The landscaping looks like it hasn't been touched in years, and the parking lot feels unsafe--especially with the broken gate that's been left inoperable for who knows how long. The trash compactors and garages? Also inoperable, and to top it off, there's mold everywhere--yes, even in the so-called car wash station and the garages. The pool is utterly unusable, and good luck getting any help from the staff or maintenance team. They are completely unresponsive and when they do finally get around to fixing something, it's always done in the cheapest, most half-hearted way possible. This place is beyond horrid. 0/10--stay far, far away!

Rules are implemented so everyone is of quality (at least most of them, with a few exceptions here and there). Mostly, residents are working professionals or white collar folks. It's usually very quiet, close to the beach, 2 airports and lots of conveniences. Staff is available 7 days/week and work orders are taken care of expediently, depending on the emergency level. People who complaint often choose to not abide by the rules or simply owe money and blame it on Management. I know that because as a licensed Realtor and resident, the Management Company hired me occasionally to fill in for a day here and there, when a staff member was ill or on vacation. That's when I got to see the inside of managing desires and wills of all residents: some would go off the handle because I refused to chase a snake they saw on the grass, others were upset because they lost their key in the middle of the night and management could not open their doors until the next morning. Some were complaining that a resident looked at them funny and wanted Management to evict them for that reason. Others would complain they hadn't received the mail or packages they expected and blamed Management for it. My favorite: their pet ruined the condo but insisted it was not their responsibilities to pay for the damages and threatened with potential lawsuits. Very interesting human interactions! In conclusion, I was privy to be a part-time insider and appreciated all the weirdness Management had to deal with on a daily basis and often, despite their best efforts, someone, somewhere, somehow felt short-changed. Considering the pros and cons, this community is well-kept. In general, "pressing" issues are addressed promptly and the complex is rather well-run, in comparison with other places I lived in prior and after Bal Harbour. My experience was positive and overall, it was a pleasant experience. I moved out because my company transferred me to another state. However, Bal Harbour deserves great ratings!

Lendi's "Right Hand Man," Bob (Robert, Rob, Hey You!) is fantastic. He gets a work order, and he's on it right away, or he will let the resident know when he will able to get to the issue at hand! The apartment upstairs started leaking into the one below it in the morning. The lower tenant called the office immediately. The water was blue, obviously from a toilet. No one came. The ceiling fell in. Water has continued to pour out sporadically in 4-5 gallon increments every few hours. The office was called, emailed and told in person. The Meadow Wood Property Management office was emailed, texted, and messaged. While those correspondence were replied to, the only service that has been provided is lip service. I'm writing this on DAY FOUR... the upstairs apartment was just deemed "UNINHABITABLE " by code enforcement. The ceiling in the downstairs apartment is still leaking. Long story short (I know, too late) I DO NOT recommend this complex.

The first year the rent was okay, then the following rent increases each year were ridiculously high. Cost of monthly trash fee is very high and increases every month without notice. The appliances are old and not energy efficient. Central A/C is old and breaks down often. Management will not call to fix it unless the temperature in the apartment is 85 degrees. Management and maintenance are not the best. Any maintenance request posted after 5 pm does not get looked at until the next day if you're lucky. Too many big dogs there, always hear barking etc. The noise of Park Blvd is loud and obnoxious. The walls are thin in the apartments, you can hear everything. I would NOT recommend Casa Corsicana.
