I've been staying in a Raj Properties apartment for the past year, and it's been a great experience. The building is well maintained, with cleaners coming regularly and maintenance responding quickly to things like broken lights and other repairs. I regret ever renting here. Please listen to the other bad reviews -- they are true. The apartments have serious issues (no ventilation, broken mailboxes, work orders never addressed). When I moved out, they unfairly kept part of my deposit for things that were just ordinary wear and tear. I asked simple, reasonable questions about the charges, and instead of answering, the staff were rude and unprofessional, which is the reason I am in the process of taking them to small claims court. Sulochna yelled at me and belittled me, and Rahi actually hung up on me during a call. They were so mean that they made me cry when all I wanted was clarification. It's not right to treat tenants this way. Save yourself the stress -- I wish I had listened to the reviews before moving in. read more

Raj Properties is horrible they don't upkeep their buildings. They have so many tenants sub leasing so the actually don't know who lives in the units they rent. They have mold issues as well they even have the nerve to state in rental agreements that mold issues the is the tenents responsibility . They also have a roach infestation, because they don't make it a requirement that get the units treated for the problem! The use a cheap company that doesn't come on a consistent basis, even though they state they come once a month! They use less than standard company to treat a infestsation because a company like terminix would cost thousands of dollars! They don't respond in a timely manner to , maintenance requests. They mainly rent to people who don't know their tenant rights! The only thing they want is their rent and for no one to rock the boat. It's the worst property management company. I am a phd student at UC Berkeley and I'm a tenant living in 1931 Dwight and i am having such hard time dealing with them. I found mold in my apartment although i used dehumidifier and i took all the precautions. I warned them as soon as I moved in that my apartment felt so humid but they Didn't do anything until i saw mold growing everywhere in my closet and under my bed. Even when i showed them the pictures the only thing that they did they brought a small spray and sprayed only the affected area and that's it . Because of the mold, i got health issues . Now, i am getting the city of Berkeley involved in this. Also, i am paying separately for the parking and the entrance gate had issues for a long time and left a maintenance order. But they never fixed the issue. This evening i came home but the gate doesn't open at all to park my car. I got stuck outside so i called the proper Manager and she came and she told me "i regret renting this unit to you" instead of apologizing for the inconvenience that i had to go through all those months that the gate wasn't working properly!!! Never rent an apartment from them! I can't wait to move out of this hell. This is the worst experience i ever had in my life time renting an apartment. I am a busy student and all i was looking for was a good habitable unit so that i can focus on my study but now this apartment is giving me so many dramas!! read more

