    I just toured the property and loved it. It was spotless and offers a lot of amenities and the floor plan is huge.

    This is now called Bridge at Tech crossing. Heres what Ive gathered from living here with the new…read morechange in management. Pets: They are very pet friendly with many dog waste stations. The dog park is small but there are many paths & parks to walk and play with your animal in the surrounding area. Work orders: Maintenance is quick. Never waited more than a day to hear back. The appliances are fairly new and the unit I live in (3 bedroom) has ample storage. Upon move in they gave me the wrong mail key. I aksed for a new one and received one in less than 30 mins. Trash: I saw the past review stated the trash valet problem. I often see the valet trash man. He's always very sweet and seems to be the only one who takes care of the waste in the apartment complex so i would not be surprised if there are extra fees for large or extremely heavy trash. He works alone. If you have large or heavy trash to avoid those fees I'd simply throw the trash away myself in the large dumpsters in the complex. Amenities: The gym is small and no where near perfect if you are some sort of weight lifting champion. Cardio and small weights with little to no cable machines. The pool is nice and always clean. They offer floats free of charge, just need to ask. There is a work/study room with many oulets & a printer (also free). The luxer one package pick up is so easy! I just get an email when my package arrives and with the code provided i can acquire my package. (super easy). Astound wifi works perfect for my 3 people household. Where classes & online work is done with no problem so far. Parking: The front gate is always closed and only opens upon entrance of residents and visitors given the gate code. There isnt many visitor parking spaces but once the front office is closed the parking outside the gate is free reign. I have lived in many apartment complexes and this is by far the best.     AVOID TECH JUNCTION BECAUSE THERE ARE SEVERAL PROBLEMS, AND ITS NOT WORTH THE HASSLE…read more **IF YOU WORK FROM HOME, AVOID TECH JUNCTION AT ALL COSTS** I have lived in Tech Junction apartment for 8 months and decided to terminate the lease. THEY CHARGE 80% OF A MONTH'S RENTAL FOR LEASE TERMINATION. The staff will not even reply to you. Reason 1: Our upstairs neighbor is extremely loud, they play music all day, and it passes through the walls. We have complained to management 5 times, and staff visited our apartment and witnessed the sounds, but they did not do anything. They asked me to move to a different apartment, and that's about it. They will not do anything to solve the problem. Essentially if my new neighbors are the same I have to pack and leave again per tech junction. Reason 2: The internet service provided by Astound broadband (Grande communications) is simply not good enough. The connection drops frequently because of wiring issues with in the unit, and we experience severe outages after every storm. The last outage, which happened on 10/25 lasted several hours (12+ hours), and as a result, I could not work. For working professionals, the service offered by Astound does not work; it is really embarrassing to explain to my co-workers why my video is constantly off or why I suddenly exit the meeting because of connection drops. The fact that we cannot choose another provider and Astound being the only provider leaves us with no choice. I have heard similar feedback/anecdotes from several neighbors, and tech junction refuses to make any changes. Just look at the google reviews for Astound, and you will realize what you're signing up for. It's a monopoly here. The solution offered by the management is to work from their cyber lounge LOL - it's practically the size of a bedroom shared by everyone. Reason 3: The trash service company is horrible. We have had several occasions where our trash was not picked up because it was heavy or for some other silly reason. The instructions never state the weight limit, leaving the residents to guess. The word heavy is very subjective; what is heavy for me might be light for others and vice versa. Even if I followed all the instructions, the trash company will circle words from different points, making no sense of what to interpret. If your trash is left out Tech junction might issue a fine of up to $50. The trash company will not pick up trash on Friday and Saturday meaning the hallways are packed with trash over the weekend. It feels like you are in living in a cheap motel and definitely not a luxury apartment for this ridiculous price. Reason 4: The gym is extremely small (the size of a living room) and is always crowded during regular hours and you have to house to get the equipment. They have at least 150 apartments here and one small room with 2 treadmills, 1 elliptical, 1 rower, and 1 room for HIIT workouts, a few weight machines and that's about it. Reason 5: They have something called Luxer - where all packages are dumped into one room - it's practically a chaos. You have to search for packages under different building labels and it will take 15 minutes to find one package because UPS, USPS, Fedex and Amazon all deliver here. It's horrible. If you have something heavy coming up, good luck carrying it to your house all by yourself. It's the most useless and unorganized system I have seen. Reason 6: Ants and snakes everywhere. Red ants and fire ants show up everywhere in the house. We also had a snake somehow enter our apartment and our living room. Tech Junction came and killed it. They are so many holes everywhere - we have insects and worms coming in all the time. Pest control is quarterly and not monthly which is insane given the number of insects and bugs.

