My client got ill where she needed to go to the hospital a week before settlement. Dawn rescued us when no other would. She traveled 1 hour and went to their home and explained all the deed documents to my client. She also found 2 witnesses that we needed to sign these documents! She notarized, emailed and shipped them right away! I called Dawn in the evening and the next day she just got it done! She was quick to respond. Very professional. She knew it was an urgent matter and took it by the horns and got the job done. We will be settling on time! She was amazing! I would highly recommend her to everyone who needs her services. Thank you Dawn for being there. I don't know how I would been able to get this done without your caring and knowledgeable services.

We hired Wayne from Tri-M to inspect a property we had an offer on in Lancaster. The property is…read moreover 100 years old, and Wayne was a real pro for our older property. Not everyone knows what to look for in an old house - and he certainly did. He gave us tips about the foundation, pipes, etc..and was really knowledgeable. If you accompany him through the inspection (and I followed him around with a notebook), you learned all sorts of things about your home - he gave suggestions for future repairs, and pointed out things that were big fixes vs. things that we could remedy ourself. He was able to make an appointment quickly for our timeline, and got the report back to us very quickly. He also did a fantastic job with our radon inspection. For an inspector in the area, he did a great job, and I'd definitely use him in the future. The only thing I would love is if he had more referrals of reliable local businesses who could do the work on things that require repairs...but all and all, that's really not his role. What I particularly liked about him, is that he doesn't focus at all on the cosmetic things - which too many people do....instead, he focused on the big things - structural integrity, electrical systems, heating system, roofing, etc..the things that could really sink your budget. He actually take a ladder and goes up to your roof to look at it - and we had a 3 story place. For a thorough, reliable inspector who will go through both the internal systems and external integrity...Wayne does a great job. As you'll see from my other Yelp reviews, I don't always give positive reviews - but this guy deserves it. Solid integrity and inspection.
