I have lived here for almost three years now and will be signing again for another year in the fall. This place has a great floor plan for what I was wanting, it's in a safe neighborhood, and maintenance always answers my requests incredibly quickly. I can't say anything bad about the complex except that sometimes the pools need maintenance on inconvenient days, but that seems so minor considering how other apartments have much bigger issues. If this place has problems worth 1 star like I have seen a few people put then I personally have just never had that experience. read more

Do not move in here! I have been here for 9 years and should have left long before this. I have had water due to a leaky window. They "fixed it" by loading up the outside with caulk. And caulk is the only thing holding it in place! The AC has never been right. There is currently a leak that was never addressed when found last summer. Can it really be cheaper to keep filling it with freon than to replace it with a working unit?? Whoever moves into 126A beware of black mold in the bathroom ceiling. They just slapped some white paint over the mold that occurred when I discover the paint bubbling apparently from a leak in the bathroom of the apartment above. The hole from my finger is still there rimmed in black. I'm sure the sloppy paint job didn't repair the leak in 126B either! Last year it took many many months to stop my toilet from running. They used to mulch in the spring but don't anymore. Grounds look bad but big savings! And how are you using that mulch money?? Terrible drainage problems, critters in walls and ceilings, sink holes that are addressed by placing an orange cone over it, pools that are never clean or properly repaired; this place is a hot mess! And you can be sure your rent is going to be jacked up year after year! read more

Our mailbox lock was mysteriously broken Friday. I called the office right away. I didn't receive a response, but noticed the lock has been replaced. However, my key doesn't work and apparently it wasn't installed correctly. I called the office yesterday and was told I would receive a response. No response and I can't access my mail unless I would break the box. I would appreciate the matter being fixed and a response. read more

I just recently moved in but so far, everything has been excellent. The apartment is clean, spacious and incredibly nice overall. The service team was on-time and very friendly when installing my washer/dryer. All of the neighbors have been very kind and helpful as well. Mainly, I have to thank Kayla. Without her, I wouldn't have even been able to get in the apartment. She went above and beyond to help make sure I would be able to move to the area and start my new job. I lived at Seven Trails for about 3 years. When I initially applied to live there, the leasing office was filled with wonderful women who were excited to help in any way they could. About a month after living there, the complex changed hands and the entire staff was changed. The new leasing personnel is nofilled with rude, disrespectful, and condescending women. They are some of the worst women I have had the unfortunate experience in dealing with. The manager, Terri, called and yelled at me, cursing, and threatening me. Had I known that this was going to be my experience, I NEVER would have moved in. We had rodents living in our walls, constant plumbing issues, fleas, and the most incompetent maintenance staff I've ever had to suffer through. I would NEVER NEVER NEVER recommend this complex to anyone that I don't hate. I paid my rent every month on time and didn't even ask them to fix some of the issues they should have addressed. This place is overpriced and NOT worth it. It literally took them 3 tries to fix my toilet and even after the third time, the toilet was unstable and installed poorly, but there was no way I was going to say anything because I didn't want them to come back and try yet again. The second and third time, the toilet was "repaired" by the maintenance manager. I sort of figured that if HE couldn't figure it out, it simply wasn't going to get any better. Rent here at your own risk! Or better yet... just DON'T!!! In response to my original post, I can assure you that every step was taken and the ability to fix any issues was not simply a matter of needing another day to repair. It was complete incompetence on the part of the maintenance manager. Even I could install a toilet in a day. Not three. And as for the rodents, when we complained about there being rodents living in the walls, we were told it was probably just a squirrel and that it wasn't an issue. Furthermore, the staff finally did place traps under the kitchen sink and refused to come retrieve the deceased rodents when they were captured. I promise you that Seven Trails, the leasing office and vast majority of the maintenance staff are heartless people that simply don't care about their residents. read more

I have lived here for over two years in a apartment. Rooms are large. Nice size closets. Sound proofing between floors is bad. You can hear everything. And weirdly, smell everything too. Also, I can hear every sound from the parking lot . Hardly ever hear any noise from next door though so sound proofing there must be pretty decent. The road through the complex is pretty busy and noisy. The park nearby holds some festivals that are super loud. Great snow removal, good at putting salt down, great grounds maintenance. Not too good at keeping laundry rooms maintained and most are in basements that feel a bit unsafe at night. Clubhouse is quite expensive to reserve and use. Gym is 24-hour but they keep changing the door code. I've never used them, but the pools always look well-maintained. Lots of people out walking their dogs without scooping. I have had squirrels running crazy in the space above my ceiling and the roof and they are doing very little to resolve. Finally, there is all-around too much noise. I am glad to be moving. read more

