We hoped to find one that was affordable, pet-friendly, and close to the Vancouver waterfront which we enjoyed during our prior visits to see family in the the area. The Slate Ridge apartment community met those requirements and then some! We were highly impressed by the beautifully kept grounds around the apartments! This included a variety of tall forest-like trees and open shaded paths between the covered car parking areas. Not only did they have the furnished appliances we needed such as a washer/dryer, stove, refrigerator, and dishwasher, but they also recently remodeled/updated the upstairs apartment with new countertops and cupboards. We worked remotely with our Slate Ridge apartment leasing agent Amanda Baker who was very professional and welcoming! We appreciated both Amanda Baker and the Sltate Ridge community manager Amber Walsh who each took the time to answer all of our questions by email and phone which was comforting to know that our apartment would be ready for us when we arrived after a long two-day drive from California. Amanda even arranged a video walk-through of one of their empty one-bedroom apartment models that we were interested in leasing ahead of our arrival. We were even more impressed with the quick response of their maintenance team of Ron and Randy who responded within a few days after the move-in inspection to remove some older window stripping and replace one of the kitchen cabinet doors. We are enjoying some of the extra amenities here at Slate Ridge including a fenced-in dog park, daily "Valet Trash Pick-Up" at your apartment door, the free freshly grounded Starbucks coffee machine in the clubhouse, and the central mailroom with Amazon locker package service! It's a peaceful apartment complex that is close to a few beautiful community parks, all your shopping stores like Target, Fred Meyer's, Home Depot, Walgreens, a major hospital, a fire department, and a neighborhood bus transit center serving the local Vancouver community, and the Portland International Airport. It truly feels like home here!

We worked with Amanda on the application & move-in process and she made it so smooth and was an excellent communicator! She has been so sweet & kind and always answers every question we have. She was also able to give us a virtual tour as we were moving out of state and were unable to see the place in person. Abbie & Christina have also been absolute saints ever since we moved in. Every question we have, all three of them are so quick to answer. They have been so friendly, welcoming, accommodating, and we have felt so safe and comfortable living here. The property is always clean and beautiful and we can't wait to welcome our first baby here :)

