They all have limitations that inevitably seem to cause buyers or sellers stress. But in fairness, buying and selling is a very stressful process, so any hiccup is going to hurt. That said, Tammie and I have had many client's use AmeriSpec with good results. Peter McLeay has been our "go to" inspector at AmeriSpec with many clients who have hired this company. He is always detailed and looks at the realities of the home. Homes are NEVER perfect, but finding flaws in a home does not mean that it is a bad home, it just means there are now things you are aware of. The report book and photos provided by AmeriSpec is very nice and provides a good "punch list" of items to work on after a buyer completes the purchase, or gives the seller some things to address prior to selling. Home Inspectors are generalists, and we've experienced times when something was noted by a generalist, that after a specialist looked at it, there was nothing wrong. No one wants this to happen, but it is yet another reason a good realtor is needed to help clients understand the true role of a home inspector in the process. AmeriSpec has a solid history of providing consistently good home inspections. Like many, they offer discounts for first time buyers as well as military personnel. Another reason we like AmeriSpec: they are responsive and even during the busiest time of the real estate season, they have trained inspectors who can get out to the property promptly. This is no small challenge when buying, and a detail that buyers and sellers don't always consider! Our clients have been pleased with the results of their AmeriSpec inspections or we would never recommend them. It is unfortunate that people have challenging experiences with them, but remember that clients need to understand what they are getting and what the limitations are. I'm sure there are many good AmeriSpec inspectors, but we always ask for Peter McLeay!     Tom Sutko's AmeriSpec was the biggest scammer there ever was!!!! Glad he was sued by Amerispec!…read more He opened a franchise but the franchise terminated his contract. He is a snake and ripped home buyers off left and right including us. The ink wasnt even dry on our home purchase docs and we received the property keys. About 3 hours after signing purchase docs part of bedroom ceiling fell to the ground with insulation soaking wet!!! Sutko's inspector hadnt even gone into the attic to inspect! He took pics from a distance while in a ladder into the attic!!! After complaint Sutko claimed he sat in front of our house in his car on a rainy evening with a rain gauge at 3-4am to verify there was no rain!!! What a freak!!! We had to find out issue bc we couldnt move in as attic was full of mold from wet! so we had a roofing company look at the roof. Our roof was rotted!!!!!! We had to have roof torn off down to the trusses and all replaced!!!! Thousands of dollars of repairs not even a week after we bought the house!!!!! Put us in a financial mess for years!!!! Previous owners had passed away so we had no recourse but to repair. We believe our realtor, Sutko, and mortgage company all worked together to sell house quickly and all got paid while we got drowned in debt!!! I ended up in hospital due to stress. Sutko's attorney offered his $350 fee refunded and we sign a non-disclosure agreement and I told his attorney to stick it bc I would put up billboards to protect home buyers from the HELL he put us through!!!! I was threatened to be sued for slander and I told him see you in court! Free speech!! Karma got him eventually as AmeriSpec sued him for other legal reasons. STAY FAR FAR AWAY FROM ANYTHING WITH HIS NAME INVOLVED! Nebraska has no laws to protect home owners (trust me, I went all the way to NE congressmen and Senators on this) so buyers BEWARE and do your homework on inspection companies before they are hired.
