I am so beyond frustrated with RANLife Home Loans. We currently have a 30-day escrow that has now surpassed 60 days. Geoff is our clients' lender, and he had gone MIA for a majority of the transaction, because he had COVID. Of course it is unfortunate for him, but he never handed the file off to someone else, or told us who our point of contact should be. There have been a few times where we had to actually call RANLife corporate office to ask for a manager, or see if a manager could get someone to at least return a phone call / email / etc. We keep running into hurdles with this file on the lending side, and nothing is done until the last minute. The borrowers have signed loan docs over the weekend, so there was absolutely no reason this transaction shouldn't have been able to fund and record today. Now, of course at the last minute, a new issue has come up. The buyers of this home have been upset the entire time, as they have had a hard time getting in contact with the lender, too... and each time we get one step closer to the end, there is something new that pops up. They even mentioned that the reason they chose RANLife, was because it was going to save them money. With the amount of delays, it has ended up costing them more than what they have had to come up with with their previous lender. In my real estate career, I have never had a transaction like this. The amount of things that have delayed this, has been shocking. This was supposed to close on September 3, 2021. We are now in October. This has been an embarrassment for all parties involved, as we keep getting: no answers; no communication; no hustle to close. RANLife has completely made us look bad on our end. Although the representative was an extremely NICE person and I could see how much effort he put into trying to help us, it's UNFORTUNATE that the people he works with (Namely, the underwriter) do not have an idea of what they're doing. We SPENT $1,000 and were committed to purchase a house only to find out 5 DAYS before CLOSING that the loan was NOT approved. They will sell you the moon and promise the stars. They talked me away from another lender. The sales guy, Chris B used to work for the other lender I was with and actually did a refinance for me from that other company (Low VA Rates). I was honest up front. Informed him that I had bad credit due to dead-beat tenants. He said, and I Quote, "You're qualified. We can do loans as low as 500, so you're good. I even ran it by my manager and you're solid." This goes on for weeks. Every time Chris gets on the phone, it's "The Underwriters are working on it." 4 freaking weeks and several conversations later, I'm told, "No." The reason? Low credit score. My score..as of today, is a 643. What a freaking waste of time. Nothing but liars and used car salesmen tactics. BBB will be hearing from me! Don't believe them. They will make you feel like you're getting a good deal and get your Hopes up just to try to wait you out. In my case, they PURPOSELY waited over 30 days in order to get my score up. Of course, this is just my opinion, but Chris was trying to get me to let them run my credit again. Nope. You lied to me once. Won't happen again. read more

Could not in good conscience recommend this company for a home loan. I was never sure who I should be contacting, those that I did have contact with did not keep me in the loop on decisions they were making for me. Poor customer communication. My loan amounts continually were changing, again, unbeknownst to me. On their own, they just added points after I requested no points. I would just receive a CD with no explanations. I had to ask who they weren't giving me options, just THEIR decisions. And the worse infraction was that I was belittled and reprimanded by one of their managers for asking for confirmation and commitment on their ability to meet my deadlines. Even my title company stated if this loan falls apart it will be the fault of RanLife. Bottom line, though, I did get my loan and they finally met my deadlines, but not without great stress and duress. read more

In the beginning things were going fairly smoothly,. About two weeks before we closed on our loan the individual we had been working with was no longer there. From there things went down hill in a hurry, we found bad information in our file. We asked for help finding some kind of grant, we were told that they would look into it. When it got closer to closing I was told that they were able to get assistance from a Utah Housing Program. My contact at the title company then let me know that it was not a grant but a "second" mortgage. When it finally came time to close I was told to go ahead and schedule a date and time. When that day came we showed up to the title office at our scheduled time to find out that they had not received the documents. After about a hour of trying to get someone to answer a call we were told that we should have documents in a couple hours. That time came and went and still no sign of documents. It was almost eight hours after our scheduled time before they finally got the documents to the title company. We met and signed the papers late that night hoping that we'd be able to get things recorded and have our keys early in the day. It wasn't until almost 6 pm on the day after we were supposed to close before we were finally able to get the keys to our home and finally move in. I would caution anyone thinking of using Ranlife to think twice. read more

