The City of Janesville was in the process of changing the tax amounts. If you are familiar with closing on homes you know it it rather fast and furious. The Title Team representative said there was no way to estimate the previous years taxes since it was new construction and the new city tax rates had not been released. I really was a bit overwhelmed at the time and kind of let it slip by I get my tax bill from the city and the taxes for the entire year were being billed to me. I closed on Mar 15th. Meaning I had to pay an additional 2 and 1/2 months of property taxes even though I did not own the home at for those months. A cost of $800. I checked with the Jansville assessors office and they were very helpful but informed me that the city had a estimate table for the new tax rate available in FEBRUARY that Title Team should have used. So basically I'm out $800 because of this business. Insist that your realtor your use another company for closing.
