I originally started investing in Las Vegas real estate in 2019 with Randy Hatada at Xpand Realty, of which He is the Owner. All of my purchases were done remotely from Hawaii so I depended a lot on Randy and his team to steer me in the right direction and walk me thru the process. After making the purchase, Xpand Realty has a Property Mgt Division that also looked after my rental needs. They are truly a one stop Company that will do the heavy lifting for out of State (Hawaii) investors who are looking to diversify their real estate portfolio. There are many exciting things going on in the Las Vegas community, away from the LV Strip. I highly recommend Randy at Xpand Realty if you are contemplating making a move to invest or live in the Las Vegas community. Glenn read more

A seller's story.... My brother passed away on Christmas Eve in 2022, leaving a complicated estate including a Summerlin condo. I live in NJ with which made managing the aftermath stressful. His lawyer connected us with Randy and Xpand and they were great from the first day we met, giving us advice, an outlook on the market, and helping us find reputable vendors to clean out. We didn't have legal authority to give him the keys until 15 months later, and at the time a leak in the roof and ceiling was found then one in the kitchen sink. He and his staff worked with the HOA on one problem and then called in associates to fix the rest. We were able to sell within a week or so of listing 2+ years after my brother passed at a very fair market price. I can't say enough about his team's reliable and professional assistance in such a crazy situation. And I echo other reviewers about his calm and professional matter-of-fact demeanor. We're so thankful for them hanging in there and helping through all this. Thanks Randy! read more

I worked with many real estate agents, and Randy is by far the best. Randy helped me purchase a property, property management it, and finally sell it. He was great to work with while being in vegas and also while being out of state. The property was a HARD property to manage and sell due to the location and age. Every time he ran into a roadblock, he found solutions and never gave up! I highly recommend Randy. Below are additional details that make him stand out: * he is very knowledgeable about real estate and the market. Besides keeping up to date with industry news, he has a great pulse on the market. * he communicates well and is transparent. He is also responsive! He is no BS. He won't sugar coat anything. He will advocate for you. He communicates not only with you as his client but also with the counterparty to keep things moving along and to show how interested you are. He also takes the time to explain things to you if you don't understand the process or what is needed. * he has been in business and lived in Las Vegas for a very long time. He has a great network of contractors to help with any improvement needed. He is also familiar with all the major players in the market. * he is honest. He has been in Las Vegas a long time and plans to continue to be there. He knows the value of reputations and relationships. read more

Randy and Malia were well organized and helped us find a house in a couple of months in a difficult market -- and no hard sell! Thanks!

Randy is hands down the best in the business. Don't waste your time looking for anyone else. We were referred to Randy by 3 different people and once we met him, we completely understood why. I can say without question that had we not worked with Randy, we would not have our dream home. He took time to show us multiple homes, allowing us to come to a decision on what fit our needs best. It was evident he wanted what was best for our family and that is so rare to find in this business. Randy and his team worked tirelessly to ensure we closed on our home and were set up to move in. Being new to the Vegas area we had no idea where to begin and had so many questions, but Randy made the process so easy and answered all of our questions before, during and after closing. MAHALO Randy and the Xpand Realty team for making our home buying process so smooth and enjoyable! read more

I saw Randy's interview on one of the Hawaii tv program and thought I'd give it a try. I've been looking for a home to invest in so I called. He basically walked me through from beginning to the time the house is yours. He'll keep you informed on what's happening and if you have any questions he's there to answer. Whether it's texting or a phone call. And this while I'm here in Hawaii. We walked through the house via FaceTime which was as good as being there. He's knowledgeable in the market and I took his advise on the type of homes good for rentals. I will definitely use his service again! read more

This guy helped me before buying a house. During. And after. with full concern and going the extra mile.I will never be able to pay him back for the services he provided. At 24 he got me a great house in Summerlin area took care of me like I was family. He even went on vacation over Christmas and New Years and still contacted me all the way from Hawaii to make sure the buying process was going smoothly. Every single thing I did with the house Randy was there every step. If that doesn't show that he puts commission fourth I don't know what does. His priorities are listed below Safety ,happiness, good investment Commission comes as a luxury. The reward for Randy is helping you find an awesome home that will benefit you now and in the long run. I will always refer anyone looking to his company there was no flaw. If they made a mistake they fixed it immediately and 2x over returned the favor. read more

He went above and beyond, and we appreciate the time and effort he spent with us during the buying process. He continues to help us even after we closed on the house. Randy took the time to explain not only the "hows" but the "whys" as well. He really listened and gave us confidence if we were unsure or apprehensive. Randy Hatada - Xpand Realty - Closing day! - Real Estate Agents Near Me - Las Vegas, Nevada

I have talked to several realtors & property management companies on renting out a guesthouse Randy and over and brought up some very important legal topics that prior agents didn't have a clue about. If you are looking for a true professional. Stop looking and call Randy. read more

Before selecting an agent to sell my house in Las Vegas, I did my due diligence. Checked out the longer list of Vegas real estate agents on Yelp, then took that list and checked those agents out on Google Reviews. Chose three agents to talk to. Went with Randy. Such a good decision! My house was a bit difficult to list, as there were no comps in the neighborhood. Similar houses for sale varied wildly in list prices, even when interiors were similar. Randy and his staff spent the time to go through similar homes, but also to check variations in smaller or larger houses that would give a decent start for list price. They kept me in the loop along the way. Eight days after listing, we accepted a full-price offer on the house. One day before close, the buyers were in "oh no" mode, as they had not finalized loan documents. Randy advocated vigorously on my behalf, and close was delayed by only a week. I was in panic mode, because all my worldly possessions were already on the way across country and I had paid movers and PODS. So buyers' "oh no" was awful for me. Randy held it together, talked to me in calm voice and buyers in "pack your bags diplomacy" voice. Randy's staff is also top notch. Interactions even with the newbies was professional and helpful. Now that I am all the way across the USA, Randy and his people still check in with me occasionally just to make sure I'm all right. I highly recommend Randy Hatada and XPand Realty! read more
