worse place to rent all they want is money . never want to tell you up front what everything is til you sign your lease then your on your own . they say you pay for propane but you don't know how much your paying because it changes every month I had my propane off and wasn't even there and some how still getting charged 160.00 come to find out there was a leak and for months and all they could say is I'll give you a 20.00 credit . Kim is very rude and they never let you talk to the owner ! don't rent from them unless you like to waste your money ! I wish I would have read reviews! they never give back deposits either always find a reason to keep it . this comes from other people who have rented from them also . worse place to live ! read more

Anyone looking for a place to rent I recommend staying away from RentPPM! They do not fix things when you report issues and they will keep most of your security deposit for false reasons! Well, unless I'm a dirty person who needs her house cleaned for 6 hours, damages an entire carpet beyond repair (as that is what we were charged for)and doesn't know how to paint...I thought we took pretty good care of the house, as anyone who knows us will vouch for, but evidently not lol, who knew! I'm sure they will respond that all the issues are on the tenant and take no accountability as they have in all other negative reviews, but hey that just speaks to my review of unprofessionalism... read more

Rental itself was very nice, but move out experience has been terrible. They are very clearly just holding out deposit as long as legally possibly (surely because they do this with everyone's and make interest on it). I have called multiple times to figure out if/how much of a damage deposit I will be getting back and they just say "legally we don't have to do anything for 45 days", and they they will mail us a a check (or not?) at 45 days. No one has ever noted if there were any deficiencies on the inspection, and now they have clearly rented the unit again so if there are I won't be able to make any sort of claim or prove that we moved out (after three years of tenancy) with the unit in great condition. What they are doing is incredibly unprofessional, and quite honestly should be illegal. It is insane they can hold my deposit for 45 days after I move out even though the move out inspection has been complete and new tenants have moved in. Oh also - there was a murder suicide in our townhouse unit that was never disclosed to us, and when we discovered it ourselves (after signing the lease) and brought it up moving in they were like "oh was that that unit?" and attempted to downplay it... however when moving out the person who was inspecting the unit told me they had their ghost hunter friends come in and check out the place after the death of two individuals there, and offered to show my photos of the gruesome scene. In addition, we paid a premium to be on "month to month", but were legally required to give 60 days notice. I understand this is the absolute legal maximum they can get away with in Virginia, but quite honestly its incredible unfair and unprofessional. Incredibly unprofessional staff all around, which is a shame because it is actually a nice rental, but I'd avoid this company at all costs again given all of the above things. read more

living at Brittany Knoll was nothing short of a nightmare from mice to beetles and improper handling of these problems. An old friend of mine actually lived in our exact house before we did and I wasn't aware until after we had already moved in and I started receiving his mail. he kept hinting that there were obvious issues with the unit but never said exactly what he personally experienced while he stayed at Brittany Knoll. Two months into our lease we had an infestation of beetles and when we contacted Rentppm to have this issue resolved they simply said the issue would probably resolve itself as the seasons changed. Well it got worse before it got better but the problem did seem to rectify itself as we got into the colder months. But like a chapter closing and another opening after it another issue came along ... mice. I've never lived anywhere with any sort of pest issue so this was all very new to me and I was quite freaked out after discovering our new guests. after putting down our own traps and contacting the office they sent maintenance in to do some "work". the "work" in question was sealing a crack located at the front door and putting down a single trap that was identical to the ones we had purchased and put down ourselves. No follow-up but a nice illegal pet fee followed for a dog that we had just gotten and were still going through the process of registering. Contacting the office during the day on their phone is basically a 3-5 business day issue and you can expect to play phone tag with them until you get into contact with someone. Overall nice neighbors and good area just terrible management that would rather put bandaids over issues instead of getting to the root of the problem. Do yourself a favor and save yourself the headache and rent somewhere else! read more