    I've been here 5 months so far, and I honestly love living here - never really thought I'd say that…read moreabout an apartment complex (I'm a house type of person - we have a doggo and I'm a gardener). But I genuinely love it here. Management: The staff is amazing - it's a small crew, so you know everyone by name. The manager, Alice, is so great - efficient and professional, but treats you like a human, not a number. Maintenance is freaky fast & very responsive - I've made 2 maintenance requests so far, both were addressed within 24 hrs!! Pets: No breed restrictions, hallelujah! The grounds are well maintained, they enforce the poop scoop rules and people generally are really conscientious about it, and the grounds are really relaxing to take your dog around. Units: They have many different floorplans, and I've actually only been inside mine (The Hepburn: 1 bedroom, 600 sq ft). Even though it's a small space, I feel the space is used so much more efficiently than other 1 bedrooms (plus being cute as hell with faux shiplap, an open shelf in the kitchen, and no carpet!) The kitchen in the Hepburn has a false island (I guess more like a peninsula) that was one of the main reasons I chose to live here - actual counter space in a 1 bedroom apartment! I meal prep, so this is a necessity for me. I also love having the option of having bar stools rather than a traditional dining table. I tend not to use my dining table, but people always congregate in the kitchen when I'm entertaining, so this works out perfectly. Full size gas stove and dishwasher! The bedroom is a nice size, with an entire wall of closets (score). Wish it had one more window (maybe other floorplans do). The bathroom has tons of storage, via some cabinets, and a built in sink/dresser with big deep drawers that come with dividers. Great water pressure in the shower. Love the deep covered porch - I'm on the 1st floor so I have a paved patio with a ceiling, as well as a little gravel area covered by a striped awning. It's lovely outdoor space for a 1 bedroom apt. Complex: Besides the amazing location (So many restaurants!! Close to Hyde Park, the Triangle, and Burnet) I really love that this place has character. It doesn't feel like one of those super sterile luxury apartments - you know the ones - all new everything, but so god awfully boring. It's nice enough to feel stylish and comfortable, without compromising character. And it doesn't seem like just a collection of buildings plopped on top of a parking lot (ew). The courtyard design makes it feel very cozy, like a quiet little oasis in the middle of the city. This was a big draw for me, because I feel comfortable letting my kitty outside for adventures - and I actually enjoy hanging out outside in my complex! It's an older complex that's been updated, and they did a great job - I love the little design touches everywhere. The two pools are both beautiful (and somehow never busy?!) with slightly different vibes, and the landscaping is lovely as well. Plus covered cabanas at one of the pools, an outdoor fireplace sitting area, grills, and an outdoor kitchen complete with propane stove and bar area - so awesome for entertaining! And great trees - including lots of pecans :) My only complaints (and they are minor): - It takes a minute for the shower to get hot, and sometimes the kitchen sink never seems to get hot, which can make cleaning oily/greasy dishes difficult. However, we mentioned this to Jose (maintenance) today, and he said he'd adjust the water heater for us - so this may be fixed! - The washers in the laundry room closest to the leasing office can be fickle, and likely need to be replaced soon. I've seen more than one stop mid-load, full of water, and of course your quarters don't get returned. Sad face. - The gym is pretty useless to me- it has only an elliptical, a treadmill, and a set of dumbbells that only goes to 30lbs. But there are tons of gyms nearby so not a big deal. Overall I think this place is really well run and a great value for the money!

    Current resident here. In summary: they're renovating all move-outs right now in order to bump up…read moreapartment prices. In doing so, they've completely disregarded current residents. You'll experience water shutoffs at least once a week, rude contractors (my car was hit by them, thank goodness I was able to prove it), theft in the parking lots, plumbing that does not function, and more! I've been unable to work from home on several occasions due to the noise. I loved living here when I first moved, but the constant "upgrades" have completely impacted my quality of life. Contractors work outside of 9-5 hours. There have been no concessions made to current residents to offset the constant disruptions. I wish I could afford the fee to break my lease because I cannot wait to get out of here.

