In my lifetime, I have bought or sold nine properties. Out of those transactions, one title…read morecompany takes the cake for incompetence - Letterman Title. Mistake after mistake after mistake, including serious ones that would have cost us real money if we hadn't caught them. Even worse, they filed a deed with Brazos County that has the owner names wrong(!), and there's no undoing it. Yes, there's an amendment - a short, separate document - now filed with the county, but the recorded deed has the names wrong permanently, and it's likely to cause us problems in the future. Letterman even issued a title policy with the names wrong! The number of mistakes we did catch makes me wonder how many we didn't. Who knows? Title companies aren't hard to find, and I suggest finding one that is a lot more concerned about getting every detail right.

We leased with Aggieland for a year after taking over someone's sublease. When we moved out, we…read morecleaned that unit top to bottom, to the point where it looked better than we received it. After we moved out, they claimed we damaged the apartment and kept $1200 of our security deposit, DESPITE having timestamped pictures from both move in and move out showing the condition of the unit. They claim that since we took over a sublease, we assumed all damages left by previous tenants and wouldn't give us back a dime of what they took from our deposit. BEWARE. THEY WILL CHARGE YOU $600 FOR PAINT EVEN WHEN THE UNIT LOOKS GREAT AT MOVE OUT (shown below). The paint throughout the house was in great condition and did not warrant a full redo, as it was obviously not beyond normal wear and tear, but they used our security deposit to help give the house a brand new coat of paint anyways, claiming they paid a grand total of $1,400 to redo the paint in this place (but never sent proof or an itemized receipt or anything). They will also not replace nasty old carpet and will charge you for that at the end too, even though we complained about the smell and deterioration at the beginning of our lease. I have NEVER left a leased apartment in bad condition, and we have always tried our best to return the unit in better condition than when we got it and HAVE ALWAYS gotten our security deposits back. Unfortunately, with Aggieland Properties that doesn't matter whatsoever. They WILL keep basically your entire security deposit regardless, even if it's not warranted or proven.