I lived there from Jan 2012 - April 2019. The management company changed about 3 times in which the place rapidly declined in appearance and quality of tenants. The biggest thing that brought me here is.that.they had the balconies redone.on.all of.the apartments (weren't passing code).and used the cheapest company they could find to do so. At my apartment the used the wrong measurements and replaced the balcony with one that was about a foot too short. Also during the contruction/installation I ended up with a crack in my window. I reported it first on the app, didn't get a response. Then in person, where I was promised.it would be addressed...no response. Then in.person again when I signed my last lease and wanted to make sure I would not be blamed before signing, she promised it would be taken care of....no response again. So when I decided to move and buy a condo because the rent kept elevating drastically for no good cause....I was given a bill of $430 for the cracked window to be replaced and a crack in the 30 yr old refrigerator shelf. It was not worth the lawyer fee or court cost to argue with zero evidence' since the app I reported it on originally they no longer used so I could access. Royally screwed with no vaseline by trash to sum it up. read more

My husband and I lived here for a year, and couldn't be happier to move out. We've had a number of maintenance issues, such as walls and ceiling cracking, leaking dishwasher, slow sink and tub draining. The worst was when the tub floor started peeling (within a month of living there). It took numerous calls over a few months just to get someone out. Then when they finally came out to "fix", they said we won't be able to use for just a day or two. It took about a week, and that was only because we called them to see when they were coming back. Then they had to redo because the adhesive around the drain wasn't sticking. A few weeks after they redid, the caulk around the tub started cracking. You can literally hear everything your neighbors are doing. Every time we walked around the apartment, the floors creaked really bad. I know the neighbors heard because we could hear when they walked too. I understand that living in apartments, you will hear neighbors, but not to this extent. We hated the apartment we were in, so we asked the office about the possibility of moving to another apartment either at the same complex or with another complex with the same company. Their response? You can't. If you want to transfer to another apartment at the end of your lease, then you're going to have to pay a transfer fee. We were left feeling like the only thing they cared about was getting the rent, not about helping their residents. The only positive thing to say about this place is that they do keep up with the grounds and landscape. Our advice would be that if you are wanting to stay at one of the Madison complexes, avoid this one. Our friends stayed at another one, and their experience was more pleasant than ours. read more

No stars!! This place is disgusting! I have spent so much time with sinks backing up, utility closet flooding, furnace putting out dust and making me sick for months. Furnace is the original and needed to be replaced years ago. Front door is so warped that its cold in the winter and hot in the summer. I have to use my towels and try to cram them in there. Maintenance has been out several times for that issue and its still the same. This place is too cheap to replace the door, yet my neighbor across the way got a new one. The outside storage unit has destroyed my items because the crappy metal ceiling is so rusted out. I'm charged more rent monthly because I have a first floor apartment. (This is not a luxury here because the other 2 floors above me drain straight down into my utility closet. I'm so sick and disgusted with this place. The owners are trying to hold it together with spit and duct tape. I have used so much of MY time trying to take care of this place. Bug spraying because the exterminators I pay every month don't do their job, they say they sprayed yet even if I'm home all day I never see them. Fixing the caulking in the bathroom, etc. because I know its not worth calling them. The only maintenance guy who does a great job is Greg, the rest do the bare minimum and will outright lie to you. And there is so much more! I'm moving out after this years lease is up, you shouldn't get depressed when you go home, it should be welcoming. By the way, since I mentioned welcoming, the office manager is so disrespectful and just generally a bad person. She has gone so far as to accuse me of leaving a voicemail with foul language. I sent an email back saying she should check her facts before accusing me of something. I never received an apology. I would NEVER leave a voicemail with foul language, that would be stupid on my part since the queen, (manager) would make it so I never got anything fixed. Unfortunately, for reasons I could not help, I have been a resident here for over 5 years. You would think they would appreciate long time residents more. I've lived at Madison for over 2 years and won't be continuing to live here much longer. Unfortunately, I like lots of things about my apartment and the complex (size, pet friendly, access to park) but the things I don't like (read: HATE) win out. The soundproofing and weatherproofing are pathetic. Another renter said, "You can hear everything. And weirdly, smell everything too." I agree 100%. I can tell what my upstairs and downstairs neighbors are watching on TV, smell what they are cooking for dinner, hear their toilets flushing, and a lot of "personal interactions" that I wish I could unhear. In addition, whenever anyone walks above a unit, it sounds like a football game is being played out. When people have a party, forget about enjoying a quiet night your home. Parking is bad during Ballwin events because management sticks a sign up that tells people parking is for residents only but does nothing to enforce it. Yet, I've had an overnight guest (not during a special occassion) who received a warning note on the car with a threat to tow because it didn't have a resident sticker. There are a lot of people who speed through the complex which makes it unsafe for children and pets. In addition, the pools and clubhouse are not monitored so there are a lot of teens and non-residents making the area uncomfortable and unpleasant. Maintenance staff is nice enough but their ability level leaves a lot to be desired as things are either not correctly fixed or done in a total half-assed way. The equipment is old and I have ongoing problems with my hot water heater and my furnace. Some of the management staff is great. However, the majority of them are snotty and seem to only save the "nice factor" for prospective renters. In addition, complaints are not really given a lot of attention so one just "gives up" on an issue because having to expend so much time and energy asking for help becomes so irritating that it isn't worth it. Bottom line: if you don't mind a loud and unstructured apartment envioronment, you won't mind living here. If you want a real "home" feeling, look elsewhere. read more

