I can't say enough good things about Richard. My husband and I started working with him in 2020 and when the market shifted, we backed off of searching for a house. We reached out again in summer 2024 and picked up where we left off. Richard was so helpful in every step of the process. He is so knowledgeable, kind, and never pushed us to do anything we weren't comfortable with. He never interjected his opinions unless we asked for his thoughts. Then he'd give us the most helpful insights. When our offer was accepted, it was easy to become overwhelmed with everything but Richard was very proactive, making sure we had everything we needed (he got us out of a few pinches as well). At the same time, he kept such a calming presence. I actually enjoyed the whole process and know it would not have been the same without him. I'm so glad we had him as our realtor. read more

In addition to the fact that he really is just a dope guy, Richard was practically the platonic ideal of what you hope a realtor will be like. This was our first time buying a home; I'd assumed I'd never be able to do so, and as such had never bothered to learn anything about the process. No surprise then that a great deal about it was both confusing and frustrating once we began. Richard was a calm, steady guide throughout. He demystified the whole process and, more importantly, was usually the first person to notice enormous potential problems and make certain we understood them. he also never made us feel pressured to buy beyond our price range or to buy something that wasn't the exact right fit. More than once, we were so exhausted by it all that we were willing to settle for something we would really have regretted. Richard always kept us from making a bad (and in one case, very smelly) mistake. He also proved to be a strong advocate for us when we did bid, especially on the absolutely perfect home we eventually found. And he also generously gave us a ton of his time, even driving out to see a place with us on a weekday afternoon during punishing rush hour traffic. As YOU-HAVE-TO-BE-KIDDING-ME as the experiencing of trying to buy a house in LA can be, I found it, ultimately, to be genuinely fun in the end. Imagine that. So thanks for that too, Richard. Shorter version of the above: 10 stars A+ absolutely endorse. read more

Richard was our agent when my wife and I first started looking for a house in 2020. We had to stop looking for a few years, but when we reached back out, Richard was more than ready to help us look again. He was very patient, insightful, and honest. He didn't force his opinion, but was always willing to provide them with good experience and insight when we would ask. He helped us steer clear of some real problems that we weren't aware of. When it came time to submitting an offer and going through escrow, he was with us every step of the way, letting us know what to prepare for, and even reminding us when we needed to get things done. There was no surprises or unexpected issues that came up. I cannot recommend Richard enough if you are looking to purchase a home. read more

My experience with Richard has been amazing! He was super patient with me and so responsive throughout my hunt for my first home. He was never pushy but offered his best advice. My journey has been long and he stuck it out with me throughout the whole time. He racked up a lot of miles both on foot and by car showing me around countless number of places. I'm sure it can't have been easy because while I knew what I didn't like, it was pretty hard to pin down what I liked & wanted (that fit within my budget of course). But he never made me feel like I was wasting his time and I always felt like he gave his full attention any time I had questions. His familiarity with the areas I was looking in was extremely valuable as he could tell me certain quirks that informed my buying decision. Once I found the place that ticked all the boxes for me, he walked me through all the next steps. The process was intimidating especially once the offer was accepted, but he was very knowledgeable and guided me throughout the process. Everything was still my decision at the end of the day and he never pushed me to do anything I was uncomfortable while still offering his opinions and best advice. Thanks to him, the process went very smoothly (most of the stress on my part was dealing with the lender/underwriter). I would work with him again in a heartbeat to buy or sell and absolutely would recommend and refer him to anyone. read more

