This roofer came to look at a leak we had above a bathroom window.He told us we needed a whole new pitched roof,and in order to guarantee his work,all 4 flat roofs would also have to be replaced.(We had already had these replaced recently).We had used him once before for a minor roof repair,and trusted him.
The cost was originally £5300,but rose to £6130 due to 'unforeseen circumstances',and his inability to correctly price materials.
Before work commenced,we asked him if we needed Planning Permission or Building Regulations approval.He said we definitely did not.This was not true.Since 1st October 2010,it has been a legal requirement that if more than 25% of a pitched or flat roof is repaired or replaced,Building Regs are required.Any reputable roofer should know this and advise customers accordingly.We are now unable to sell our house as the new roof is illegal.
Once the old roof was removed,bad weather set in,and the roofer left for the day.He assured us he had adequately covered the roof.Within 20 minutes we had water pouring down the walls and across the ceilings.We called the roofer,and he returned to cover the roof properly.This left us with brown stained wallpaper and ceilings,which has since cost us an additional £2000 to put right.
There were countless problems throughout the entire job,(too many to mention).Once completed,we had 2 tiles that popped up and would not lay flat.The roofer said it was because the roof wasn't straight,and he would have to put a bead of sealant down the edges to make them watertight.
We were not happy that a roof costing £6130 was to be made watertight like this,so he returned with a different roofer.He spotted immediately that the fascia board was too high for the new tiles,and simply trimmed it,enabling the tiles to lay flat.
We were then horrified to find that when it next rained,we still had the original leak.The roofer came back,and told us that it was now obvious that the roof was not the cause.He said the pointing on the house wall was clearly the cause,and he had a friend who could do the job for us,(at our cost).We obviously said no to this
In summary,this roofer told us we needed a £6130 roof that we did not need,we still have a leak,he managed to put a hole in our conservatory roof during the work and we have an illegal roof without the required approval from the Council. read more