This place is the most disgusting, unsanitary, unclean, a**hole infested neighborhood and management I have ever lived in, in my whole entire life. I'm embarrassed to say I even live here...i have been here for 6 months only and since the first day we moved in, we noticed cockroaches. I have called every month to get them taken care of and they came and sprayed a few times but the cockroaches still keep entering my apartment. Management says I only called like three times which is bs! But I have my own documented proof! I am fed up at maintenance and the people that work in the offices! They are such a**holes and they won't do anything help me! They keep saying it's my fault and that the roaches will go away eventually on there own and that it takes time....not f*cking 6 months!!!?? Well today was the last straw! I am fed up with them and i left them a nice message saying that if they don't take care of the roach problem, I will cut up my contract and walk! I'm even scared about thinking, what if at night they are freaking walking all over my face and going in my mouth, etc...I'm scared to come into my own home...I don't even WANT to open the door for $750 a month! I am a TLC reality star and I know people in the TV world that will put my review on tv saying that this place needs to be demolished! I have documented proof of pictures and times I have called and took videos of the cockroaches and they haven't done SH*T about any of it! The main manager came in one day and was like, "where are they I don't see them.." And I left four of them on the floor on purpose just so she can see the proof!...AND SHE ACTED LIKE THAT WAS JUST DIRT AND NOT AN INSECT! She was like, "where? I don't see them." I'm like, "do you want me to pick it up and hand it to you so you can feel it and see it more up close?" She said, "well, we will take care of it and let you know tomorrow.." Yeah, it's been a month! Management is great, prices v.s quality is the best I have seen so far.

It seems that people only write reviews when they are angry... so I want to share the side of the story that often gets overlooked. This is a great place to live if you don't want to feel like an ant in an ant farm (hundreds of people crammed into identical ugly little boxes). This place actually has a sense of HOME. I have been so impressed with the kind service provided by the leasing office. To me, that is worth SO much. As I was moving in, one gal was on the phone getting my gas/heating set up, and the other gal was getting my electric all set up. They helped me in every way and made the move very harmonious. They even called later to follow up and make sure everything was okay. It's like they actually care if you're happy! How refreshing! As for the apartment unit itself, I was pleasantly surprised by the size of each room & closet. Very spacious! The surfaces/finishes look old, because they are old. Yet everything functions well. It smells a tiny bit, but that's just because new carpet was put in - so that's actually good news. There is not much in the way of sound proofing, as in, there is none. I can guess the type of dog that lives above me just by listening to each footstep as he sprints around the unit above me. When I was scheduled to move in, an employee of the complex was still there making repairs. Since it had been well over a week since the lease was signed, it did make me wonder why repairs were happening last minute. However, everything is working just fine now. The grounds are lovely. There is a nice little lake in the center of the complex and I am blessed to have a unit that faces out toward Vlasis Park. The buildings are large, yet still somehow have a quaint/homey feel. Plenty of parking. And the location can't be beat! I have been very satisfied so far! I recommend it! So just remember that when people are mad, they like to yell about it. When people are happy/satisfied, they just continue on with their lives. So yes, acknowledge the negative reviews, but also know that there are a whole bunch of folks who are very pleased with this place, who just haven't been moved to write. Landscape is beautiful. Management is horrible. Apartments are outdated. The cabinets date back to the 60's when place was built. I know carpenters cut corners to save money when doing construction, but look the place over closely, they cut so many corners it's ridiculous. The Retreat bills through 3rd party and have hidden fees!!! WATCH OUT None of this is stated in agreement. Then after we moved out then send a dated invoice of 3/24/18 on their invoice, saying payment must be within 30 days week of invocie,yet they failed to mail it untill end of April according to the date stamp by USPS. Then we get a call from a collention agency asking for over $300 in move out fees. I have called the management and keep being told someone will call me back. No one has read more