Richard was an absolute delight to work with for the sale of my condo in North Hollywood. I found him through Yelp and interviewed several potential agents before selecting Richard as my preferred realtor. Richard more than lived up to first impressions and was very calm, respectful, knowledgeable, caring, and responsive. Selling can be a stressful process, and Richard never added to the pressure and was always there to reassure me and help troubleshoot along the way. He was also selling his own condo in North Hollywood at the same time, so he had concrete personal experience with my situation. I was selling from Australia and Richard worked with me through the time and location difference, taking the time to video chat so we could meet face-to-face and problem-solving workarounds for potential roadblocks, like foreign notaries, rather than reacting negatively. Since I was not there to do in-person tasks, Richard went above and beyond and conducted the move-out inspection and key return from my tenant, drove to Pasadena to pick up a replacement parking pass from my building manager, and stopped by my parents' house to pick up my spare set of keys. Richard is a very professional and personable realtor and I could not recommend him more. read more

Hard to get 5 STAR reviews but no look further. There is a reason for all of these because Richard has unbelievable work ethic. We been working with Richard for the last 2 years(on/off). Recently we started searching for properties again and one text away he was there at the property to accommodate us. These reviews attest on how he conduct himself to his client. We only not found a GREAT agent but we also found a GOOD friend. No words enough to Thank you and now we are in our dream house! read more

Richard helped guide us to buying and owning our first home and we are so happy we went with him for this important milestone. I found Richard through Yelp and can attest the reviews are true! He is honest, responsive, helpful and truly makes you feel like he just wants to find the perfect home for you and your budget. He never was pushy or tried to sell us too much on anything - instead he listens to you and tries to help you get there. This is not some stereotypical LA real estate sales person. We recently purchased a townhome with Richard and it was a very smooth process. The anxiety of home buying was really minimized. From searching for a home to closing escrow, Richard was available to answer questions and point out concerns. He was available through text and email. Very responsive. He is extremely knowledgeable about real estate and most importantly the Burbank Glendale area. If we were looking to sell and buy another place, we would work with Richard again. read more

Richard is, simply put, amazing at his job. He's sincere, intelligent, and saavy about the market, including (but not limited to!) Burbank and the Valley. My partner and I are first time home buyers, and we were pretty overwhelmed by the whole process. Richard explained everything to us while still empowering us to make decisions we felt comfortable with. We never felt rushed or belittled or anything like that. Richard was truly on our side the entire time -- and it was a long time, we were searching for a house for about 6 months. In the end, we found our dream home and it's thanks to Richard that we got it. Through all the open houses to all the paperwork and dealing with sellers' agents, Richard did it all with grace and ease, and answered *every* single question we threw at him (there were hundreds) in a similar fashion. If you're looking for a home in Burbank, NoHo, or the Valley (and beyond!), look no further than Richard! read more

Richard helped us find our Studio City home during these crazy Covid times. Stewarding us safely through open homes, always having booties & gloves at the ready, and making sure everybody was comfortable with visits. He was also great at telling us what homes had issues and why, especially with regard to selling it in the future. Business adjacencies, road noise, structural concerns, and more. All critical when concerned about moving again down the road. It's easy to shop online nowadays, but local expertise is critical when making such a big decision. He's got it. Richard really is an easygoing and knowledgeable realtor. We definitely recommend him to anybody looking to buy. We will surely use him again. read more

We enjoyed the process of looking at homes with Richard - he was a good sounding board for getting a feel for the pros and cons of each place. In some complexes, he would reach out to residents passing by to get their opinions on life there, which was helpful. He was also encouraging during the bidding process, and ultimately we are in a home that we're quite happy with. We also worked with him to sell our existing home. Richard gave us pointers for preparing our unit for sale, and even helped us to fix one of the things that the buyer had asked us to fix. The marketing materials looked nice, and I think that we got a good price for our home. This was right before the pandemic took off, which made for one less thing for us to worry about in this intense year. The selling process itself went incredibly smoothly, with no issues. We would absolutely work with Richard again. read more