UPDATE: The tenant who was making threats has been arrested and is no longer living at the property. The management office took action along with the police and the issue was thankfully resolved. I'm back to my previous opinion that 2070 University Ave is a great place to live, quiet and great for students because it's so close to campus. Management is quick to respond to issues. The saga continues. Must read before moving in. Along with rampant package theft, and sharp tire puncturing metal in the garage, now raj properties enables tenants to let their pets shit outside of neighbors doors. Raj Properties constant refusal to install security systems makes this unit consistently one of the less desirable places to live in Berkeley. Just read their insincere response from a review a couple weeks ago. Obviously it's not secure if they have this large of a stray animal problem, or allow tenant's to let their pets shit on the walkway. And they are super cheap, I've seen several other apartment complexes in Berkeley with mail boxes large enough for packages. Haha. Landlord does not accept responsibility for (insert bs here). I get it, the landlord isn't legally liable, but as a human, it's pretty shameful. And per the attached picture. Obviously mail is not getting delivered to the mailboxs past the gate. What's that word called for when someone says something that's not true... the word that starts with an l? Bla bla bla, we plan, covid is so hard we can't do our job as a landlord. No one respects a landlord company that uses covid as a crutch for doing a bad job... especially everyone who works in retail and the storefront service industry. That excuse is a slap on the face to people who have really been economically devastated by covid. For real, raj properties is most likely short staffed because they don't pay people enough to stay and do a good job. PS, maybe this review would be less harsh if i hadn't recently needed new tires for metal that i had previously found in the garage by my tires, and woke up to literal shit outside my door this morning. Quick fixes, effective communications, and careful thoughts are throughout my interactions with Raj Properties. They have an amazing list of managers and staff, including Jas, Shi, Arsh, Sulochana, Roger, Noe, Sulochana. Please be noted that some of the reviews on Raj Properties seem biased. "UNDER NEW MANAGEMENT" I've read and heard several reviews from people and I am going to share my experience of how it has been for me. Raj owns several properties, therefore, it is understandable that different people will have different experiences. I began my relationship with them by renting a parking spot for my car when I moved here. I happened to come across a woman who asked me if I will take over her lease. I was not sure but I visited the apartment regardless for a showing as I needed a new place. For a one bedroom, this was the cheapest I found in the radius around campus. I really felt the apartment was clean, tidy and cozy and therefore I decided to take it. I am a clean person, and I cannot stand uncleanliness but this was not the case here. There is weekly cleaning of the corridors and general areas of the apartment and I have been watching the cleaners work hard and do their best. So at the beginning I was not sure about their services but as I started living, anytime I gave them a service request, they would address the issue in a timely manner. This was also the opinion of my neighbors, some who have been living here for 5 - 10 years. So I gradually realized that a lot of complaints were coming because the operations were run under the supervision of poor employee, whom, I am so glad, that no longer worked here. Just as I signed my lease, fortunately for me and Raj, a new employee was found who was then promoted to a manager position. Jaz, is the one of the MAIN reasons I signed the lease because I trusted in her excellent customer service and was very happy to learn eventually that management was put in her hands. She is hard working, consistent and ABOVE ALL - POLITE and courteous. Rudeness primarily puts a customer off and that is what bad customer service means. I have now lived here for two years and I do not recall a single occasion where Jaz brought me any disappointment. If you have issues, I recommend you always email the office and escalate the matter to the manager's attention. Essentially, the fact that I am still here, speaks to it. If I was unhappy with my living situation, then I would have moved out at the end of my one year lease, but, in reality, I do live here, and have no regrets. read more

I have lived at their "1910 Berryman st" property and experienced the best residential support services with Raj Properties Management. The staff are friendly and helpful... Anytime I have submitted a maintenance request I have received a prompt response. The apartment is nice, quiet, clean and tidy and everything you want in a comfortable stay in Berkeley. It felt safe and secure. The main point: its excellent location, only 7 minutes away from Safeway. You can easily access food supplies on the popular Shattuck and Solano Avenues. With a gorgeous terrace view. You get to see a great view of SF downtown with Golden gate and Bay bridge. A beautiful neighborhood with parks and tennis court. Easily accessible buses ( The bus stop is just right by our street) also walking to get to all the attractions. We believe there is nothing that can be improved!I have loved my time here and I always recommend it to others, specially all of the incoming graduate students. read more

I rented a unit at 2431 Ellsworth for about a year and had a great experience. The area is close to campus and the neighborhood is peaceful so it was convenient to stay in the apt to study. I especially appreciate the attentive customer service. I've been in constant contact with Jas regarding the lease and maintenance requests and they were more than happy to fix our broken shower and replace light bulbs at no charge. Have rented here for the past 6 months, and have always received timely responses from them. A couple times the washer/dryer broke in my unit, and each time they refunded me my lost quarters. When I first moved in there were some issues installing my internet, but they sent out someone to help within the hour which was great. The common areas in my building are cleaned regularly. I applied for an apartment on April 19, 2023 for a move in of May 3, 2023. I paid $1544.25 for my deposit. I received an email April 27 stating that the woman emailing me had made a mistake and the apartment was not the price stated online or what she told me. So I decided I didn't want it any longer. I sent an email requesting my deposit be refunded and providing my bank information as she asked me to state in this email. She said she would call corporate to see when they would issue the refund. I didn't receive a refund on that Friday which I didn't expect to. So Monday I called and she said they would process the refund for that day which was the first of May. A week later she called me to tell me they could not deposit my money in the account I provided(which was my business account) so I said fine. I emailed her to let her know I would take a check and to let me know when it was ready. I haven't heard any back from So instead of going to the office myself and making things a lot worse I will let my bank deal with it. I cant stand to work with such difficult people especially when all this mess is because they weren't observant enough to do their job properly. Its fine if she wants to make it hard for me. They need to bring back the old manager and receptionist because it obvious these new people have no clue what they are doing. read more