I've lived here for almost 2 years now and I absolutely love it! The entire staff here is friendly, professional and responsive any time I need them! The apartments and grounds are very well kept and maintained, including the pools, exercise area and dog park! There's a beautiful lake on property that I love to unwind at on most evenings, and I also take walks at Vlasis Park which is right next to the property, where I often run into my neighbors and their kiddos! read more

I have lived at Seven Trails since late 2016 and I love it! The grounds are beautiful and the maintenance team comes the same day I request on most occasions. I love living next to the park and the my dog loves the new dog park they put in last year. The office team always calls me by name when I come in, which is surprising because the place is big! Now they switch mangers frequently, you wait days sometimes weeks for repairs to get fixed, the office doesn't respond on time nor do they answer the phone. I am totally fed up with this complex. Not trying to discourage anyone from making this your new home. Just telling you my experiences. Renters don't seem to care about cleaning up their animal waste. Don't rent here!!! We rented out the club house for a party paid the deposit etc. They wouldn't let us in before 5, they told us they would remove all of there advertising, they didn't, kept the deposit for "miscellaneous" reasons. There are geese ALL OVER and the crap on everything. Had problems sending my kids out to the bus because they would get attacked. So when we finally got out of there, they kept our deposit and then charged us another $1,000, so almost $2,000 because they said they had to replace all the carpet. Reason for that is because they found to small (about the size of a quarter) stains. "Why didn't you get a walk through" you ask, because we were denied one since we weren't out 2 weeks before our lease was up. They staff was just down right rude!!! Went to take my kids to the pool, my little ones ran a little bit ahead of me and got to the gate first. The gate was locked and the employee on the other side just started yelling at us that it was closed. Nothing like getting yelled at in front of your kids. The management constantly changes for your never dealing with the same people either. Bottom line don't rent here. read more

A 0/5 is more appropriate. I signed a year lease with them, and when I did that, I knew that they were under new management, and they were very nice. However, after I had begun to move in I found a multitude of issues with this apartment complex, such as, when we got our keys, they told us to lock our doors as there had been a rise in burglaries in their community. The biggest of which, was that they did not take care of maintenance issues. I had a leak for months, and they did not fix this, it progressively got worse as the months went on, I made multiple requests for this to be repaired, as the room got musty, and towards the end it smelled moldy. The staff had an attitude problem when I would come in to report that the leak had gotten worse, they did not seem to care. And this leads me to my next issue, the staff. The staff was pretty rude, they did not seem to want to be there, they did not care about doing their jobs, and they just seemed like they were altogether just unknowledgeable. I can name Kayla and Jamie Bryan, the property manager as being the two worst people to interact with. They had a lack of communication skills altogether, they could not convey pertinent information to you in a timely fashion. There were other complaints as well, such as paying a pest removal fee monthly, however there being large roaches and other bugs often. Our walls were infested with squirrels, and you could hear them running through the wall often. I feel as if you future residents work hard for your money, or your parents will work hard for their money, you should spend it else where. I implore you to not waste your money here. read more