    My time at Peloton Apartments has been marked by unresolved maintenance issues, rampant theft,…read more unprofessional notices/communication, and a lack of accountability from both on-site management/maintenance and the property owners, Security Properties Residential. One of the most distressing incidents involved the destruction of a custom planter containing my late mother's ashes during unauthorized maintenance. Despite reporting it immediately and providing video evidence, I received no meaningful response for over a week, only a request to "prove it," with no apology or offer to address the damage. This occurred alongside other issues such as ignored work orders, safety concerns, and illegal entry notices violating Oregon's 48-hour requirement, giving themselves all week to stop by unannounced. The on-site manager repeatedly blocked my attempts to reach corporate representatives, refusing to provide any contact beyond his team. Since formally filing a complaint, I've experienced increased discomfort in my home and continued disregard for outstanding concerns. All while getting notices of rent increases and credit improvement scams from Security Properties. Another issue is that the building is covered in dog and pigeon waste. The majority of tenants are dog owners and "walk" their dogs anywhere in and around the building, so do the math. The stench last Summer was ridiculous. The Hub Lounge was also covered in pet hair and waste on the deck when we booked it, along with a rancid meat-caked grill, and they refused us a refund. Zero accountability or goodwill towards tenants. This review reflects my personal experience and is based on documented facts submitted to the Oregon Bureau of Labor and Industries (BOLI) in an active tenant rights investigation. If you are a current or former tenant and have experienced similar treatment, I strongly encourage you to submit your complaint to BOLI. Your voice matters and you're not alone. I hope Security Properties and the Peloton management team take this as an opportunity to reflect on how they treat residents and to improve communication, compliance, and care for those who live here. Pick any other building in the…read moreneighborhood and you'll have a better time. - THE NOISE you can hear everyone all the time, no matter how quietly they move around. They can hear you, too. the sound insulation is terrible. even if you are tolerant of noise, and even if you're a quiet person, you will hear others and be heard all day. I assume too cheap to spring for better sound insulation. - CHEAP FINISHES some things about peloton are nice - the windows are big, there is enough room for your clothes. But my fridge door didn't open properly because it was shoved against the wall, and the floors are cheap - that cheap vinyl tile crap and some odd, thin office carpets in the bedroom. the heaters stick out in the bedrooms and suck up a lot of the room. there is no a/c in the main areas of a lot of apartments - only the bedrooms. THE WINDOWS BARELY OPEN. some units the living rooms get really hot in the summer. the vents in the bathrooms did a terrible job of clearing air, and cooking and bathroom smells from other apartments would sometimes enter our unit. there are no switches to control the bathroom vents at all. - THE CRIME my car has been broken into several times parked right out front. the underground garage (that you pay extra for) has also had a problem with break-ins, and frequently has broken doors. There is a package room....that is constantly having theft issues. doors will randomly break and not lock. bike theft issues. it goes on and on. you pay a lot to have all these problems. - THE STAFF TURNOVER the people who work here ARE friendly, and do their best. But the amount of office turnover (and maintenance turnover, and security turnover, and rent portal turnover) is crazy. - THE MISSING SERVICES When I moved in, Peloton claimed to offer free streaming fitness classes that I found after leasing literally did not exist. They were still advertised on their website months after I found out they had been discontinued. the (single!) bbq grill the entire building shares was broken and out of commission....for like a year until it was finally replaced. the entire maintenance staff quit at some point, and had to be replaced. every day it's some new problem. - GREEDY ALGORITHMS SETTING RENT this is one of those buildings that clearly uses software to set new rents and control rent increases (class action lawsuit, anyone?). You can go to their listing history for an apartment on zillow and see the rent change by 5-15 dollars every few days. No human decides to adjust rental listings by 5 dollars every few days - that is electronically dialed-in greed. Rents here are hundreds more than other new "luxury" buildings in the area with the stame stuff, and the rent increases they try to get from you after a year are insane (and the terms are weird - talking to neighbors, some got weird 14-month renewal options, but no 12 month lease?) they are definitely a complex that plays "chicken" with the hassle of moving, but at this point Peloton has priced itself out of competition with other properties. ONE ELEVATOR PER BUILDING - squeezing one more unit out of each floor instead of having TWO elevators means we get to wait a long-ass time every time we leave for work and come home. Why 2 stars: One star because most of the gym works most of the time, and one star for the nice people who work in the front office downstairs. none of what sucks about living here is their fault, and the lady who throws the puppy parties is sweet.     This building / block / whole area is/ was nice but has degraded a bit for various reasons…read more Had to come back n add- WOW it's gotten even worse since I posted this. It's sad. People are now constantly scavenging the trash cans all around the area in broad daylight, I was asked for my lunch today while trying to enjoy it in the park, so I just gave it up rather than a potential issue. Also they are now leaving actual shit n piss at the back door, so thats cool. Safety / security Felt rly safe when I moved here but has gotten a lot less since. Recently I've been followed an harassed outside by people who appear to be living in the park bushes & train tracks. I try to mind my own business but it's gotten to a point I don't feel safe. The area is mostly well-lit, but I avoid walking around after dark. During day on sev occasions, I've witnessed people breaking the lights in the park so it'll be darker at nite. There's also an uptick in hazardous trash left around. Pretty much every day, all garbage cans in the park are broken into w/shit strewn around. The overall degradation has brought down the value of living on the waterfront IMO. Last week someone tried to break into my unit. I was about to call 911 when they finally stopped n left like nothing happened. People who don't live here try to get in the building & as a resident, you're expected to make sure no non-residents get in since it's secure... but um, I'm not a security guard or door guy, don't kno how to deal with that. Last week a woman having some sort of episode on the sidewalk screamed at me as I went inside that she was going to burn the building down. Really hope she wasn't the same person trying to get into my unit! So despite being a "secure" building, it's pretty easy for people to get in-- esp since the garage doors often get stuck open and are left that way overnight for days "waiting for parts." Residents are given notice about the doors being broken and stuck open so your vehicle might as well be parked on the street, but of course that $150 garage parking fee (on top of the exorbitant rent and additional charges for the building's communal spaces) sure doesn't get discounted. Theres a tent encampment started up a few yards away on the railroad tracks, a few feet from the garage door, it's even part of my cityscape view now. It's getting colder, wetter. No one could blame them for seeking shelter in the open garage 10 feet from their tent. Amenities The gym is nice but ground level & open view from the street. Unfortunately sometimes sketchy dudes stop n stare, even make gestures, at women working out. Seen it multiple times now, even stopped workin out in there because of it. There's a pool table. I've used it, but only one pool stick was still useable, so that kinda sux. Noise + cleanliness I can't speak for all areas, but the area around me is extremely loud w lots of knocking, running, bangs, booms, techno music can all be heard often above my unit and in hallways. I don't understand how it can be so loud sometimes other than that the walls an ceilings are just super thin. I had a friend visit this week who said it sounds like I live under a bowling alley. So just know, it prob won't be quiet. The staff are all very friendly. The cleaning crew is especially nice. However, they are sometimes on speakerphone having conversations while in the hallways, which makes it v loud every time they clean, makes people's dogs bark. One gets goin, another gets goin, etc. can't blame them, I'd bark too. It's not really peace n quiet here. Despite some areas being cleaned all the time, the stairs are all disgustingly dirty. The lobby area gets cleaned every single day, but elsewhere, not so much. I've watched as the same nasty bobby pin & clumps of hair have been on the stairs for months, clearly not cleaned by anyone. Maybe that's for residents to do too.. not opposed, but can we at least get discount or credit for our services? There's also mold problem. To be such a new building but have water leaking w mold growing ... in the communal spaces we have to pay addl charges for... & no action to fix it... makes me question the rent price, again. Other obs I knew this would b dog-friendly building & neighborhood, which I love. But it does feel as if the dog owners n dogs are a little on top of each other. Rly can't turn around without running into a dog. Not a bad thing, it just doesnt feel like enough space for amount, esp if u have a dog w any sort of behavior or distraction issue. It would be rly hard to deal w that here. It would also b hard to live here if u have allergy o sensitive to dog hair or dander. The stairs are COVERED w dog hair. So ... It used to be nice but I cant justify the high rent anymore, but i am moving soon anyways. Wouldn't recommend at current rent unless things change drastically.

