And they will forclose on your property even if you do not have a mortgage they will tell you to do a modification loan and lay wait to steal your property put a lien on your property a Les Pendense and guess what you want even know theres a lien by the time you find out they would have falsely served you or not at all served you by the time you find out the judge has already decided, does'nt matter that its false. Fraudulently, these companies are only interested in stealing your property for a very low amount for a quick, short sale, and then selling it for a great profit. Information given by U.S. Bank N.A. Trust. This is not an FDIC; they use this name to make the courts think you have been served, and you just didn't show up for court. It's all paper. Not to be trusted. They have lots of shell companies and send new assignments to the recorders of deeds. Now they have taken my investment property, and they are hoping you do not have the money to fight. Well, I do, and I'm going back to court to get my property back. I did most of the investigating on my own, with a lot of people's help; you cannot trust some of the judges. If you can go anywhere, GET OUT OF ANY LOAN YOU MAY HAVE WITH THESE COMPANIES.

I rented a property through Patterson Price Real Estate, owned by J Todd Ladutko, for two years,…read moreafter renting a sublet from him for 3 months. Both times he was an outstanding landlord. He is a rather busy person but when the chips are down, he fixes stuff quickly if it is urgent. Examples: when I first moved into the sublet, I was concerned that the lock was not secure--I was able to jimmy it with a credit card. When I called, the locksmith arrived first thing the next morning to install a new lock. Response time was slower on non-urgent matters but the few times something went really wrong (a tree fell on the apartment once, another time there was a leak during a rainstorm) the response was fast and thorough. He has an on-call maintenance team, who are friendly and sometimes a bit out of it or scatterbrained, but in the end, come through on the job. Most importantly though, both of the properties I lived in were well-maintained and did not tend to require much maintenance at all. They had clean kitchens, new or newish appliances in very good shape. The homes were not as well insulated as they could be, but were better than average for buildings in the area, and but heating costs were reasonable for the area and units I rented. The units were all rather cheaply-built buildings but having been in similar ones, I can say the ones he owned and maintained tended to be in better shape than similar units owned by other landlords; he has upgraded and improved them considerably from their original state! Also, both properties had yards and gardens and I was allowed to plant my own garden, which was really great, something not all landlords allow but that was a huge plus for me too. The prices on the units were also reasonable, a notch lower than some other properties that I saw in the area. And he was prompt at returning the security deposit and returned it in full (I did leave the unit in good condition, as I always do). I would really recommend renting from J Todd Ladutko through Patterson Price Real Estate, if you have the opportunity and see a property you like. My experience was very good. I would gladly rent from him again.