What a rip off! I pay $100 extra to be on the top floor and avoid noise caused by living in an apartment. You can hear the people under you every time they close a cabinet or open a door. Not to mention when they chat among them selfs, or walk around. New neighbors moved in and had their stereo blasting with the subwoofer on full past 1am. Called the office, left the a message, got a message back "can't be mad at your new neighbors, they are still figuring out what apartment living is about." Um no! Lease agreement states "community quiet time is 10am-10pm daily." Instead of telling me not to get mad please fallow your leasing agreement and hold them accountable. Cabinets look nice but don't fit any dishes. Tree got hit by lightning, still blocking the pathway a WEEK later. Water heater is old and needs to be replaced. Forget about taking a shower longer than 3 minutes if you want all hot water. My advice, forget about how nice the community "looks" choose to live somewhere else before you're stuck in a lease like I am. read more

By far the worst apartments I ever had to live in. Rude and inattentive staff, overpriced apartments with no new amenities, dog crap everywhere, pools not cleaned regularly, can hear everything in other apartments and smell what they are cooking. Decks are in terrible, rotted condition. I could go on and on. These apartments are maybe worth 500-600 per month for a 2 bdrm, but these idiots charge well over $1000 per month. Maintenance is slow to respond too so good luck getting anything fixed timely. read more

I think she was the manager or something) This was the worst decision I have ever made in my life! I hope she gets fired for the way she spoke to my family! As an update to my last post... we have been here now for almost 2 years. This past summer was horrible with bugs. We found out our apartment was infested with brown recluse spiders. We saw several crawling on the ground in front of us while we sat on the floor or were playing with a baby with toys. My husband actually got bit by one and ended up waking up looking like his entire body was sunburned. He had a fever and felt sick. The bite mark itself had a huge bright red ring around it about 8 inches in diameter. It took him weeks to get better. We also noticed noises on our ceiling and in our walls. Sometimes thumping above us like a raccoon, or little scattering noises like a mouse. The worst was hearing a mouse chewing and scratching right by our heads while we lay in bed. Later, the exterminator tells us that he found mouse droppings all over our apartment, which I still see all the time. I've never seen a mouse though... I'm assuming they come in at night. And to top it all off we had bats in our walls. So creepy hearing a bat flap around and screech while you're sitting on the couch. HOWEVER, I do understand that this is an old apartment. It's hard to keep up on pests. I know this would happen anywhere if a place were this old. The new management handled it perfectly. They immediately got a pest person from Rottler to come out and take care of the spiders and mice. They fixed the bat problem in the building. These apartments are definitely not up to date and I really wish they would work on a few things. But I do really appreciate how much they care and how sweet they always are about everything. They also cleaned out our vents when we asked by sending in a professional (which were nasty and were causing allergies with my kids!). Bottom line, this is an apartment and you can't expect perfection. Any apartment will have problems. I will say this is the best apartment experience I've ever had with maintenance, management, neighbors, grounds, etc. We love our townhome and the families around us. It's really been a positive couple years and we would still recommend this place to anyone! read more

if i could give no stars i would! i lived there for a year and a half and they are idiots, the apartment its self is nice, the management is the area that needs attention, when i first moved in there were so many problems, my shower had no pressure not hot water they gave me the wrong mail box keys my dishwasher didnt work, i asked for those things to be fixed it took months! i didnt complain i knew they were busy, but when i went to complain towards the end when i was sick of waiting they were upset said i shouldve noticed when i looked at the apartment when i first took a glance, uhm no? they should have it ready to go not enter at your own risk, then when it was time to move out you have to give 60 day notice, i had to work late so i was 3 days late they told me i have to stay til april 3, i asked if they could just work with me its only 3 days, and they didnt they billed me 289 just to live there 3 fucking days! ok whatever let it go i should have done 60 notice, not 57. then i move out turn my keys in and do a walk through with their goof of a manager who was an hr late, she goes through says its all good just 50 maintance fee and 25 for dip pans, no problem. well tell me why 4 months later a colection agency is calling me! trying to collect 1,755.00 1000.00 isnt even damages! thats their security deposit if you only pay the quick 87.50 to move in! then they say $755 for carpet installation?!!! what the f***! i did a walk through she saw the carpet and said it was fine, i asked for a letter saying i owe nothing they sd they cant do that well i see why! so they can send you to collections, this is the worst company, i will tell every one i know, i paid the debt because i dont need this ruining my credit, the money isnt the issue its how they handle it, they couldve called me instead of having a collection agency call me, idiots! read more
