Jenny helped my parents buy their home in Cupertino, so 20 years later when it's time for my husband and I to look for our own home, we naturally thought of Jenny and were very happy she's still active in the real estate market. My husband and I were first time home-buyers. Jenny was instrumental in getting us started and become familiar with the home buying process. She really was there for us from the beginning to end and beyond, every step of the way. She gave us a pep talk at the beginning about how tough the market is, and how not to get discouraged trying to buy a home in this crazy market. She took us to see tons of houses, and gave us her honest opinion about each one. She's extremely experienced and has our best interest in mind, and that's so important because we could relax knowing we have Jenny on our side. Jenny has been pretty much spot on when it comes to estimating the final sale price of each property. She also went above and beyond in trying to secure a deal for the houses we wanted to put an offer on, such as talking to the selling agents to get a idea how competitive each one is, and offering to present our offer to the seller in person. She never tried to get us to put down too much. We secured our dream home after about 5 months of searching, and our final sale price was very reasonable! Jenny's service didn't stop there. She knew this was a whole new process for us. She was there to help us with securing the home loan, and sat with us when we signed our final contracts to close the deal (literally a pile of papers 4 inches tall) to make sure everything is correct. A bit about us: we were first time homebuyers, we have been warned about the widely varying moral standards of real estate agents, and we wanted to look for housing in one of the hottest (read: most buyer-unfriendly) areas in the United States. I would whole-heartedly recommend you to consider Jenny Yuan as your real estate agent. The entire time I just felt like she was in our corner and there to help us rather than trying to mislead us in order to benefit her gains only. Trust is so important in a relationship like this, and Jenny was able to establish that with us very quickly and built upon it as we continued working with each other. Knowledge of business/area (5/5): Jenny was very knowledgeable about the areas we wanted to look at (North SJ, South Fremont, Milpitas). She was immediately able to list pros and cons to living in each area and was able to assess our lifestyle needs pretty accurately. Most importantly, she gave us advice on what to look for in a perfect house to suit our needs, and as first time buyers that was very much appreciated. I believe it is important to go with a real estate agent as experienced as Jenny because she can anticipate our future needs much better than we can. For instance, she was able to enlighten us on the importance of not buying the most expensive piece of real estate inside a particular area because those are usually the hardest to sell. We learned quite a bit about the market and the business as we talked to her, and she was always very patient in explaining every nook and cranny to us. She never talked down to us and was went above and beyond our expectations (she cancelled her own appointments when we took longer than expected during one of the Saturdays). Transparency (5/5): She was 100% upfront about her costs and her expectations of her clients (us). She told us how much she is getting for every single property we looked at, and made sure that we were aware of any conflicts of interest between her and us if there any (very few). She gave exhaustive lists of pros and cons of buying a single-family home vs condos vs townhouses, as well as brand new homes vs 10 year old homes vs 20 year old homes. Effort (5/5): Jenny spent entire days walking us around properties and did not begrudge our asks to look at more properties. She was entirely understanding of our fear of making a mistake and made herself available to our constant barrage of questions via phone and email. Once we have made a decision to make an offer, she made sure we got every penny's worth from the builders, and as she understands their price structure, was able to get us discounts where we didn't think possible. In summary, we were very fortunate to have found Jenny and was entirely grateful for her help and advice during this process. In a competitive market like the bay area (south bay), you will need someone like Jenny. Cons about Jenny: 1) Email challenge - Sending information (emails) to her can be a frustrating and challenging experience as her Inbox couldn't receive it. Sometimes, I had to send 2 or 3 times to in order for her to finally get it. 2) Distracted/Interrupting phone calls - when I was signing important documents like purchase agreement, or loan doc or closing the escrow (getting my keys), Jenny sometimes picked up phone calls from her other clients or stepped away. She gave us a very good deal and I was concerned with a subpar service, but boy was I wrong. From the moment I contacted her, I could just tell her focus was her clients first. She sold our house with the amount (over asking) that would even stun the experts and would be the envy of her peers. Everything went smoothly and the whole transaction closed within 10 days. We were very impressive with her ability and professionalism. She helped us prepare our house with all her connections with contractors, handyman, whatever we needed, always got us the best service with the best price. That's a big part of selling a house. A lot of other realtors just want to close deals and might not care about the clients' pocket books. Leslie always treats every transaction as her own. This review is for Diana Chao. I had the unfortunate experience to be the seller of a real estate transaction where Diana was representing the buyer. She was the most unprofessional and unethical individual I have ever met in my life. Diana's complete lack of understanding of the CA real estate contract equated to countless hours myself, my realtors and the escrow agent had to spend hand holding the transaction. In addition to her poor contractual knowledge, on a multitude of occasions she put her client's money at risk. We were forced to give them notice to perform as well as a demand to close. Diana does not uphold any code of ethics and should lose her license. I am still appauled her commission of $34k came out of my pocket! She did not deserve one dime in commission and frankly should lose her license. Her unprofessional attitude and behavior gives the industry a bad name. In addition to Diana's poor professionalism, on multiple occasions my realtors tried to engage her managing broker with zero response. This leads me to assume this entire firm utilizes similar behaviors and should be investigated. Beware before using anyone at this firm. read more