Incredibly impressed with how quickly and professionally a major issue at our apartment was dealt with. Our apartment flooded in the middle of the night and as students we struggled with this issue, however the property company was promptly available through an emergency helpline. Following the course of several weeks, we had fantastic communication with Jas who really took care of every issue we had. We received new flooring, prompt cleaning and compensation of any costs incurred. This was a treatment we truly appreciated, and the company went above and beyond our expectations to help resolve this problem. read more

I've lived at one of Raj's properties in Berkeley for about 6 months now. We took the place as-is, so there was no cleaning or anything done. The unit itself is nice enough, and staff are responsive to phone calls. They don't look after their facilities (our elevator was broken for 5 months and we couldn't access the trash because of it so we had to walk a block to take out our trash) and not to mention the place is just downright not clean. Beyond that, it took me 4 messages to get a response about a maintenance order for my place that was very pertinent. Also, they scammed my roommate and I out of most of the security deposit. We paid for a professional cleaning of the unit, got out early AND marketed for the apartments vacancy (not our duty). The unit was filled within the month given its proximity to UC Berkeley campus. Two years later we find out that RAJ not only stole our last months rent and deposit, they unlawfully filed a $13,000 debt with collections directly without ever informing us. We found this out when applying to another unit that was running credit checks. Predatory greedy behavior, and good luck with any sort of customer service or answers from their combative office. I wanted to give Raj Properties the benefit of a doubt and decided to sign a lease with them this upcoming year 2015-2016. I went in to the office and had all the forms ready, and everything went fine. I met up with the office clerk, Kelly. She was really nice, but extremely unresponsive and forgetful. Only after leaving 5 emails, and 4 messages after being transferred between 3 different office ladies did she finally respond with the approval for the lease and a date to view the place that I HAD ALREADY SECURED. On the day that we had agreed upon, the four of us show up to the place. After 10 minutes of waiting, I call in the office and Kelly picked up and I reminded her that we had a viewing scheduled. She then asked, "ok so how can I help you?" After I explained our appointment again, she said "With Kelly, me?" After being put on hold for 5 mins, she told me the tenants cancelled this morning and she forgot to call me. We scheduled another day to view the place. Lets hope she shows up. The property is conveniently located close to the UCB campus and walking distance from downtown and BART. The building is gated, clean and quiet and my apartment is super nice. VERY unprofessional. I emailed them asking about a vacancy in San Francisco. We scheduled an appointment with Luis and at 3:30pm to view the apartment. I left work early and drove 40 minutes to see this apartment. I receive an email at 3:10pm asking if I can come earlier... I tell them I'm on my way and I'll be there at the scheduled appointment time of 3:30pm. When I arrive there is no one there. I wait a few minutes and end up calling the property office. The person on the phone tells me that Luis just showed the apartment to someone else who he thought was me and he took off. Sounds like a huge lie since I received an email at 3:10pm asking if I can come earlier, I told them I'd be there at 3:30pm, and they responded back and said Okay.... I asked if anyone else can come show me the apartment because I took time out of my busy day to make this appointment, the person on the phone says no, sorry and tells me that someone might be able to show up tomorrow morning... NO THANKS. I guess this was a blessing in disguise. After reading all these reviews I hope no one rents from these horrid people. read more