Richard was our selling agent and we highly, highly recommend him. When you work with Richard, you get Richard. Of course he has a team supporting him but anytime we had a question or needed support Richard was there for us. Richard helped us price our house right so that it sold quickly but not in a way that made us feel like we had under-priced it. From listing to first showing to offers to close, Richard was a reliable, deeply knowledgeable partner. We loved his no B.S. approach. He knows what he's doing but doesn't load up his approach with a lot of the marketing bells and whistles that we felt other "top agents" bring when they meet with you. If you're putting your house on the market, meet with Richard. If you're buying, I would work with Richard in a heartbeat. He understands the market and will give you the straight scoop on the major investment you're about to make. read more

Seven years after purchasing our home with Richard (who helped us get into our starter home), we went back to him to sell it. Richard took the sale deadly serious, got us painters, carpet people, staging and deep cleaning (we had to move very quickly so there was still stuff in our fridge), advised us on how to position our home for sale and sold us for WAY ABOVE LIST. We were no longer in the area so we had to trust him to do basically everything; and couldn't be happier. I'm a proud repeat customer and in a couple of years, if I decide to sell my current home, I'll be going back to Richard for a third time. -Santosh read more

If you are looking for an agent to either sell or buy your house, look no further! Richard is the guy! Though I didn't get a chance to meet him in person, I had an amazing experience working with him to sell my house! He was thoughtful, dedicated and accommodating, was able to facilitate my entire transaction online while I'm in a different city with zero issues. He was even able to do a walk through for me when my tenants moved out! He sure goes above and beyond. We also got way over our listing because Richard was able to bring the best value out of my property to the right buyer! Overall, great experience met my full expectations and I can't be happier with the sale, I would recommend Richard to anyone that's needing a realtor in the LA area! read more

My husband and I were so grateful to have found Richard Buckish as our realtor. From our very first conversation via Yelp, I knew I was going to work with him. He is so quick and responsive and even contacted me within minutes when he was at his own wedding! My husband and I came across a beautiful home that we saw close by excellent schools in a nice neighborhood and asked Richard if we could see it. We fell in love instantly with the place but didn't think we could get it because it was over our budget. Richard remained optimistic and encouraging. Not only did our offer get accepted, he also negotiated the purchase price down to a number we were comfortable with. And that is unheard of - especially in this crazy market! Don't know how we got so lucky. Thank you Richard for the perfect home for our family. read more

As first-time homebuyers totally new to the entire real estate experience, my husband and I were nervous about what pitfalls could be encountered or what we were getting ourselves into. After our initial research, we interviewed a few different agents to try and get a sense of what it was like, and didn't find anyone we felt comfortable with- until we found Richard and gave him a call. From our first conversation, Richard was immediately available, helpful, and walked us through the process and answered all our questions with clarity and a real depth of knowledge. We immediately felt at ease with him and his insights, and during that first conversation right away committed to having him as our buyer's agent- he was that good! As we went further into the process, he was always able to guide us through, make sure we were feeling comfortable and informed with all information needed, and act as an excellent mediator for our needs and budget. No matter how small the question or what concerns we had, he was always readily available and showed he was completely invested in our search. He was the perfect balanced guide to the process- insightful and actionable without ever being pushy or stressful (as was the case with some other conversations we had with other agents). Richard has a great knowledge about real estate around LA and making the process go as smoothly as possible. We knew roughly what we were looking for and had our eye on one property when we first gave him a call, and then from that first touchpoint with him to us getting keys was just over a month. It was a totally stress-free process and we always felt included and had good expectations for what was going to happen next, what common issues could be, and what we needed to know. I was really surprised at how quickly and easily it all went- LA is a hot market and moves fast, but Richard really made a difference in making sure that we were in the best position possible. For anyone looking for a dependable, thoughtful, and educated agent with your best interests in mind, look no further than Richard- we can't recommend him enough! read more

