am freezing because I can barely feel the heat because another tenant controls the thermostat. Anyways, they continued harassing me for the rent, constantly coming in and out of my apartment to the point I could not work. I sent them a letter stating I have an attorney and to contact him because their constant harassment was causing me distress and worsening my condition. They continued the letters, phone calls and emails. Finally, Rod called for the last harassment. When I told him I had asked him to contact my lawyer and had filed a HUD complaint to mediate this situation of my security deposit and failure to accommodate, he started screaming at me stating "why did you file a HUD complaint? What do they have to do with this?" he continued his rant and would not listen to me. The anxiety was too much so I hung up. Now, in retaliation and my desire to use HUD to mediate, this company has filed in court. I warn anyone who wants to live in a nice place with a stand up management company, to pass up on any rentals these people have. They will lie to get you in if they can with smiles but can't be trusted! If I had read their reviews prior to calling them, I never would have. Trying to evict someone who was injured in their rental property is as sleazy as they come. I know other people in their residences who have broken down steps/landing that are so dangerous, the people can fall through them, but Rittenhouse has shown no interest in fixing them. Tenants smelling animal urine on a daily basis because they refuse to get someone to remove animal nests etc. This is the Lowest of lows! I only give a star because I had to! read more

I moved into an apartment building in Green Lane in 2011. From the start both Rod and Kathy have been amazing. Couldn't ask for more reliable staff above all. The absolutely bottom of the barrel when it comes to maintaining a property, treating tenants properly and responsibility for their own actions. Their maintenance guy damages over $2000 worth of my personal items when painting and they claim they are not responsible. They refuse to provide proof of the usage of my interest from my security deposit and claim there is no interest to be paid. I have been a tenant of the same apartment for over 15 years and get treated like dirt. repairs never made and when they are made it is such shabby work that I have to repair it myself. When it snows the main street walk is never cleared, parking lot is never plowed or salted and the residents have to do it themselves if they even want to get out of the building. An elderly gentleman fell yesterday because the walk is impassable. The parking lot is a death trap and so is the alley way. I am going to have to take them to small claims court to get restitution for my personal items even though I have been trying to be the better person and settle this amicably but they just don't care. The repairman 'fixed and painted' all the ceiling damage from the roof leaking (3 years after the roof was repaired) and never covered or moved any of my items even when I offered to do it for him before the repairs were started. It took 4 years to get the roof fixed. It leaked so bad that 3 rooms in my apartment were unusable due to the roof leaking. And when I have to make a repair myself due to their incompetence for safety reasons their reply is 'since you replaced the ceiling fan without authorization it belongs to us'. It almost caught fire and had to be replaced on a Sunday by me. I have been a model tenant, never missed rent payments, and am a great neighbor. For my rewards I get treated like pond scum at evey turn. I would give ZERO stars but you have to leave at least one. Pitiful is an understatement. read more

One day i got a call from them telling me that they raised my rent and the increase started a few month before this call so i owe them money, but what make this communication bad is that ive spoke to them countless of time before on the phone and in person before this initial call and in those times which was apparently after they raised the rent yet they didnt inform me of the changes THEN. now they claim i owe them money from those month i missed? they said they send a mail but it kept getting sent back, they said they call but i didnt pick up, they said they would have left a message but no voice main, BUT YET THEY CALLED BEFORE AND I TALKED TO THEM, THEY CALLED AND LEFT ME A VOICE MAIL AND I CALLED THEM BACK. trust me avoid the problem in total by finding another company to rent from because rittenhouse property management is not it! there are other problems ive had with them but this is the one that angers me the most! read more

Rittenhouse Property Management in Harleysville sucks. They're horrible. All this company cares about is collecting rent. They could care less about the tenants. They do not want any of the tenants to know who the landlords are. They have rules for some tenants and not others who live in the same building (like pets). We have mold growing in the basement (when it rains, water comes into the basement floor and walls which they paint over to hide the mold). They do nothing about it and they even claim "they know nothing about the mold" after several tenants complained about the smell in the basement. It takes them forever to fix problems. At least 5 to 6 phone calls. Rod Moyer and Cathy are terrible people. Heartless. The apartment building has NO heat in the hallway where the windows freeze with ice on the inside during the cold winter months. If my family could move, we would but it's too expensive for us right now; however, when we do move, we will make sure that Rittenhouse Property Management is N0T involved. read more

Do not move to the Royersford Apartments they manage. LOUD RUDE neighbors, parking is horrendous, and maintenance is even worse. We called several times about hot water issues and it was never repaired. We are lucky if we get hot water for washing dishes. The electrical needs major updating. Can't use the microwave (a super small one!) in the kitchen unless you want to keep buying new fuses. No one answers the EMERGENCY maintenance phone when you call. You're lucky if you get a call back within an hour. During the winter months when we had lots of snow, no one came to plow out the driveway and I was not able to get to work. They hired someone who did half of it, gave up, and had to wait for several hours for someone else to come. The staff is quite rude and very slow at answering/returning phone calls. I would not recommend using their services or living in their properties. Everything is very cheap and taken care of very poorly. read more