However, there was construction going on almost every week day below my apartment which was not very enjoyable. This is the worst apartment I have ever lived in. The walls are super thin, everything is extremely old and breaks easily. Management is not receptive or helpful at all. They will charge when things break even though they have broken because they are super old and not because anything you have done. The elevator would stop working a 100 times. The buzz in system does not work. The washer and dryer don't work and I have had to dish my clothes out of the water so many times out of the washer. Nothing else to be expected from someone who's owner has been charged of so many crimes. Beware before you live in this horrible building. read more

I rented with Raj for most of my undergraduate years, and stuck with them (and their questionable business) only because rent was comparatively cheap and we were naive students/young adults. This review is solely for the 2442 Piedmont Ave apartment I lived in during 2013-2015. I am writing this now only because I've since moved out and finally feel "safe" with leaving such a negative review. Although my criticism towards management may be dismissed due to an apparent overhaul of staffing, I still stand by my review towards the actual condition of the unit (which I highly doubt they renovated given how they addressed our numerous complaints). The 2442 Piedmont Ave unit I lived in on the first floor had a SERIOUS problem with mold and mice. It was so filthy, musty, and dark since very little sunlight gets in and it's so humid. We often aired out our rooms per management's suggestion, but it did little to help out with the mold situation as the windows were poorly insulated and often didn't close properly (a HUGE security issue, mold issues aside). I pulled my wooden bed frame away from the wall for some routine cleaning and found the wall and the frame covered in mold. It was absolutely disgusting and only through a threat of withholding rent was I able to get my and my roommates' furniture and clothing partially reimbursed. All of the rooms were covered in mold despite proper ventilation and personally bought dehumidifiers running in each room. We left the bathroom fan on to air out the bathroom, as there is not a window in the bathroom. Nevertheless, we found out that the bathroom ceiling was over 50% covered in mold because of a leaking pipe that they failed to notice - despite maintenance requests to address mold and other issues in the bathroom - that eventually led to a hole in our bathroom ceiling and lengthy repairs. We had mice get in to our apartment under the gaps of the doors. The front door had insulation installed, but on the wrong side so mice pushed under (we found out the hard way that they can compress and slide through small/narrow spaces) and got into our kitchen which was right next to the front door. With the construction of the house next door going on, I am sure that most of the rodents and pests have migrated to the nearby apartment complexes - 2442 Piedmont included. Mice and rodents are serious health concerns as they carry a multitude of often serious diseases. In retrospect, we should have gone directly to the city of Berkeley and filed a complaint, but we were largely unaware of our rights as tenants and pretty much feared our manager/management. Management did a poor job of investigating the mold issue. They did send someone down from their main office to investigate (she literally poked at some mold and said "ew") but did little to follow up until my roommate's parents and I began to persist in our complaints. They also failed to really address the issue with mice and other pests. Filing a maintenance request to address the mouse that ran down the hall only led to a glue trap that didn't even catch anything. Furthermore, my roommate felt unsafe in this environment as she was told by maintenance that they had a key to our apartment and could come in at any time (legally, that is a no... unless it's an emergency. Know your rights!). Combined with this casual implication and their criminal past (see other reviews about the trafficking scandals), maintenance often peeked into our unit through the windows creating a major privacy and security issue - especially for an apartment that was being rented by women. Do yourself a favor: if possible, pay a little more and rent with a more reputable group. Raj Properties may seem cheap at first, but the number of issues you will inevitably come across will amount to you paying a lot more. read more