Watch out ! incorrect mortgage payment recording by Ranlife will ruin your credit and these people will not care. Errors in servicing my loan , caused me to take Ranlife and their servicer Loancare to court and The Money Source. There's real customer service and then there is "customer lip service" and Ranlife is "customer lip service" . Yes you can send your enquiries to ccare@servicingdivision .com and you can call them , but don't think they are going to do anything ... they will not ! Just really negligent reporting of payments and no care for the effects . RANLife and my loan officer Jamie Montano rescued my new construction home loan from a terrible experience with another lender who failed to produce documents to title at all. Jamie got my loan from zero to funded in 25 days, and she had to work with my home sale in another state also. Jamie's communication, calmness, understanding, and skill got me through underwriting, conditional approval and finally to funding within 9 days from my other home's sale. As a disabled veteran with transportation access issues, I can't run all over the place to get a document or a notarization any time. We just purchased a property using an agent from RANLife. Everything went great, the agent was a great negotiator and was really nice. Unfortunately, 2 weeks after we closed, sewage started flooding our basement and we had to replace the whole main sewage line from our front door to the street. Long story short, I talked to Insurance, the seller's broker and agent, and our agent and RANLife broker. Out of those people, the only people who thinks it's our fault and that we are liable are our agent and our broker. It's just disappointing. A realtor is supposed to help you navigate purchasing a home by helping you understand what's going on, and basically doing business on your behalf. The sewage was vaguely in the disclosure, but as first time home buyers who have zero experience (hence hiring a realtor in the first place). It would have been nice to have had a realtor who recommended we get it scoped or got more information about the issue. We just feel taken advantage of. Their response was basically the contracts are signed and it's not their problem anymore. Which, I guess for all legal purposes is true. It just would have been nice to have had the people we hired fight for us, that's all. So, my honest review: They do the bare minimum well. read more

I got my RanLife loan for my farm in 2015. I had one with another company but found out during home inspection that it is a manufactured home, not a modular home. Try finding a loan for a 17-acre farm with a mobile home. RanLife approved the loan. Closing was OK. A few years later they changed the company who my mortgage went to and I filled out the form to change my auto pays to the new company. I would keep getting notices every month that I was late on my payment, each month I would call the RESEND the same form. It took about 6 months to get this corrected and they kept trying to collect late fees. Then last year I was laid off for 7 months due to COVID. I started working for the feds in Sep 2020 but had to file bankruptcy. They quit taking auto pays out and never let me know. I wasn't using that account for anything but their payments so didn't get into it ... then in Jan 2021 I got notice they were starting foreclosure. I then found out that they had stopped taking the money out of my account. Talked to my attorney who talked to their attorney who said I owed $2,800+ to get current, which I paid. And I also paid my Feb 2021 payment and the attorney said I still owed $7.27, which I paid. So as of early Feb 2021 I was current. Then I start getting bills from them saying I owed $5,300+ !!! I paid the March 2021 payment and kept getting ridiculous bills ... and they wouldn't sign the re-affirmation documents unless I paid. FINALLY they said "they made an accounting error" so I was current. So they signed the re-affirmation document saying I start making my monthly mortgage payment of $___ in April 2021. THEN I get another bill saying I owe $1,300+ for my April payment ($400 more than the actual mortgage). They are a predatory lender. If you can get a loan with ANYONE else - DO IT. read more

Dealt with 2 people, 1 was nice and on the ball, the other had horrible communication practices- Never returned phone calls, texts, went on vacation at a critical point in the loan process without informing me. in the end, i cut them loose after already spending about 600 bucks on an appraisal. it was just not worth it. And they don't service their own loans. I highly recommend NOT using Ranlife, the only reason I gave 2 stars was because one of the guys was nice to work with. nothing was ever clear, they changed the type of loan after I indicated I didn't want FHA, ever! I ended up using Rocket Mortgage by quicken loans. They were amazing , great communication, easy to chat when you had a question, and they service their own loans. perfect mortgage process by their people. they figured out what I needed and what my goals were for the loan BEFORE they started any forms or paperwork. We had the plan all laid out and easily understood the terms etc. Plus their personalized website made everything a breeze. i highly recommend Rocket Mortgage. read more

Run away and don't get pulled in! Not giving their changes until closing and then say please sign and you can rescind if you choose to. Follow your gut. Raised the points I was "told" I was being given went from 2 points down to 1 point...then tried sneaking in the points back up to 1.63 and seemed IMO to be stalling showing me what I would be signing for as soon as I stepped into the title office... It's a long story and I will tell it at a later time... but even when you think they have your back and you'll be taken care of they really DID NOT for me...hiding this fact of raising the points up apparently thinking I wasn't gonna see that...felt like my Loan Officer wasn't trying to help me any longer...didn't seem to be paying attention the more near we were coming to closing or didn't want me to see the paperwork before I signed as I mentioned. Loan Officer justified the points going up as I had shopped around and I knew should've stayed out and away. The fact that this Loan Officer didn't say a word until I asked to see the documents while sitting in the parking lot at the title office. Not transparent...and I expect transparency and not this big surprise at THE END! read more

