    HORRIBLE!!! We have had a contract with them running for the last 2+ years. It appears that no…read moreproperty manager ever actually set foot on the property to check on it. I live far away and had to come do my own walk through when the tenants vacated, and it was clear that nothing was ever done to the trees/ hedges/ beds for the entire time. The company dropped the ball in a nightmarish way. The home is now in a state of disrepair, there was a cable wire running through the lawn through a tree in the front yard, the fence gate was broken, nail holes everywhere, cracked stucco, digned garage door, cabinets stained from a spill, scratched hard surface floors, etc. and I am having to spend an inordinate amount of time managing the property through the rehab with contractors, repairing the property, and collecting for the damage and cost of services. - They did not do the walk through / outprocessing of the tenant in a timely manner - I had to reach out to them with my real estate agent to find out WTF was going on with the property. - They allowed damaged/ cracking stucco to be unreported/ untreated causing potential greater damage to the structure of the home which has led to me having to file with my insurance company as to the extent of the damage and whether the repair will even be covered. - They did not do any work to the plant/ flower beds or landscaping and allowed it to become overgrown though it was their/ the tenants responsibility to provide that enduring upkeep and though I paid for service each month through their vendor. I have a perpetual puddle/ mud zone where something has been leaking and has been left in neglect. - They did not transition the vendors managing the lawn/ property over to me in a timely manner and the yard has been unkempt for over 2 months and I am still trying to address grass that is higher now than my knees; three vendors have failed to show to begin mowing the property. - The tenants did more damage to the home than the deposit and they are not communicating about the invoice and the costs to repair the home nor my time for having to do their job(s). - They refused IN WRITING to participate in engaging vendors to repair/ replace the home to it's move-in, original condition saying it wasn't their job. - While they made a promise to return the full deposit at the end of last month, since I asked them how they were going to address the costs that exceed the deposit, they have gone radio silent - and guess what, no payment showed up in terms of the returned deposit. Currently the deposit is supposed to be about $2800. Right now the damage/ repairs/ assessments are nearly $6,000 and I'm still working through two issues that may cause that to escalate in price and time. I have sent them an invoice and an updated invoice with no response. Supposedly they were releasing a payment at least for the deposit amount at the end of last month but that turned out to be a lie also. I'm left with little other choice than hiring an attorney for breach of contract at this point.

    WARNING landlords and tenants. This property management company deserves a negative star rating…read more Our family lived through a nightmare with this company dealing with toxic mold issues in the home's air duct system. After 3 months of notifications (documented), denied contractors (documented), we were forced to hold rent which Moody Group responded in a retaliatory manor by shutting and blocking A\C systems, bedrooms rooms, and a bathroom in the name of repairs and then disappeared for weeks with no response or return. When we demanded action they hired an attorney to force us out with eviction. We then caught them hiding toxic mold reports and stating mold reports were safe. (all documented). Even the contractors hired made recorded statements that Moody group was acting in a retaliatory manor by making it difficult to communicate with our family to schedule repairs which they then used as an excuse as delay of work to force eviction. The owner, Vanessa, is an evil woman and should have her licensed pulled for her actions and charged criminally. They will dispute each aspect of these claims but photos, witnesses, audio recordings, and documented communication cannot overcome these claims. These people should be prosecuted for their actions and hiding toxic mold reports from a family is border line criminal. Do not hire or rent from this company.

The reason why I continued renting for so long was because the service was consistent!! Every time I needed something fix, I would enter the service in the site and Linda would call me the same day to fix the issue. I never had a situation where she could not fix anything. The rent was affordable and we never had an issue with the rent going sky rocket high. I appreciate Linda's service. As a matter fact, this year the reason why I am no longer renting from Linda is because she helped me buy a house! I didn't think I could afford to buy a house. I am a single mother and it's hard doing it on your own. I told Linda that I was interested in buying a house somewhere and I gave her my requirements and what I can afford one day. Within that same day, Linda contacted the builder and she used her real estate "LINGO" and she was able to get my closing cost WAIVED!!! This honestly was a blessing to me. At the time we had a lot of personal decisions that we were juggling and even the location of our new home was up in the air. Linda dedicated so much time to showing us homes and all the possibilities in several locations that we were interested in like South Tampa, Palm Harbor, Tarpon Springs, wherever we thought we wanted to look at a house. There was even an entire day that she dedicated to us and we were able to view 12 houses throughout all of the locations I just mentioned. Linda was there and did in-depth research on each home, could answer all of our questions for each individual home, she knew the neighborhoods, school zones, taxes, you name it- Linda had the info. She was absolutely dependable throughout the entire process. She would call and email us back constantly in a timely manner when we had questions. She even made the offer, in between paperwork, inspections and closing process easy and stress-free. My fiance and I highly recommend Linda Wright for all of your home buying needs and inquiries. Her and her husband Vinny are the dynamic duo. They were very patient and understanding with me being a first time homebuyer and trying not to make any mistakes in this current market we have. They make sure to work around your scheudle, they will also put you on their email list to send you houses and properties that you are looking for. Dont let the based in Tampa fool you. They will help you find a location in Wesley Chapel, New Tampa, Zephyrhills, Clearwater, St Pete, and even as far out as Lakeland, Dade City, Riverview, Brandon, Hudson. I would definitely recommend them to anyone and everyone. I would label them as the Realtors with a smile. Make sure to put them on the top of your list if you are getting ready to list your home or you are looking for a home and distance is not a problem, if you are coming from out of state, trust me they will do the footwork, and even go as far as doing a video call while doing the walk through the property for you, so you can see all the details. Once you deal with them, they will no longer be just your realtor but they will be like family, and they will treat you like family.     Honestly, I am ashamed it took us this long to sit down and write a review. We were referred to…read moreHronn ("Run") Gilliam by some colleagues who had used her in the past, and they steered us right! As first time homebuyers, in a market we hadn't lived in very long (after a work based relocation), her knowledge both of the buying process and every little thing we needed along the way was critical to us finding our dream home. Which I am writing this review from, now. (Thanks Hronn!) At NO point in the searching and purchasing process did we feel ignored and the (VERY rare) times our calls ended up on voicemail we received prompt and informative replies in a VERY reasonable timeframe. She even went above and beyond when our bank was dragging their feet by helping us to communicate with them in a way that made them take action. Speaking of feet, Hronn is no slouch when it comes to thinking on hers! We made a massive change to our homesearch criteria in the middle of the process and she rolled with the changes without issue. Further, she definitely got a feeling for what we would like or not like as we went through the process and tailored our viewings expertly. Her follow-up was also worth highlighting. She reminded us to (and explained to us how to) file for our local state's homestead exemption, for instance. Also, our house-warming gifts were incredibly thoughtful and helpful, which really just speaks to who she is as a person and how she does business. In retrospect we probably weren't the easiest clients - First time buyers, with a VA Loan, and a slow bank, who are picky, changed our home requirements halfway through - OH - and I work on the other side of the state half the month! That said, at no point in the process did it seem like any of that was a difficulty to her. Hronn is customer service done right! Hronn exemplified what it was to be our trusted agent and advisor in what was, at least for us, a fairly scary time. Buying your first home is a big commitment and you can't go wrong with Hronn.