    I want to give a review of Bluestem at Loyola as when I first moved in May of this year, it was…read morevery new and there were no reviews. Hopefully this will help others to make a decision if this is a fit for them. To start, I lived there from May to October. I initially signed a lease for 14 months but broke that lease, and had to pay over 5K to leave, in addition to two months rent. For us, it was worth it. Pay careful attention to the lease details. I used a realtor to help find them (I didn't realize he was only showing my Greystar properties, learned lesson there), and they tried to get me to pay his fees for breaking the lease, which I was not even aware he was paid this, almost 4k. During May, the traffic was light, but once school started back, and with the construction on Loyola, an additional 15 min to my drive time was added for my drive to work. Take the time to test drive your route if timing is important to you. The parking is limited, and no covered parking. Cars drive fast inside the gated area, something to consider if you have children. The shared spaces are very nice, and quality. The apartments are cheap. They look nice inside and clean, but they obviously saved money here. Things break easily, inside doors are hollow, carpet thin, walls thin, ect. The breeze way doors are loud and slam shut every time someone walks through, and shakes the walls. We had the luxury of the breeze way door everyone walks through, and the gate to the pool, slamming on our bedroom wall. You can hear just walking upstairs, in addition to everything else, so may consider an upper unit, but there are only stairs here. Something is always broken, outside gate, outside door to get to your car, breeze way door, smoke detectors, electrical problems (not fun during the summer) ect. We had a water leak within the first month or so from upstairs, that resulted in mold. Not sure if properly treated. Apparently, this was a problem for many units not being done correctly. There is a dog park a good walk away, but if your taking your dog out for quick nearby spot, there is only one area with bags/trash, not very convenient if you need to avoid others dogs. Seems like police were there several times a month. Several fights heard during our time there, and people just hanging out in the parking lot around their cars. My child experienced other children throwing rocks at her in the pool, while yelling and motioning sexually explicit things at her. I can say that the staff are very friendly, and responsive. Overall, for the amount of money you will spend here, rent plus all the long list of additional fees per month, you may want to consider a different apartment complex. ***** In response to Loyola, this review is for potential renters. You will never have the same manager for over a year. Today I received a call this morning saying that I have a package at the office and that they close at 6 pm, so I left work to make it at 5:57 parked in the front parking lot. I see a woman leaving locking the door and asked her if they were closed and she said yes, so I asked her if she could let me get a package and she said "well you can try tomorrow at 7 because we close at 6" I told her that it was not 6 yet and if there was a way she could just open the door and she said she could not reset the alarm and she could not do it at all and I told her, but it's not even 6 and she had the nerve to tell me In a snobby way with a neck roll "well I'm sorry that I closed two minutes early" and my blood started to boil and I said "excuse me!!!??? Who is your manager???" Maybe I would have been surprised with her response when I first moved in, but as trashy and unprofessional as the is place is getting it didn't when she replied that she herself was the manager. Management along with other things is what is definitely wrong with this place, like how hard is it to do something as easy and simple as HONORING YOUR HOURS and let's not forget the bad work maintenance does.... I had my thermostat changed out last year because it broke and this is how they left my wall!!!

The elevator was constantly out of service, and when it did work, it was often filthy--including instances of human urine inside every single day ! Dog feces everywhere including hallways . Safety was another major concern. The complex did not feel secure, with kids frequently engaging in vandalism right outside. There was a clear lack of oversight and care from management, and it felt like the property was just being neglected overall. Security is said to be provided but you will never see them around . I would not recommend anyone to live here stay away from this apartment. There are far better options in the area that prioritize maintenance, cleanliness, and resident safety. Also want to add that management always is to say they're going to make a change this is lies nothing has changed .

Which can often times subject them to aggressive behavior by frustrated tenants. This is a government subsidized property. This is 1000% unacceptable.

    The property is fine. However, Rangewater is a terrible property management company, and I would…read moreadvise finding a similar apartment complex if you are looking to rent in Manor. Here are a few issues I've observed: (1) Lack of proper communication: (a) No physical key provided at move-in, took a month to resolve. All communications needed to be initiated and followed up on by me. (b) No notification provided from management when we went under a water boil notice. No response on email asking to be included in communications. (c) Lack of response/notification on multiple additional inquiries. Again, you will have to call them any time you need a response (2) Front office workers and management leave early every day: Office hours are 9am - 6pm on website and door. Employees leave regularly by 5:30 PM. If you work past 5pm and expect to be able to reach the office staff, good luck. (3) Parking is either (a) oversold or (b) guest policy (must register) is not enforced. If you arrive home late, you may not have a place to park. This happened to me where all parking spots were full when I arrived home at 6:30. I proceeded to park in an EV charging spot (there are about 20 across the complex) and woke up to my vehicle towed. I know that this is due to the towing company not checking for guest vehicles. As a result, I was late for work and out ~$350 and the Darby / Rangewater was unwilling to consider any deduction to help out financially. To highlight how the lack of communication is an issue with this, I had provided official requests for a deduction via email and spoken to the manager on duty at the time who said she would follow up. 2 weeks later I called the office and they told me she quit, leaving my issue in the ether. All in all, avoid. Don't believe me, look at reviews online for other properties owned and managed by Rangewater.