Wow, Richard is amazing, he has now shepherded us through COVID, and that odd, restrictive and slow return to seeing homes, then through the insane market inventory tightening, and some tricky situations we encountered. He was so patient with us through, frankly, a number of years. He got us through it all, and my wife and I finally got in a condo together at the perfect time in the market! He really goes above and beyond. There's never something you want to see that he won't work out, and he'll have key information that can help you avoid wasting time on certain places (but still go to see if you want to). Another vital thing I should mention is that Richard is about as expert as it comes to the technical requirements of the escrow process and the documents. You will not have a stronger advocate on your side short of a lawyer, and you shouldn't ever need a lawyer, because his careful attention to detail will get you through everything perfectly, even if you reach any contentious stuff. He often knew far more than the Realtor on the other side of the deal, which I felt was a huge advantage to us. read more

My parents had been house hunting for a long time with no luck. After hearing their repeated frustrations with several failed bids and difficulty finding a property that met their desired specifications, I enlisted Richard to help us find something that would meet their needs. Within his first batch of recommendations, we saw one that hit all the requirements (a difficult task with my mom!). Of course, several other bids had already been placed on that house. Richard was essential in providing recommendations for inspectors and other building professionals. After multiple communications with the other realtor/agent, my parents were finally able to close the deal, which couldn't have happened without Richard's help. Before Richard, it seemed like the house hunt was an all-consuming task. He helped my parents find a suitable property, provided guidance throughout the process, and directed them to the appropriate resources. Whenever I visit my parents, they can't stop raving about how much they love the house. I feel so lucky that we were able to get Richard's expertise for something that happens once every 30 years (at least in this family). Hopefully I'll be able to utilize his services for myself, soon!! read more

My husband and I both bought and sold a home with Richard, and both experiences were excellent. We were new to Los Angeles in 2017 and looking for a home anywhere between Sherman Oaks and Pasadena. We looked at dozens of homes, and Richard really impressed us with his patience, knowledge, and sound advice. He introduced us to great neighborhoods and really understood what we wanted and liked. He thoroughly researched comparable listings, giving us confidence that we were offering and paying a fair price on our home. He also arranged thorough inspections to ensure we identified any potential issues prior to purchase. We found a home we loved in Burbank and it was a wonderful home for 4 years. Unfortunately, we had to move out of state in 2021 so it went back on the market. Richard advised us how to prepare the home for market and we received multiple offers. He summarized the pros and cons of each offer very clearly, making it easy for us to select the best one. Richard is an agent you can truly trust. Whether buying or selling, he'll have your best interests at heart and will ensure a fair and well-researched buying and selling process. I've known Richard in a professional capacity for about 3 years. I was introduced to him when my then-girlfriend's parents purchased a condo in Studio City. Since that time I've interacted with him on several occasions, to get a sense of the market and to see what is out there. Richard is absolutely one of the best realtors in Los Angeles. Everyone has an aunt who knows a cousin who is a real estate agent, but Richard is the reason why you should use a professional instead of someone you might have a connection with. Richard is constantly up-to-date on inventory and is able to discuss with you quality of neighborhood with such sophistication it's scary. As a young professional looking to make a big first time purchase, I'm glad I'm using Richard. He's a cut above the rest. If you're looking for one of the best realtors in LA, you've found the right person. Oh, and I didn't even mention his bidding strategy. Ask him about it. Good luck with the house-hunt! read more

My husband and I worked with Richard to purchase our first home. It felt daunting at first to find a realtor that we could trust but after speaking to Richard on the phone, we knew we found someone that would be honest with us. He really knows his neighborhoods and would even advise us to pass on certain houses because the areas weren't the best. That was very helpful in narrowing down houses. I can't even begin to say enough good things about Richard Buckisch. When I decided to purchase my second home, I searched Yelp looking for a realtor and came across Richard's profile. I felt the reviews looked stellar so reached out to him and he very promptly answered and we had a long and detailed discussion on what I was looking for and what my needs were. We instantly started the house hunting process and I want to say, from the start of our conversation to me closing on my home was literally like maybe 2 months. And in this current market that is really saying something because it was crazy out there! But I think one of the best decisions that I made initiating this whole process was using Richard as my realtor. I never felt rushed and pushed into anything with him and always felt like he had my best interests at heart. Never once felt pressured to over bid on a home and he always gave great advice on what the best steps were to take when bidding for a particular house. The process for the house that I ended up purchasing had a lot of twists and turns and nail-biting, stressful moments, but he was always there to make sure things were moving in the right direction and reaching out to whomever it was necessary to help facilitate the process. If I was ever in the market for another home, or needed any purchasing or selling needs, I would not hesitate for a second to call Richard. Would also recommend his services to anyone needing help purchasing or selling a home. Super great experience working with him during such a stressful process. Hands down, 5 stars from me! read more