Stay away! Would give 0 starts if I could. For two months I've been renting an apartment from them, here's what I've been through already: What is wrong with the building. Kitchen exhaust fan is extremely old and barely works, food waste disposer stopped working on the first week and they want to charge me for it (mind you that it wasn't brand new, in fact it looks very old. It doesn't make sense to charge me for if it has been used for who knows how long), intercom doesn't work, and there are loud pipe noises (they come and go in the mornings and evenings) from the bathroom that you can hear in the entire house. I did not notice these things before I moved in and thought that Raj couldn't be as bad as all of Berkeley students talk about, but it is. Customer service is terrible. You can forget about them taking the effort to fix anything in your house. I've been trying to have them set up my intercom so it calls my cell when you dial my apt #, a month has gone by and nothing has been done. Ridiculous fees. In their contract, they have writing allowing them to charge you fees for late rent ($100), not giving notice of leaving 3 MONTHS a head of time, and others. Office is disorganized. I was dealing with one of their staff about moving in my apt and she said that she would hold it for the following two weeks so I can fill out their application with my roommates. When the two weeks was up and I went to the office, she wasn't there and I spoke with another of their staff. She informed me that the apt which was promised to me was then rented to someone else. Can you believe that? After one hour of them calling their corporate office and them telling me that an oral deal is not valid not giving me the right to the apt, it turns out that it wasn't rented to anyone at all. There was a problem in miscommunication among the staff. And apts are not cheap, $2550 for a two bedroom. They raised it $500 from the last tenants which is absurd. Well, this covers most of the problems I had with Raj so far. They won't help you in anyway or be understandable of your situation. They will charge you fees and not care about your customer satisfaction. Nothing good to comment about Raj. At this point, writing a review about my experience is all I can do. Why do I keep renting from them? Because I have a contract and housing in Berkeley is very competitive. Don't rent from Raj if you have a choice. read more

A lady named Terese lied to us for a month and withheld our security deposit until we threatened to sue her. Stay away from this place even if it is cheap. We lived in the building on Benvenue in Berkeley for 2 years, and hated every minute of our time working with Raj Prop. The only people we ever liked were the maintenance staff, and my heart goes out to them for the work they have to do and the way Raj Prop must treat them. Every complaint we have about Raj Properties goes back to them being cheap, inconsiderate, cunning people. They thrive off of poor college students, rather than helping them. The goal of anything they do is to maximize profit for the owner. For instance, we were charged an unreasonably high rent for a very old property that is rotting and falling apart. Despite multiple complaints of mold in the apartment and the severe health risks associated with our ancient carpet, they refused to do anything about it because it would involve them spending a couple dollars on their tenants. They are really irresponsible in following their obligations as landlords. In the event of an actual, maintenance emergency, they will never, ever be available. The "emergency number" they give you is a fake number, where no one can actually be reached to help the tenant with what they need. However, when it comes to a small mistake on the part of the tenant, they are quick to try to make some money off of them by charging them ridiculous fees. Furthermore, all of the live-in managers are EVIL, soul-sucking, fun-killing "leaders". They don't allow any exchange of words outside respective units, but find it okay to yell at each other and at passerbys from distant floors. THAT is more annoying than a few voices here and there, because everyone can hearing the yelling! Also, if you find being clothed with clean clothes important and have a busy schedule, good luck dealing with their stupid 8am-10pm laundry hours. After 10, the laundry room is LOCKED. By trying to limit the noise level (which is already nonexistent to be honest), they are singlehandedly interfering with the schedules of their tenants by only having the laundry room open during the college student's "work day". Yes, please charge me $2500 a month and on top of that limit the facilities I am entitled to. Makes sense. We have referred at least 5 groups of people to live in Raj Properties buildings, and they still treat us like this? What does that tell you? It tells you about their lack of care for your wellbeing. They will pretend to you that they are all about customer service and being there for their tenants, but I can assure you that they arent't. I know finding a spot that is close to campus and close to your friends is important, but it isn't worth the trouble we have faced. I would recommend choosing another company in the area, such as Everest Properties or Trilight. DO NOT DO BUSINESS WITH RAJ PROPERTIES. If you do, don't pretend you weren't warned. read more
