There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

We contacted Kurt and he immediately took control of the process. He made recommendations on things we could do to better prepare the house for showing, he worked with our schedule to set up open houses, and at all times was responsive to any questions or concerns that we had ( selling a home that we had lived in for 26 years was to say the least stressful). After two open houses we received an offer that we accepted. We addressed the requested remedies that we deemed valid and hesitated on the ones that were not. Out of the blue Kurt received an offer that was $25,000 over the asking price. Kurt then proceeded to successfully represent us for the purchase of the condo in which we presently reside. A few years later the landlord of the property that I ran my business out of informed me that our rent would double or not be renewed at all. After the panic subsided I called Kurt and asked him to give top priority to finding my company a suitable new location. Within 24 hours he found the perfect building. I looked at it that day and immediately signed a purchase agreement. Because it was vacant we closed on it within a few days. Problem solved and we have been there ever since. When we walked into Grafton Park, we knew it was supposed to be our home. Everyone was so welcoming, the community was beautiful, and Seth was incredibly helpful. We left our appointment knowing, but I made us finish up the day just to be sure. We saw other communities from Champion as well, but Grafton Park just had something special. We LOVE living here. Our apartment is beautiful, and the community is perfectly maintained. The staff at the clubhouse, especially Seth who found us our home, are incredible. I have been known to say I feel like I live at a hotel. Gym, pool, business center, Starbucks - everything is immaculate and hassle free. They will sign for packages for you, they will help you find a good Chinese food place, their facilities will serve for an impromptu business meeting. I have had very small maintenance requests, but all have been met with expedience and the nicest service you could ever imagine. Need a new air unit filter? They have that. Light bulbs for the track lighting in the dining area? Not only do they supply them, they'll change them for you. The property is very pet friendly with ample room to walk your pooch and clean up stations are easy to find. The mailroom is completely enclosed, so you don't have to stand out in the rain getting your mail. The compactor is always neat and you don't have to worry about open dumpsters, or odors. My family was concerned that we were moving so far away, and when they came to visit my father remarked how much better he felt about it now that he saw where we lived. I love my home, and I can't imagine living someplace else.

I've been a Champion Properties tenant for over six years -- first at Duncan Park and then The District at Tuttle. I stayed as long as I did mostly for my dogs, who were comfortable and settled. But looking back, I wish I hadn't given this company so many years of loyalty. The maintenance teams at both communities were consistently excellent. Quick, courteous, and thorough -- they're the reason I didn't leave sooner. They deserve five stars without question. But while the apartments themselves are decent and most neighbors respectful, Champion's management practices have been deeply disappointing -- both at the local level and, more troublingly, at the corporate level. I've experienced everything from ignored complaints about disrespectful neighbors to pressure tactics during lease renewal (like suddenly losing gym access when I asked for more time to decide). I've had to endure AC outages in peak summer without any portable unit or interim support, even with pets in the apartment. When I finally asked to break my lease due to a serious personal situation -- after six years of consistent rent payments and no history of lease breaks -- corporate flatly ignored my request. Not a single reply, despite my long-term loyalty. Yet when I discovered a false remark on my rental history via RentGrow, they responded within a few hours, trying to shift blame to "a system error." So, when it's about protecting themselves legally, they act fast. But when it's a tenant asking for a basic human courtesy after years of reliability? Silence. That speaks volumes. The same pattern showed up again when I requested a lease update to reflect my full legal name so I could renew my driver's license. They'd helped with this once before, but now I was told to "just use a power bill" -- not helpful, not cooperative, not professional. Bottom line: Champion invests in attractive properties and hires excellent maintenance crews -- but when it comes to how they treat tenants, especially those who've shown them years of consistency, they fail. If you value fairness, responsiveness, and human decency from management -- I strongly recommend looking elsewhere. Champion Properties: champions in maintenance, but absolute amateurs in tenant care and accountability. Hard not to wonder if a tenant who looked different from me might've been treated with more urgency, empathy, or basic respect. Update - August 14 Moved out August 13. Corporate's reply? The timeless "Please reach out to us so we can discuss." Already been there, done that. This is just the corporate version of hitting snooze. I'll just keep this fresh here -- and on Google, where I had to trim my update because my original essay maxed out the space.

I'm not one for writing this bad of reviews, but if anyone deserves it, it is them! I would be ashamed to be someone working for their company. If they call something a "security deposit" they actually mean "holding fee." You will never get that money back. We gave them a "security deposit" before moving in, but then never signed a lease because they had a bunch of ridiculous add-ons in addition to the rent price. They never gave us our money back, and have never even called me back after I have left them 7+ messages or met with me when I have driven up to their office to talk with them. I am STILL attempting to get in contact with them. THEY ARE CON ARTISTS, DO NOT EVER TRUST THEM WITH YOUR MONEY!!!!!!!! I would give them negative stars if that was an option.

Plan on not getting a response for up to five days later every time you reach out to them. The agent at the particular property I was looking at was on a conference call the entire time she showed the house and lacked any sort of knowledge on the property. She said "she had no idea what the property line was" on the property and never made any efforts to answer any questions on the house. This place will put you through hell.