But having Marisol conduct the tour for us, being very honest and genuine about everything just made me feel super comfortable to live here. She was so patient and so quick to answer all the questions I had and she even sent me a very detailed in depth email on what is to be expected. I don't think I've ever signed on an apartment so quick before! She even went out of her way to show us everything a second time and gave us great recommendations about the area. That's how great Marisol is! You're in great hands with her :)

There is a pleasant rooftop on the third floor with an excellent view of the car park and a partial river view pending future construction. If they added a rooftop on the roof, the view would be spectacular. There are three potential issues with the apartments that you should be aware of if they bother you. 1. The washer/dryer are European-style, kinder to the environment, but drying one load of clothes can take most of a day. 2. Most apartments in the US use forced air to heat and cool each room. In RiverWest, the AC is a wall unit in one room only. If you rent a studio, that's fine. If you have a larger unit, most of the year should be okay. But in the summer, with the AC unit set to 69, blinds closed all day, using two fans to push cold air to the next room, the lowest temp I have seen is 74. Living in RiverWest makes me appreciate traditional HVAC systems. 3. There are no keys; locks are electronic, which is great most of the time. You can open the doors with your phone or even watch, and give out temporary codes. However, the locks run on AA batteries. A few days ago, my door died when the batteries ran out. I couldn't get back into the apartment. Luckily, there was someone in the office to grab a key and let me into my apartment. If they gave out keys as a backup, the doors would be perfect. But they don't.

    So far the experience has been great! Staff is 10/10. The apartment feels and even smells brand…read morenew! Great layouts and views. Cabinets, floors, laundry and bathrooms are brand spanking new and have a great feel to them. Amenities are exactly what you need. Tons of places to eat and have a drink right outside the front door. The tenants are friendly and there is a sense of community in this new and upcoming area. If you are in the area look no further. I checked out the building next door and within 10 minutes turned around and began the application process with RiverWest.