I made the mistake of going to RANlife for a mortgage quote. The broker approved me for twice what anyone else did, which seemed fishy to me. When we decided to go with another company, I let the broker know and he actually yelled at me on the phone. He called me stupid for not using them and used some very harsh language while telling me that I had wasted his time. Have been trying to work with Ranlife for over a year. Worked with Easton. He was misleading, never informed us of the progress of our loan, (we always had to contact him to find out what was going on) and so slow with everything. We had to pay for an appraisal that never got anywhere yet was told we were approved. 3 times he asked us to not make our house payment because we were going to close on our loan and all three times around the 15th of the month I had to contact him because I was worried about my house payment I had not made and still did not have a closing date. We sent in the same paperwork about four times. We always had to contact him to find out what was going on. We finally just stopped calling him and asking and that was it. Never heard from him again. Terrible customer service and we will never work with Ranlife again. read more

TL/DR: Quite dissatisfied honestly- I can't recommend that anyone trust this company with something as important as a mortgage loan or refinance. Credit (and the single star) can be given to our loan agent for the effort and initial go-getter attitude, but that's where the positives end. Towards the middle/end of our loan processing, a few issues popped up that began to make the deal less sweet than the initial rosy outlook. I understand (and have done this enough to know the process) that this will happen, but we felt that each of these hiccups were presented to us as a "surprise- rate bump!" with additional pressure to accept each hike to keep the closing date on track, etc. We felt quite herded-in there at the end, having already paid for home appraisals, etc. so we were faced with losing a LOT of money either way: Throw away all the money that we had already put in, or proceed with a less-than-ideal loan for the next 30 years... sixes either way, so we decided to proceed with closing. Closing comes and goes- again a few hiccups & surprises that made it even less ideal for us, but couldn't back out without severe consequences at that point. Time for the first mortgage payment (8/1 according to the closing docs) came, but I hadn't seen the initial payment paperwork yet, so I called in to see what the holdup was, and if I could make payment over the phone. I was told that the paperwork hadn't been processed yet, and that I wouldn't be expected to make a payment for another month due to the mix-up. "Yes, sir- your first payment won't be due until 9/1. No, sir- the error is all on our end, so we can't accept a payment until that date. No, sir- there is no way that this will come back to haunt you later, etc..." The payment paperwork arrived, and as instructed, I made my payment for September- online, through RANlife's website. Confirmations were recieved, and the payment was applied to the loan as it should have. Towards the end of the month though, I started to get calls and letters saying my payment hadn't been made, and with increasing urgency- but with the "if payment has been made, disregard this notice" caveat. My payment had been made, so I disregarded the notices as instructed. On September 30, I picked up another call to be harassed about my payment AGAIN. I told the loanshark, erm... representative that I had made my payment, and provided the confirmation info that they had sent, banking tracking for the payment, etc. As I had another payment due the next day, I made my October payment online while I was on the phone. The agent assured me that they would 'get to the bottom of the problem' and have someone contact me with confirmation that the issue had been resolved. No contact or returned call- so I called again today (Oct. 15th) to make sure the payment had been applied. After much hassle, and being transferred to four different people- CS agent, CS manager, resolution team, etc... my account still shows October's payment as due- (Past-due as of tomorrow...!) and the best information that they can give me is that my payments have been reapplied to previous months' balances, due to an 'error on their part.' An error that somehow leaves ME on the hook for an extra mortgage payment, enforceable by action taken against my credit, and/or my property! That's where we are at the moment of this review... more fun to come, I'm sure. For now, I can only urge anyone considering using RANlife to look elsewhere for your mortgage or refinance. read more

I financed my home with RanLife and Chris was easy to work with. I was assured that my loan would not be sold. My loan was transferred and my auto pay was then no longer valid. I wasn't aware until my loan payment was late. I paid the late fee and then set up my auto pay (I thought). Again it was late despite the website saying recurrent payment being made and the date. I was then informed after a maddening phone tree and on hold for 40 minutes that because my loan had been late because auto pay was not an option because I had missed a payment. So now here I sit on hold again, the website says I have a recurrent payment pending but I am being sent letter that my loan is in default. I've called the original loan officer with no response. This has been hours of my time, stress, and ultimately a bad experience. RanLife worked hard to get my business initially but now that I'm financed the barriers are adding up. Your "mission to inspire happy customers and are here to help you in any way we can" has failed miserably with me. read more

