After renewing my lease, I experienced severe harassment from a neighbor--screaming, banging on walls, following me in hallways, and leaving aggressive notes. Despite reporting this to my landlord, Janess, multiple times and requesting to relocate within the same housing complex, my requests were repeatedly denied. I later discovered that apartments were listed as available while I was still asking to move, yet I was told they were 'not actually available.' After six months of this unbearable situation, my husband and I decided to terminate the lease early. I moved out 15 days before the end of the month. Although my lease stated the only penalty would be losing my damage deposit, I was also charged an additional month's rent for 'improper notice.' On top of that, I was charged an unreasonable $420 cleaning fee for my small studio apartment, claiming it required 15 hours of cleaning--an excessive and unjustified amount. Despite returning all keys in perfect condition, my key deposit was also not refunded. Throughout this process, my safety concerns were ignored, and the management's lack of transparency and compassion was extremely disappointing. I cannot recommend this company to anyone who values fair treatment and a safe living environment. Think twice before renting from them--they will not support you.

Everyone I knew who lived there said Rayleen was a bully and I found firsthand it was true. She tried to evict me twice for no reason. They had a problem with mice in my building and it was not rectified for at least six months and I knew a number of people who moved out because of it. When I complained, they said outright they would evict me for complaining. They hired a new manager later who is 10 times worse than she. He told me straight out I was a rude cantankerous person for complaining about the mouse problem and that he would evict me for the complaint as well as for not putting my rent cheque in a box I didn't even know was there! Even though I slid it through the slot in the office door. One person was interrogated because his girlfriend had been staying there for A couple of weeks. I had three eviction notices all of which landlord tenant said were bogus! I thought they would be different now so I called a couple of days ago. I talked with three people. One was neutral. Another was rude. The third one had me in tears! Most of the good tenants like I moved because of the poor management. One of the washing machines was old; I put my clothes into it and they came out all torn, and yet that washer who's the. As I said, I was in tears! Please do not read from these people! They are easily the worst management company I have ever dealt with! Every other management company I have ever phone has been warm and friendly. Not them! Auto correct got that wrong. I said do not deal with this Company for any reason! How they became such a big company is beyond me! To be fair, they said leave only one message and I left six. Still, phoning me from a private number and not leaving a message! And that is considered calling people back within 24 hours? I don't think so!

    Lisabelle, Why did…read moreyou refund to the wrong email ID? That's your FAULT and so you need to bear those bank cancellation fee of $5. I had already texted to which email ID you need to refund back to me as per our mutual DISCUSSION and AGREEMENT in November 2024. You initially said 2-3 weeks to get back our refund, then said more than 5-6 weeks, we believed in you, and then I have been waiting without any communication from you. All of a sudden you texted me on Jan 22, 2025 that you received our deposit from SNB and will be sending it, but you didn't confirm to which email address you were going to e-transfer to, so this is completely your mistake. You DID NOT communicate that we also needed to fill in the tenant application form as well until we knew that from SNB. When I had communicated to you clearly that we'd like to end our lease early you didn't tell me that we all also need to submit our tenant refund application form, why? We submitted it a couple of weeks ago to SNB and so they only then released our deposit back, otherwise they wouldn't have released it until now, and you also DID NOT give me any communication about it. We are currently at a huge financial loss because of your improper financial discipline. We also made sure clearly that there is no loss to the owner as the owner is continuing to get their rent and the deposit after we left. So although we broke the lease technically, we've struggled very hard to get the next best tenant to the owner. So we deserve to get back our deposit, as we kept the apartment very clean without any damages at all. However you showed no mercy on our deposit. We have been working very hard to pay you rent very promptly but then we faced a lot of mental and emotional injustice during our rental period and after we've moved out.

On move-out they withheld $450+ for "professional carpet cleaning" -- carpets that were already documented as worn and stained in the move-in inspection report signed by their own agent. They know exactly what they're doing. They count on tenants not knowing their rights and just walking away. We are disputing this through RTDRS. I travel and compete a lot and am rarely here. I was away last summer where there is internet but I have no printer or desktop. I don't read my emails every day but when I did I noticed a had several emails from a Helena Cooper about some By-Law voting. I am not interested as I'm preparing for Canadian Nationals. I eventually arrive back , fill out the form but am told by neighbours they already voted on it and it most likely wasn't needed. I recycled it. The next week I got a paper package of the same thing. Filled it out and dropped it off. I then receive an email that my lattice is unsightly and to change it immediately. This lattice has been this way for 15 years at least. I'm now being singled out by this woman. I speak to a part owner but she didn't seem that interested. The siding on the front of my condo was missing for more than 6-8 months and that was not deemed unsightly. I have never received a by-law book so I don't know what the by-laws are. They do not care about the people who live here but spend a lot of time looking under your deck to make sure you don't have weeds or something under it. We only own the building and nothing else but must pay out of our own pockets to upkeep the grass and deck in our backyard plus pay a condo fee for upkeep. I DEFINITELY WOULD NOT RECOMMEND THIS COMPANY! If they do not like you, look out!