Horrible!!! We have had a horrible experience with this company and the staff. We moved in 2 years ago and immediately started having issues. HORRIBLE customer service, dont be fooled! They will be super helpful until you sign the lease and then you are on your own. Do your research ask around (I wish I had)! We had nothing but issues from the moment we moved in the first week. We have learned that some other tenants have had the exact same issues yet nothing is being done. We had issues with our washing machine, ants, leaking kitchen faucet and the plumbing/pipes are still an issue- 45 days after our initial report!! The "property manager" Mike is inexperienced and rude. He has blamed us the tenants, the call center that they employ and the maintenance manager for all the issues never once showing any sort of responsibility or interest. They will eventually flat out ignore your phone calls and emails. The Kim who gives this place a 5 star review on their Facebook page is an employee so her review would of course be nothing less. When asked to speak to someone else or the owner they refuse to provide any information stating we could write a letter to the owner and they would forward it on. I have heard from tenants who no longer live there that you will be hard pressed to get any of your deposit back no matter the condition you leave the unit. Do your research, ask around you will learn so much about this horrible company! Most recently this evening, we have just waited for over an hour for maintenance to show up after speaking with them about coming home to water on the floor of our kitchen leaking from the dishwasher. They said they were on the way as I also reminded them this will be the 4th time they have been out to repair the kitchen plumbing/disposal issues since we have lived here. Then received a call back from maintenance 1 hour and 15 minutes later saying that because it wasn't an active leak they wouldn't be coming until Monday morning! This is just another reason we are leaving and will be sure to spread the word about our horrible experience with Rent PPM! We cannot wait to be out of nightmare. Also noticed they have blocked anyone from leaving reviews on their FB page going forward, please help spread the word to your friends and family! Update: When I called this morning to follow up on this and spoke to Kim, not only did she talk over me and mutter while I was speaking after asking me a question she was defensive and RUDE. Little did she know I have started recording these conversations and will be sharing them with all who will listen! read more

This entity has rude, sloppy management and ill-equipped maintenance staff. I lived there for one year and could not wait to get out!! Almost every bill had random charges on it. RentPPM found every way to screw me over, especially when I barely got my security deposit back. I do not recommend you live in a RentPPM establishment, but try Windigrove or Brandon Ladd. Giving them one star was being generous. read more

Horrible! They nickel and dime you like a car shop does. Every three months it is always a cost tacked onto your rent. When we moved there, out townhouse as told by neighbors had been lived in by a couple who had a lot of dogs. The carpet was so bad that they had to re-carpet the entire place. But the the carpet is so cheap that it needed to be replaced. Our water bill was somewhere in the range from 110 - 145 each month that is also tacked onto your rent - and we wondered why because we lived in a house previously that was nowhere near what we were being charged. When confronted, the management team acted as though it was us who was using all of this water. But, what do you expect when management team is monitoring your water???? We could not go out on the balcony because the rude people below us or let's just say their child was throwing cat poo on our balcony. When we first moved their, we had very nice neighbors that lived beside us on both sides. They left and everything changed. Rude, rude, rude people moved in after that. No regard or respect. The property reflects the management team that work there. They are rude and don't care about anything but that rent at the beginning of the month. Sad isn't it. read more

These are nice places to stay at and Teaberry Greene is a quiet neighborhood but the management is a joke. When you pay your rent online they take 3-5 days to take it out of your account so by the time it actually comes out there's a chance you've overdrawn and they send it back just to get $50 more dollars out of you. And if it is sent back they don't let you know so you think your rent is paid but really it's sitting there getting late charges everyday. The first few months here our propane cost $40-$60 then all of a sudden we were paying $120-$140. I know it was the winter but we didn't keep our heat very high has we were in a middle unit and it stayed fairly warm. Our water also went from $40 a month to $110 and we didn't change anything we were doing. We just received our move out cleaning list and our place wasn't half as clean as what that list says when we fist moved in. Unless money is no object to you then I wouldn't even bother getting a place here because they will find any way to get more money out of you. read more