TL/DR: Don't use these guys, they lied about what was going on, and didn't finish our paperwork in time for closing. Very Unsatisfied. Over promise and under-deliver. That is the motto that I'm sure our Representative lived by. He promised us lower interest rates and told us that it was because they just have such a good relationship with The Housing Authority, and waved off our questions as if he thought we couldn't understand them. when we finally got the tentative documentation all it turned out he did was create two mortgages using the principal of the second to buy down our interest rate. The fact that he lied about what he was doing was strike number one. At this point we did decide to use them. (which was our mistake) but our Rep constantly kept trying to keep our Realtor out of the loop, it may have been mistakes, but our Realtor would ask if we had received a certain document, because the Lender hadn't sent anything to him. It was unprofessional at best, and made us really worry that the whole thing was a scam multiple times. Strike two. Finally, closing day came for us, and we went to the title company and signed the giant stack of papers that would get us our house. And as usually happens we were expecting that it would be funded and recorded that same day, (we signed at 9AM) it shouldn't have been much later than 2 or 3 for them to get everything taken care of. But nothing happened. Then the next day we get an email saying that they had somehow misrepresented the numbers to the housing authority and we were going to have to go in to the title company and re-sign. Obvious Strike Three! And to top it off, it turned out that the things he was sending us the week of closing, was our INITIAL APPLICATION. So unless I'm grossly misunderstanding what was going on. This guy didn't feel any need to actually start working on our Home loan until the week we were closing. And because he refused to tell us what was actually going on in any of our weekly calls/emails, we were under the assumption that everything was on schedule... So believing him when he told us anything was our other mistake. Please don't ever use them for anything ever. They must have a couple of decent people. But if the company doesn't have checks in place to prevent this, or they don't train people correctly, or whatever the underlying issue with the company is. It isn't worth working with them. read more

I have had nothing but a great experience with RANLife from the inception of my condo loan to the refi. I contacted RANLife recently to ask them about double insurance payment coverage, i.e., I was paying for coverage that my condo complex HOA already covered. They immediately reacted and repaid me for the full 18 months I had paid for the additional coverage. This was completely unexpected, but on second thought and considering the treatment I have always gotten from them, I'm not surprised. They value their customers. Process started out simple enough for a USDA loan. We hit a lot of speed bumps and road blocks, but tried to push forward. Ultimately what drove us away was our loan processor assuming we wouldn't have funds to close and instead of asking us directly, put our real estate agent up to seeing if we were ok with the seller being asked to pay $4000 in closing costs. When I confronted our loan officer as to why nothing had been said to us, his reply was they had our bank information so "why ask a question we know the answer to?" when IF we had been asked, the answer would have been that we actually WOULD have the funds from our tax refund. I told him we were using another lender and today I get an email basically saying we were denied their credit. Ummmm, no. We chose to go elsewhere because of assumptions and the closing costs with our new lender are a fraction of what they were asking for. read more

I would like to start out by saying that I wanted to use a lender in my area. Just so happens that I called this place out of state. Why I don't know. But it is the best thing I ever did. Even my realtor told me to find someone close. My first contact with Maurice M was a good Q/A. He explained what he needed and told me what I needed to do. He kept his phone on all the time for me if I needed something he got back ASAP. We found a house and they wanted to close in three weeks. Not much time but Maurice was on it . We even closed two days before they wanted. Maurice is three thousand miles away but he didn't blink a eye. Ranlif is the best and the employees are the best. I will enjoy my house. And I will never forget the energy Maurice gave us to get us the house we wanted. read more