During that time he had an in depth conversation with Richard, he asked about our future plans and really invested time getting to know us beyond just what our home buying goals were. What stuck out to us during this was Richard's straight forward and honest approach on top of his his knowledge of the LA market. Richard was able to provide us a team of resources to help us navigate the home buying process, was flexible with scheduling, and was transparent throughout the process. Richard was tremendous in helping us find a home in Los Angeles. We met with several realtors before going with Richard. Richard took the time and pains to understand exactly what my husband and I were looking for. He was diligent and thorough in going through all of the properties which met our basic search criteria and then tailoring the selection to meet our needs. We looked for a house in LA while still living 300 miles away so we relied on Richard for most part part to attend open houses and give us his impressions of the house and neighborhood. He is very familiar with the area we were looking at ( San Fernando valley, Hollywood hills, west LA) and was often able to add key information on traffic or location which we would not have known. He took excellent videos of his walkthroughs at open houses which were very helpful for us to triage these properties and save our trips for the ones we really liked. When we did make trips to see houses, he drove/ accompanied us and helped us to get the maximum value out of our day. He never pressured us or was at odds with our choices but asked good questions that made us think about what we really wanted. Within 4 months we were able to buy a house we really like. His experience really shone when it came to negotiating counter offers and the final sale was a smooth and stress free process thanks in large part to him. He was never pushy, and even though we felt like we were being extremely picky, he never pushed us towards something we wouldn't want. In the end, we got lucky enough to find a place that hit pretty much every mark with what we were looking for, and we were glad that we had an agent who allowed us to take the time to find it. During the buying process we had some sellers and their agent who were not the easiest to communicate with, to say the least. Richard made sure to guide us through every step of the way, answered the dozens of questions and concerns we had, and eased a lot of our fears. Not only that, but he was easy to talk to, and fun to hang out and chat with when we needed to look at a house or call on the phone. I'm that dreamer, who thought that within a blink-of-an-eye, I would find their "perfect" home; but realistically, I found Richard, the perfect realtor to guide me with my first-home purchase. Not only did I find Richard to be extremely knowledgeable in the current buying and selling market, but he also knows the ins and outs of real estate investing. I was thoroughly impressed with Richard's knowledge of area school rankings and the area's local amenities. All along, Richard was patient, understanding, professional, communicative, prompt, reliable and honest. Richard only sent me listings that were conducive to my search, which saved me a lot of time and energy. Richard was flexible within his schedule and accompanied me to numerous open-houses. He was also present during the house inspection and home appraisal. He worked and communicated well with my general contractor and made my closing, seamless and hassle-free. We were so glad to have found someone as professional and genuinely helpful as Richard, after having fired two agents. No we weren't demanding clients. We were serious about finding the right place for us, and serious about going through all of the HOA board minutes and financials and so on. Our previous agents only seemed responsive when searching for a place, but during the due diligence and inspection period, they seemed more interested in closing the deal and getting their commission than helping us. Richard on the other hand was helpful throughout the process. He set realistic expectations about what he can and can't do in the home search process. During the negotiation, inspection, and due diligence periods, he worked hard on our behalf to get the information that we needed. He helped us to keep in mind the big picture throughout the process. His wise-cracking sense of humor helps the otherwise stressful home shopping experience go smoother. I'd happily hire Richard for my future real estate needs. read more
