A Plus Exterior - Before and after

    A Plus Exterior

I recently had my roof replaced by A Plus Exteriors LLC in Milford, CT.. This is my review and…read moreexperience using A Plus Exteriors. First off, I have a High Ranch style home in a development of virtually identical High Ranch homes. All homes were built in the 70's and used gable vents in order to vent the roofs. The gable vents are literally like having 2 louvered open windows on each end of the roof. In the summer, the attic was so hot it would take the air out of my lungs if I stayed up there for more than 3 minutes. The roof was in need of replacement, so I called a few roofing contractors. They were all in the same ballpark with their prices using the same materials. They all recommended using a ridge vent that would "theoretically" allow the hot air trapped in my attic to escape out the top of the roof. Next, I called A Plus Exteriors LLC, and Alex Montero arrived at my home. Alex proceeded to my attic which was hot and it wasn't even summer yet. He tells me that gable vents are a cheap and inefficient way to vent a roof used by contractors, which is why all of the houses in your development have gable vents. He went on to inform me that the neighbors who had their roofs redone with ridge vents but leaving the gables now have worse ventilation problems because the air that comes into the attic through the gable vent goes right out the ridge vent when it enters, thereby leaving the middle of the roof hot. The two venting systems are fighting each other. Since I had insulation in my eaves, Alex suggested closing up the Gable Vents and installing an intake vent the length of the house on both sides about 2' up from the eaves to clear the insulation to allow cool air to flow in the bottom and hot air to flow out the top by the ridge vent. I looked at every house in my neighborhood and EVERY house had a ridge vent along with Gable Vents. That made me go online and Google informed me that everything Alex suggested was absolutely correct. It also explained why my central air system was inefficient on extremely hot days. The lesson I learned is that there are a lot of people out there who know how to nail on a shingle calling themselves "Roofing contractors." But there aren't a lot of Roofing Contractors that know Roofing. A Plus Exteriors knows roofing better than all that I've seen and is recognized by the manufacturer as a "Platinum Contractor" which allowed A Plus Exteriors to offer me an astounding 50 year 100% Guarantee on both Materials & Labor that is transferable if I sell the house.

When there was the first rain later that week on the east side of the house the gutters were not working( no water on the windows or leaking water from the roof) everything is dry on this side. On the west side everything is wet the windows and I can hear the rain hitting the windows from the roof. I took a picture and sent it to the company they sent the same men out. On 3/26/24 at 11 26am. I call the company and left a message to let them know that the problem still exists and today is 4/12/24 I have not heard from anyone. Ours was leaking into the attic, things were not good. We did the responsible thing and received 3 different quotes: the first was a smooth talker. Nice guy, had his presentation dialed in. And at the end I could see why. $$$$. I'm sure they are a great company, I personally felt like I was paying for the gorgeous powerpoint presentation and slick sales pitch as much as a new roof. The second company I'll get to in a minute, The third had such an ego that any time I asked a question it was met with an obvious "look lady, I'm the roofer, just trust me" attitude. Well, that didn't go far with me. Or my husband as we both like to be pretty involved in all decisions of home improvement - we like to know what we're paying for, we know the materials we wanted to use, and how we wanted things done. So that guy was out. Okay back to the second company, the one we went with: Rodyben7 roofing. Super straight shooter, down to earth owner who explained everything, gave us a solid, fair, competitive quote, put up with the few changes and many many questions my husband and I both had, and because of all this we decided this was our guy. The work was flawless. He showed up with his team on time, got to work, and finished the same day, including cleanup. The roof looks beautiful, the gutters seamless and installed with ease, the whole team friendly and pleasant, and the communication throughout the day great (we received many pictures as things progressed). They even did a few extra at no cost things that were small, but needed to be done while they were up there. AND they put roof ties into the new roof so the next person who must climb up there has a safety latch to attach to. A Monsoon hit a few days later and everything worked great. I'm super happy. It was so stress-free and exactly like we were quoted and explained. Nothing hidden, nothing extra. And the team consists of men and women - which I love. Would hire again if I had another roof to install. I'll happily update this review in a year to report if things are still looking strong. Highly recommend.