If they would have stuck to the timeline THEY provided on when we'd close on our new home, an additional star would have been added... We thought that using these guys for our new place would be as easy as it was when we refinanced our old one...not the case. One of the many reasons it wasn't the case is that they prioritize the closing of the refinances before anything else. I know this because we were set to close on Wednesday and I was told they were backed up because they needed to close a couple refinances first before they could get to ours. So close on others...who are already in a house...before closing on ours...and we don't have a house...their logic is flawed. But with what has happened over the past month, it's not surprising. Information was entered incorrectly, documents were not sent, there was trouble with insurance, there was (and still is, since we haven't closed yet) issues. The communication is fine enough when they need something but if they need to deliver bad news or answer hard questions (like a follow up call to say they didn't get the documents to the title company on time so WE can close on time), it's near impossible. Probably because they're closing on a refinance. There are just too many issues to list them all. But at least the loan processor is friendly... Morals of the story: SHOP FOR MORTGAGE BROKERS or GO DIRECTLY THROUGH A BANK. ***Update: 8 days after we signed the closing papers, right as RanLife closed for the day, the agent we were working with sent me an email stating he messed up again and there was a typo on the homeowners insurance and we owe more money... read more

I'm giving a 5 stars because of Sherra our loan officer. She really did a great job! Super professional. Her follow up was impeccable. There were a few hiccups mainly due to the sellers using a relocation company. I had never heard of RanLife but it was overall a good experience. Two recommendations I would make is to be sure your purchase contract is not sent to the closing attorney or title company until negations with the home inspections are finalized before title work is done because I was charged for 2 deals that fell through. RANLife did give me a credit to compensate. Another confusion I thought we agreed to lock the rate in but some miscommunication and unfortunately the rate went up. I still give a 5 because Sherra stuck it out through 2 deals that fell through due to inspection issues. She always followed up. Also my husband had some income issues he has a commission based job and RanLife made it work. There were 2 other lenders that said he needed 3 more months of income to qualify. We did not have to wait because they got it done. We closed 1 week late mainly because of relo company. One other negative Sherra did have a preplanned vacation and someone else had to step in for several days, he was not the best to deal with. But bottom line it closed all paperwork at closing on time and we love our home! read more

My husband and I have recently started shopping for a house and at first we talked to one lender who told us to shop around and make sure we were getting the best rates possible. So that's exactly what we did. I see the ads for Ranlife on my Facebook all the time, so I decided to give them a try. We talked to several different lenders and ultimately stuck with the original one because he was honest and sincere. The other lenders were disappointed but understood that's just how the game is played. The lender from Ranlife, Eric, he was not having it. He sent me not one but two emails, one calling me a liar saying there was no way I could have talked to the other lender on a Saturday and the second one was a sad attempt at trying to guilt trip me by telling me what a huge mistake I was making. He even threatened to contact the sellers agent and tell them that we won't be able to close on the loan in time by working with the other lender, which isn't true. That is not the kind of company you want to do business with, especially when you're buying your first house. In a professional capacity, I've never been treated so terribly. I will make sure non of my friends or family get a home loan through Ranlife. read more

Ty at Ranlife helped us purchase our home several years ago and since then has helped us refinance to get the best deal and save us money. He and his financial team made sure to communicate well, answer questions and return calls. They made the process as quick and convenient as possible and I would absolutely use them again. This is the worst experience I've ever had with any financial institution. It took months to get pre-approved, which I specifically did before looking at houses because I knew my credit wasn't amazing. They told me I would be a manual underwrite, which is fine. I understood that part and that it would take more time than usual. The part that isn't fine? The lending officer wouldn't answer when I called. Or when my realtor called. I eventually called the customer service line to see if I could speak with a manager after about 2 months of this behavior (which is super lenient, really. I knew my loan was in underwriting and it was taking a while, so I tried to be understanding). Was told I would get a call back and never heard back from the manger. I called again for the manger and left a voicemail and still never got a call back. Eventually, we missed the close date and since the seller had no ETA or even a relative ETA (because all we could get from them is "it's in underwriting, no ETA" which we were told by email, only after literally calling every hour), the seller was not willing to extend a second time. And I don't even blame them. My experience with this company has been just awful. I don't write bad reviews very often, but I'm making an exception. I would have understood if I felt like my loan officer was on my side, and at least attempting to do anything. From the communication I had, however, I don't know that he did much of anything other than send it to underwriting. I know underwriting is a constraint and maybe there isn't anything he could have done, but at least answer when I call instead of avoiding me because you don't have new info. After all of that, my realtor is the one who told the lending agent that the seller want willing to extend the date any further. I have not heard back from the company regarding my application, pre-approval, or even a follow up call. I never got an official decline from the company. Our lender was awful. There was absolutly no communication. The whole process was stressful and the underwriters are ridiculously picky. They will ask for everything but the blood of your first born. I would honestly avoid them at all costs. I will definetely stick with our other lender so sad we tried something new. read more
