I was just…read morethere again this past week staying in one of the TWO trailers my family is paying for long-term tenancy for at this RV park. I don't write a lot of reviews, but let me tell you, I have heard nightmare stories about the manager of this property from multiple tenants since December when we put TWO trailers onsite, but I confirmed those stories first-hand on this trip. The manager, Dave, is a highly toxic, aggressive, hyper-agitated, and belligerent person. I personally witnessed him yelling at one of the long-term tenants of this park, who happens to be my son who lives in this park. And when I walked over to intervene, not only did the manager shift his yelling to me, but his mannerisms were aggressive and for a second I thought he was going to physically come at me. I have never witnessed a property manager this indignant and disrespectful toward customers. Let alone TWO customers. And mind you, this was happening while everyone was trying to prepare for hurricane Milton, which had people scared that it was going to be the biggest hurricane to ever hit FL. Instead of focusing on preparing the park, securing picnic tables, etc, Dave was driving around in his golf cart looking for violations and yelling at people. Sun Outdoors should be ashamed for having this person work for them. We have personally complained multiples times but they've done nothing about it.

The property is age restricted for long term residents so just passing through for the month is was ok since we are young and have a two year old. They do not have a playground, but the city has a real nice park just up the street and it looks like they have a splash pad for the kids also. The property is huge and has many amenities for its residents. There is a nice lake on property that is inhabited by a young alligator. We only saw her on the bank and she never came close to any of us. The property is going through some renovations and they have added a nice fire pit lake side near the office and they always have wood there to burn. They do not allow fire pits at your camp site so this is a nice alternative. They had a pool which we didn't use, along with shuffle board, horse shoes, mini golf, and planed activities. The people we encountered on the property were nothing but nice. I not sure what the complaints were about them, but many times people stopped by and chatted. I would have to say this is one of the nicest park we have stayed at.

I have lived at this property for over a year, and unfortunately, my experience has become…read moreincreasingly uncomfortable. My biggest concern is an employee named Eric. His interactions with me have repeatedly felt rude, aggressive, and intimidating. On one occasion, he was walking directly through the lot I rent, in front of my RV. Because I have cameras around my RV for the safety of my dog and myself, I simply asked if everything was okay. His response was unnecessarily rude and aggressive. Since then, whenever I see him, I feel uncomfortable and, honestly, afraid. I understand that I rent the lot and that the property belongs to the company. However, I believe residents deserve to be treated with basic respect and courtesy in the place they call home. Recently, I went to the office to ask questions about my rent while Eric was on the phone. I understand he was busy, but he spoke to me very loudly and said, "Excuse me, I'm on the phone." I felt completely dismissed. There is a professional way to communicate with a tenant, even when you are busy. I want to acknowledge that I met Jerek from management, and he was extremely kind. He shook my hand, gave me his information, and made me feel welcomed and like he was genuinely there to help. I honestly wish I had reached out to him about my concerns that day. I also want to recognize the employees who have treated residents with kindness. Jonathan was always helpful, and the employee who took over his position has been wonderful--kind, patient, and respectful. I truly appreciate her. The reason I waited so long to leave a review is because I wanted to give the property and management an opportunity to improve. I like to see the good in people, and I hoped to see positive changes. Unfortunately, I have not seen the changes I hoped for. I am honestly concerned that speaking openly about my experience could make management want me to leave the property. However, I believe residents and future residents deserve to know what my experience has been, particularly regarding my interactions with Eric. I hope management takes these concerns seriously and works toward creating an environment where every resident feels respected, welcomed, and safe.

It was on shells rather than pavers. We didn't have a picnic table at our site. I've never been to a camp resort that didn't provide picnic tables at the sites. The pool was being renovated, which was not indicated on their website. We visited during spring break, so this is a terrible time to renovate the pool. The comfort station by our site did not have benches or hooks in the showers for your toiletries. There was construction being done near the entrance, and there weren't any signs providing a detour to get in. The clubhouse seems like it's a cleared out church space, full of tables and nothing else. The traffic in this area is horrible, but it is close to the theme park area. The good: the landscaping that is done is beautiful. The staff are very friendly and helpful. A picnic table was brought out after we complained. (I'm just surprised they're not already on the sites. ) The bathrooms are cleaned. The dog park, although small, is a great amenity for dog owners. There are several dog waste stations. They have planned monthly activities. It's doubtful we'll return to this one unless they make significant changes.

After arriving, I felt lucky again as everything I wanted or needed in an RV park was provided and more. The unusual thing is you do not have to pay for your entire stay upfront as most parks require. You only put down a $35 deposit to hold your reservation and then pay the full amount once you arrive. I choose this park and location because it is a ten minute drive for my daughter who lives in Sherwood Forest. I didn't have any issues with "this part of town" as noted by another reviewer. The KOA is less than a mile from here and another park is 10 mins away and there could be more parks around here I don't know about. I also scooped out the laundry before using it and found at least 10 machines in operation in the building by the gazebo. The outdoor pool is heated to 84 degrees per the staff. The water was warm and felt great for January. The Clubhouse hosted line dancing the night after I checked in and there was more dancing Thursday night. I did pay $14.95 weekly for premium internet and had no issues with streaming using my DISH Anywhere. I stayed in space #54 which was a Basic space. Premium and Deluxe spaces are available too. There are some snow birds that look like they rent by the year as they have added to their spaces with barns, buildouts, skirting, flower beds and/or semi-permanent PVC piping. A Basic space gets you a raised concrete pad for a patio; water, electric and sewer hookups plus a picnic table. I had a big palm tree too. I was located at the end of the row in the back and therefore had a nice view of freshly planted bamboo that partially obscured a new apartment complex being built in the distance. Once those plants come in fully it will block those buildings completely I suspect. The back road is the dog walk with all grass between the road and the new plantings.

Flat RV sites with full-service hook-ups, nice patios, tables, fire pits, grassy areas and a few shade trees. New restrooms/showers. Handy location. Fairly quiet. The cons: no hot water in the new restrooms/showers (thankfully this is Florida where the cold water, isn't freezing cold), inconsistent pool hours (posted 9pm closing time, but was locked at 7:45pm the night we wanted to enjoy it), ridiculously short business hours for the store/business center (closes at 5pm). Decided to leave a day early due to incoming storm (and lack of hot water), so stopped into the office to notify the clerk, who was actually quite helpful. She refunded our last night and stated that the hot water situation was a top priority. Doubt I'll be back to find out if it gets better!

I moved onto the property after agreeing to specific terms directly with the owner, including a…read moredocumented move-in payment. Upon arrival, the property lacked basic habitability, including no power service for the first 24 hours due to uncoordinated utility connections and duplicate lot markings. Shortly after move-in, the owners temporarily site management unilaterally attempted to alter the agreed payment structure, demanding an additional deposit that was not part of our agreement. Ultimately, after management refused payment and ordered my family to vacate the premises on short notice on a Saturday, we departed. During my time there, I noticed that common areas, including the bathrooms and game room, required significant deep cleaning, and certain facilities like the hot tub and a broken toilet needed repair. Because there is currently no paid maintenance staff on-site, I personally multiple hours cleaning. I believe the owner genuinely tries his best and has a strong vision for the property, but unfortunately, due to severe operational and management challenges, the current setup is not a success. The park has immense potential, and the community of residents living there are wonderful people who deserve better organization. On a positive note, the beach access is wonderful, and the outdoor beach area is beautiful if given the time and proper management it needs.
