We were particularly interested in new construction and Allison organized two full days of showings for us, coordinating visits to roughly 20 different new-home communities and their model homes throughout Summerlin, Southwest Las Vegas, and Henderson. She made the process remarkably efficient and helped us understand something that is very important with new construction: having your realtor involved from the very first visit to model homes so that you can have free professional representation along the entire buying process. Once we found the community and the floor plan we loved, Allison helped us evaluate both options, available inventory and building from scratch. She checked standing inventory for potential deals so we could make an informed comparison, but because we had a fairly specific vision for our home, we ultimately chose to build and customize it. Allison then helped us negotiate with the builder and made sure we received the best deal available. In particular, she helped secure a $10,000 reduction in the lot premium, as well as builder-paid closing costs. Allison's involvement didn't end when we signed the contract. Because we were managing much of the construction process remotely from California, it was incredibly helpful to have someone local looking out for us. She offered to review documents, attend appointments including Design Center meetings, visited the property during construction, and sent us photos and walkthrough videos so we could follow the progress. We felt really at-ease and confident the entire time we worked with her, and at the end we were able to sell my aunt's house quickly and at the price we wanted. Working with Allison remotely was great. We flew to Las Vegas only once to meet her and the rest of our communication were through phone calls, texts, and emails. I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.
